Questions to ask

- How hands on is the landlord? Do we have direct contact with them if things go wrong?
- Is all the furniture in all rooms part of the house? (Also things like microwave/kettle/toaster/TV
if there is one)
- What is the internet speed like?
- Any damp/mould issues
- Is it central heating? And is there a radiator in each room?
- Are all windows double glazed? How cold does it get in the winter?
- Ask for an inventory list so we can see what’s included/and if there’s anything missing.
- What’s the EPC rating? (This tells us how efficient the property is, but also if there’s double
glazing/bad roof insulation etc.)
- How are the bills handled? Does the landlord take an admin fee on top?
- How does summer rent work? Any half rent on months we’re not in the property?
- Is there free parking?

Advice

Don’t feel rushed, they’ll want to run round at 100mph but make sure they don’t move you on before
you’re ready.
Look out for…
- Damp: Musty smell, peeling paint/wallpaper, dark patch on ceiling, damp walls
- Do outside doors shut completely, so there’s no draft/pricey heating bill?
- Check the showers to make sure they have enough power. We don’t want to find that one of
the showers just dribbles on you. Gross.
