This NON-EXCLUSIVE AUTHORITY TO SELL is hereby granted to Shannon Peregrina to
offer for sale the Commercial Lot property described as follows:
Furthermore, in exchange of said Broker's Professional Fee, the broker also is to provide the
services such as, but not limited to:
1) Marketing
2) House showings
3) Negotiation & Closing
4) Facilitating & Completing a sale transaction ie documentation services (transfer &
registration of all pertinent property documents to buyer's name)
5) Other special requests made by buyer/seller ie: expedited processing of document
requirements, additional fee/s to be shouldered by buyer/seller.
*Other Conditions :
A Letter of Intent (LOI) to purchase or Contract to Sell (CTS) shall be provided in order to
specify the agreed selling price between Seller & Buyer. An originally signed LOI/CTS copy is to
be attached to this document as Annex A for the basis of Sales Agent's/Broker's Commission.
Spot Cash Payment means full commission release to Sales Agent/Broker but in event of
Financing/Special Payment Term, commission shall be settled in the ff tranches:
Commission Fee may be given to Sales Agent/Broker in the form of manager's check, Payee:
