Please review the following information which will detail the pre-qualification and showing
instructions.
Minimum Requirements:
All adults who wish to reside in any of the homes we have listed for rent must meet the
following minimum requirements:
1) Combined monthly income for all adults must be greater than or equal to 3 x the monthly
rental rate in garnishable wages
2) Credit score of at least 600
3) Bankruptcies must have been discharged for 2 years for your application to be considered.
If you have not yet established your credit, you are not automatically disqualified. You may be
allowed to apply with a guarantor. If your application is accepted, the guarantor will be used
to secure the entire lease. The guarantor must reside in the state of Alabama and be able to
pass the same minimum requirements.
Pre-qualification:
Once you have found a property you are interested in viewing, follow the link below in order to
fill out the pre-qualification

We will be checking to ensure that you have at least a 600-credit score. Once your pre-
qualification has been accepted, we will reach out to you in order to schedule the viewing of
the home. Your pre-qualification is good for 90 days. We do not require all adults to pre-
qualify but we advise you to share the minimum requirements with any additional adults who
will be living in the home so that no one wastes their time on unnecessary showings.
Coming Soon Listings:
We do not show occupied homes however, we can go ahead and process your pre-
qualification for a coming soon property. Once your pre-qualification has been processed, we
will add you to the call back list for that property. We will reach back out to schedule the
showing with you once the home is available.

Moving Forward:
Once a showing has been scheduled, we will send you an email detailing the rest of the
application process
Showings Without Pre-qualification:
If you would rather not pre-qualify prior to viewing the home, you may reach out to a local
realtor and ask them to set up a showing for you. Your agent will be able to schedule
showings for any property listed in the MLS.
Sight Unseen:
We will not be able to process any sight-unseen applications. Once you are pre-qualified, we
can set up a zoom meeting so you can see the current condition of the home.
Restricted Communities:
Recently, the following communities have implemented restrictions on the number of
unrelated people who may occupy a home within each community.
Homewood: No more than 3
Vestavia: No more than 2
Mountain Brook: No more than 2
Alabaster: No more than 2
As of now, these are the only communities that have confirmed this restriction.
