I, MANUEL PILAPIL UGATES, JR., of legal age, married, Filipino, residing at Block 7
Lot 13 Garden Coast, Capipisa, Tanza, Cavite, Philippines, do hereby NAME, CONSTITUTE and
APPOINT a certain, JULIE JEN B. ABAD, of legal age, married, Filipino citizen and a resident of
Calsedonia St., Zone 2, San Agustin, Iriga City, Camarines Sur, to be my true and lawful Attorney-
in-Fact, for me and in my name, place and stead and for my own use and benefit, to do and
perform the following acts and things:

1. To act as my representative with full authority to transact and negotiate with regards to
the cancellation of my business registration before Bureau of Internal Revenue (BIR) of
my business named “JUN UGATES REAL ESTATE LESSOR” with business address
Calcedonia St., San Agustin, Iriga City, Camarines Sur and BIR Certificate of Registration
No.: 1RC0000726572 with Registration date of July 11, 2014;

2. To make, sign, execute, receive and deliver documents, and other writings of whatever
nature, kind and description with all third persons and concerns pursuant to the above-
mentioned purposes, and to make payment/s and to sign receipts therefore;

3. To do and perform all acts and things necessary to be done to effect the power granted
hereof.

GIVING AND GRANTING unto my said attorney-in-fact full power and authority to do
and perform all and every act and thing whatsoever requisite necessary to be done in and about
the premises as fully to all intents and purposes as she might or could do if personally present,
with all power of substitution and revocation , and hereby ratifying and confirming all that
