CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Agreement made and entered into by and between SPOUSES PEDRO
AND EDNA REYES, of legal age, with residence at No. 16 K-1st Street, Kamuning,
Quezon City, (LESSOR), and RAMON ESTRADA, of legal age, single, with residence
at No. 15 Legaspi Street, Upper Bicutan, Taguig City, (LESSEE), WITNESSETH that:

1. In consideration of a monthly rental of TWENTY THOUSAND PESOS (Php


20,000.00), the LESSOR hereby LEASES to the LESSEE an apartment located at Unit
1010 in Berkeley Residences at J. Escaler St. corner Katipunan Avenue(UNIT), Quezon
City for a period of ONE (1) YEAR from 15 April 2023 to 15 April 2024, renewable
annually upon agreement by the parties.

2. The parties hereby stipulate and agree to the following terms and conditions:

2.1. The lease period shall be valid for a period of 1 year from 15 April 2023 until
15 April 2024, renewable annually upon mutual agreement by the parties.

2.2. The LESSEE shall pay to the LESSOR the monthly rent is TWENTY
THOUSAND PESOS (Php 20,000.00) every 15th day of each month or earlier.

2.3. The LESSEE shall, in addition to the monthly rent, deposit to the LESSOR an
amount equivalent to two months rent or Php 40,000.00

2.4. THE LESSEE shall issue and deliver eleven (11) postdated checks to the
LESSOR to cover the monthly rental payments for Unit 1010 from 15 May 2023
to 15 April 2024;

2.5. The LESSEE shall, one month prior to the end of the lease contract, notify
the LESSOR whether he intends to continue his lease of the unit or not. If the
LESSEE intends to continue his lease, the LESSOR AND LESSEE shall
negotiate the new terms and conditions of the lease. Otherwise, the LESSEE
undertakes to vacate the premises on or before 15 April 2024.

2.6. THE LESSEE shall keep the premises in good and habitable condition,
making the necessary repairs and painting inside and outside the house;
2.7. THE LESSEE shall not make major alterations and improvements without
the written consent of the LESSOR and in the event of such unauthorized major
alterations and improvements, surrendering ownership over such improvements
and alterations to the LESSOR upon expiration of this lease;

2.8. THE LESSOR shall, in the event that the LESSOR decides to sell the UNIT
during the subsistence of the lease contract, first offer to sell the UNIT to the
LESSEE. Only when the LESSEE fails to or refuses to exercise his right of first
refusal shall the LESSOR then offer to third persons the property for sale.

IN WITNESS WHEREOF, the parties have signed this contract on the date and the
place first mentioned.
