DEED OF GIFT

THIS DEED OF GIFT is made this ____ day of ____________, 2021 (the “Effective Date”), by _________
_________ _________ (hereinafter called the "Donor") in favour of _________ _________ _________ and _________
_________ _________ (hereinafter called the "Donees"). Whereas, the terms Donor and Donees unless repugnant to
the context shall mean and include their heirs, successors, executors, administrators, trustees, legal representatives and
assigns. Hereinafter members, of this instrument (hereinafter called the "Deed"), can be referred to individually as the
“Party” and together as the “Parties”. The Parties mutually agree to the considerations, conditions and obligations set
out hereinbelow.

Recitals
THE DONOR IS THE OWNER OF THE IMMOVABLE PROPERTY in respect of the fee simple absolute in
possession of a parcel of real property located at _________, _________, _________, _________ hereinafter referred
to as (the "Property"); which comprises approximately ####.### Square Meter of land, a small unfinished building
and all its appurtenances; and which is registered at the Land Registry in Your Jurisdiction as the parcel with
Volume #### and Folio ###. The Property is free from encumbrances.

THE DONOR IS DESIROUS of conveying the Property to THE DONEES by way of gift.

Declarations
The Parties in consideration of the premises and the covenants contained herein, and in further consideration of the
Recitals hereinabove in this Deed,

NOW THIS DEED WITNESSETH as follows:

1) Whereas, the Donor herein, is the sole and absolute owner of the immovable Property described hereinabove;
2) Whereas, the Donor is the absolute owner thereof, having acquired the property, and since then the Donor has
been in possession of the Property, paying taxes and any levies thereon, as the owner thereof;

3) Whereas the Donor and Donees are related as siblings;

4) Whereas the Donor shall convey the Property described hereinabove to the Donees as a gift without any
monetary consideration, and in consideration of natural love and affection, and that the Donees on accepting the
Property referenced herein may at all times after peacefully and quietly enter upon and take possession of the
Property will enjoy in accordance with all associated covenants the said Property as the Donees deem fit
without any interruption, claim or demand whatsoever from any entity. The Donees shall also be responsible to
honour all statutory obligations which will accrue to the Property;

5) Whereas the Donor and the Donees have agreed to this Deed voluntarily and without duress or undue influence
from any entity;

 6) IT IS HEREBY CERTIFIED that the process hereby effected does not form part of any larger transaction or
series of transactions;

7) The fair value of the Property conveyed does not exceed the sum of Value In Words ($###, ###).

Notices
All notices authorized or required herein shall be in writing and shall be considered given three business days after the
same has been confirmed delivered when, hand delivered, certified mail, facsimile, email, electronic message, to the
Parties at the addresses below:

Counterparts
This Deed may be executed in one or more counterparts, each of which shall be deemed to have the full force and effect
of the original.

Applicable Law
This Deed shall be governed by the laws of Your Jurisdiction.
