MORTGAGE DEED

THIS DEED OF MORTGAGE is made and executed on this 25 th Day of October,

2022, by and between:

SRI. MAREPALLY NARESH S/O MAREPALLY LAXMAIAH GOUD, Age: 32 Years, Occ:
Private Dcotor, R/o H.No.4-73, B.C Colony, Bhoothpur Village and Mandal,
Mahabubnagar District, Telangana State. (Aadhar No.6673 0012 7483) (Mobile
No.9700722811) (Pan No.BHMPG9120P).
(Hereinafter called the "MORTGAGOR's which term shall mean and include all
their heirs legal representatives, executors, assignees, etc., of the One part).
IN FAVOUR OF

COMMISSIONER OF MUNICIPALITY, JADCHERLA, MAHABUBNAGAR DISTRICT,

TELANGANA.
(Hereinafter called the "MORTGAGEE" which term shall mean and include all its
heirs legal representatives, executors, assignees, etc., of the one part).

Whereas the above said mortgagor is the absolute owner and possesor of the
Plot no.53 & 54, in Survey No. 307/, total admeasuring 400.00 sq.yards,
Situated at Jadcherla Village, Jadcherla Municipality and Mandal, Mahabubnagar
District, Telangana. That the said Mortgagor has purchased the said plots
through Registered Sale Deed Document No.14708/2021 & 14709/2021 in the
office of SRO Jadcherla.

WHEREAS the mortgagor has applied for building permission for proposed
construction of Commercial Building and Whereas the MUNICIPALITY,
JADCHERLA has provisionally approved the sanctioned plan in respect of
proposed construction of Commercial Building Stilt + Three Floors on Plot
No's.53 & 54. in Survey No. 307/, total admeasuring 400.00 sq yards Situated
at Jadcherla Village, Jadcherla Municipality and Mandal, Mahabubnagar District,
Telangana State.

AND WHEREAS THE MORTGAGOR hereby authorizes the COMMISSIONER,

MUNCIPALITY, JADCHERLA to enforce the terms and conditions of
G.O.Ms.No.168, M.A.Dated 07/04/2012, in case of voilation of the terms and
conditions of the sanctioned plan granted/permitted, to initiate summary
demolition proceedings in respect of the violated portion.

AND WHEREAS in compliance to the said G.O . Ms. No. 168, M.A. Dated
07/04/2012,the MORTGAGOR do hereby hand over the mortgage area, i.e. 42.52
Sq.Mtrs in third floor (out of total built up area 425.13 Sq Mts) as shown in the
plan attached herewith of the proposed building on Plot No. 53 & 54 in Survey

No.307/, total admeasuring 400.00 Square Yards, Situated at Jadcherla Village,

Jadcherla Municipality and Mandal, Mahabubnagar District, Telangana State,
(more fully described in the schedule hereunder), to the COMMISSIONER,
JADCHERLA MUNICIPALITY by way of this undertaking in case the MORTGAGOR
violated the terms and conditions of the sanctioned.

The MORTGAGOR here by authorize the COMMISSIONER, MUNICIPALITY,
JADCHERLA to the mortgage area i.e. 42.52 Sq. Mtrs in third floor, more fully
described in Schedule hereunder, as shown in the drawing enclosed by way of
sale after duly removing the violated/deviated portion and if any such action is
Initiated by the COMMISSIONER, MUNICIPALITY, JADCHERLA for the violation
committee, the MORTGAGOR shall have no objection of what so ever nature.

NOW THIS DEED WITNESSETH AS FOLLOWS:-

1. The MORTGAGOR hereby undertakes that as per the sanctioned plan, the
MORTGAGOR will leave the prescribed setbacks or open spaces and the area
for the road widening and in case of falling to comply those conditions, the
MORTGAGOR hereby authorizes the COMMISSIONER, MUNICIPALITY,
JADCHERLA to remove at the cost of the MORTGAGOR.

2. And whereas in compliance of G.O . Ms. No. 168, M.A. Dated: 07/04/2012, the
MORTGAGOR has obtained a comprehensive Building Insurance Policy as
stipulated under the said G.O. and In case of failure in obtaining policy, the
COMMISSIONER, MUNICIPALITY, JADCHERLA Is hereby authorized to initiate
appropriate action for the violation of the said terms and conditions in
accordance with the G.O. Ms. No. 168 M.A, Dated: 07/04/2012.

3. And whereas the MORTGAGOR does hereby undertakes that she will not
deliver the possession of any part of builtup area of the proposed building to be
constructed by virtue of the provisional sanctioned plan granted by the
COMMISSIONER, MUNICIPALITY, JADCHERLA at the site by way of sale/lease
unless and until the occupancy certificate action for the violation of said terms
and condition in accordance with the G.O . Ms. 168 M.A. Dated: 07/04/2012.

4. The MORTGAGOR does hereby further undertake that they will comply with all
those terms and conditions imposed by the COMMISSIONER, MUNICIPALITY,
JADCHERLA pursuant to the building application for the proposed sanctioned plan
granted to the MORTGAGOR.

herewith {out of the total admeasuring area 425.13 Sq. Mtrs.) of the proposed
Building on Plot No's. 53 & 54, in Survey No. 307/, total admeasuring 400.00
Square Yards (457.68 Sq Fts in 3rd floor) Situated at Jadcherla Village, Jadcherla
Municipality and Mandal, Mahabubnagar District, Telangana State. And bounded
by,

EAST : Open to Sky
WEST : Open to Sky

The MORTGAGOR hereby solemnly affirms and certifies that they has executed
this Mortgage Deed with their free will and consent and without any duress or
undue influence or coercion on the day, month and year first above mentioned in
