THE HISTORY OF IBS IN MALAYSIA

 IBS has been introduced in Malaysia since early 1960s


when Ministry of Housing and Local Government of
Malaysia visited several European countries.
 The current IBS systems used in Malaysia housing projects
are large panel systems, steel frame, precast frame and
formwork system.

DEFINITION

 CIDB Malaysia (2001) defines IBS as a construction


technique in which components are manufactured in a
controlled environment (on or off-site), transported,
positioned and assembled into a structure with minimal
additional site works.
 Trikha (1999), industrialised building system is a building
system in which all building components such as wall, floor,
slab, beam and staircase are mass produced either in
factory or at site under strict quality control and minimal on
site activities.
IBS SYSTEM/ CONSTRUCTION METHOD
1. IBS is different from the conventional construction method.
2. IBS are the components prefabricated off site ( factory).
3. known for its benefit in terms of shorter construction time,
less labour involved, material saving, better quality control
and immunity to weather changes.
4. At the design stage IBS component are designed according
to dimension and specifications before manufactured and
prefabricated at factory.
5. From factory, IBS component are transport to site for
assembling process with the assistance of crane.
 Design
1. Design and specifications must be prepared according to the
standards.
2. Complete drawings and specifications submitted for approval
 Component manufacture
1. Drawings and specifications that have been approved are
sent to the factory for the manufacture.
2. All elements are fabricated at factory that has been
commissioned.
 Transportation
1. IBS component are transport to site for assembling process
with the assistance of crane

1. Installation done by skill worker. With the assistance of
machinery for lifting and position the element

3. Fastening the connection and alignment work to ensure the
structures stability.
IBS CLASSIFICATION (LOAD DISTRIBUTION
BETWEEN ELEMENT)

FRAME SYSTEM
1. Defined as those structures that
carry the loads through their beams
and girders to column and to the
ground.
2. The capability to transfer heavy loads
over large spans.
3. Used in construction of bridge,
parking lot, warehouse, industrial
building and sport facilities.
PANEL SYSTEM
1. Defined as those structures
that carry the load through
large floor and wall panels.
2. Used in hollow core slab,
interior and exterior wall.
3. Concrete panel commonly
used for high-rise building for
easy of construction purpose.
BOX SYSTEM
1. Defined as those system that
3D modules (or boxes) for
fabrication of unit.
2. This system have internal
stability as it can withstand load
from various direction.

section to transport at one time.

ADVANTAGES OF IBS
Less Construction Time
1. Less time required for casting precast and erection on site.
2. elements are fabricated at factory.
3. Less effected by weather lead to reduce construction period.

Cost Saving
1. Minimized using formwork leads to cost saving in formwork
usage.
2. Less labour leads to reduce labour payment.

Less Labour
1. IBS components are fabricated at factory reduce the
construction process and number of labour required at site.
Optimization of material used
1. The utilization of machine during the production of IBS
components lead to accuracy in the production and
consequently reduce material wastage.

Higher quality and better finishes


1. IBS components have higher quality and better finishes are
excellent selection of material, advanced technology and
strict quality assurance control

Less affected by weather


1. The effected of weather on construction operation are less
due to the fabrication of IBS component is done at factory
and the work at site is only erection of the components.
Flexibility
1. IBS provides flexibility in the design of precast element as
well as in construction wisely. Different systems may
produce their own unique prefabrication construction
methods.
Increase site safety
1. Utilizations of IBS components composed less
construction process especially wet work at site which
ensure the increasing of site safety.
DISADVANTAGES OF IBS
High initial capital cost
1. Cost including of constructing the factory, fabricated component,
machinery are very expensive. the cost effectiveness can only
be achieved when undertaking large project.
Sophisticated plants and skilled operator
1. Prefabricated system relies heavily on sophisticated plants
which have to well coordinated and maintained by skilled
operator.
Skilled workers
1. Installations and erection of component at site need expertise
to carry out.
Site accessibility
1. IBS requires adequate sit accessibility to transport
component from factory to the site.
Large working area
1. Building construction using IBS requires a large working
area for the factory, machinery and storage for the IBS
components.
Poor connection system
1. Connection cannot be joined properly due to poor
construction can lead to issue of comfort and safety.
BARRIERS TO THE ADOPTION OF IBS IN
MALAYSIA

1. Lack of knowledge in IBS or unaware of the basic element of


IBS implementation.
2. Shortage or late supply of information, equipment, and
materials on site that contribute to the problem of delay
in construction industry.
3. The initial cost is higher than conventional project resulted in
use of IBS less popular among industries.
4. A high degree of precision is required in fully prefabricated
construction system while Malaysia still lack of skilled workers
in IBS implementation.
5. Transportation related limitation.
