Home finding – virtually accompanied service overview

This document provides general information regarding properties viewings, offering guidance to assist you with your
house selection, with the virtual accompaniment of your DSC.

Your Dwellworks consultant will provide virtual support before, during and after your home search tour, to guide you
with your Home Finding Program.

 Local Program Manager (PM), along with the Destination Service Consultant (DSC)
assigned to work directly with you, will schedule a call with you to discuss your property
search requirements.
 PM will explain the scope of the program and introduce you to the DSC assigned to work
with you.
PREPARATION
 They will discuss with you your requirements and needs, as well as a wide explanation of
the Mexican Local Market Conditions, to assist you finding the best of what is available in
the market.
 During the call, they will confirm your arrival dates, as well as your availability for viewings.
 PM will send an email with the summary of the conversation
 Your DSC will thoroughly research the property market, and will share with you as
much as possible information on options for your review and feedback.
 After your selection of properties, DSC will work on the itinerary
 Your DSC will contact agents and coordinate appointments as per your selection of
options.
 Agents will be instructed to keep social distancing policies.

When to expect an itinerary


 You can expect to receive your finalized property itinerary, the day before the property
tour takes place – allowing you to review and plan for the tour.
 Your itinerary will contain all the details needed for the tour, including:
o Property address & description. (using Google maps)
o Appointment time – in chronological order. Allowing the necessary time to move
from one location to the next.
o Name and contact information of the Real Estate Agent who will show you the
property.
o Appointments will be done taking into consideration time to move from one

property to the next.
ITINERARY
Considerations:
 Think about getting to and from your appointments i.e. Taxi/Uber/Rented Car.
 Your DSC will be waiting for you at the entrance of each option. DSC will be in the car
and will guide you entering the complex and verifying that broker is waiting for you.
DSC will be available for any questions, concerns, comments THRU THE PHONE. DSC will
not leave the car.
 Your DSC will be available on the phone in case you need assistance with instructions to
get to the properties, or any other assistance.
 What to do if you need to cancel?
o If you need to cancel one, or all your appointments, please let your DSC know as
soon as possible.
o Please keep your DSC informed about your opinion about the properties, in case
it is necessary to make changes to the agenda.
 What to do if the agent cancels?
o In some circumstances, Agents may cancel a viewing
o If this happens your DSC will let you know any changes as soon as possible.
o Note: some agents may call you directly. If this happens do let your DSC know

TOUR  It will be advisable to arrive to your appointment a few minutes earlier to have a sense of

the neighborhood.
 Agents will be instructed to wait just outside the property. DSC will be as well waiting for
your arrival at the entrance of the property.
 If by any reason the Agent is not there waiting for you, please get in touch with your DSC
to find out if the Agent is delayed. Your DSC will verify that the agents have arrived, in
case of delays DSC will be in touch with you. If due to a delay the agenda needs to be
modified, DSC will communicate you the changes.
 If there is a delay with the viewing, or Agent/you to arrive to the property please notify
your DSC to make the necessary adjustments with the following viewings.

Viewing the property - What to look out for:


 Make sure you have a good and thorough look around.
 Look out for:
o Condition of the property in general
o Are there repairs to be done prior to your move in?
o Are there changes that you would like to be presented to LL prior to your move
in, to be included in the offer?
o Keep in mind the list of properties that could be options, please carefully identify
them so you do not get confused with names or descriptions.
What to ask your DSC:
 Any questions about the neighborhood?
 Are there commercial areas nearby?
 Distance from the location to your work site?
 Terms and conditions related to rental agreement
 Removal of furniture from the property
 Requests for furniture or appliances
 Be sure to let your DSC your comments about the properties each time you visit one,
so DSC can take notes of them to assist you with the selection of your home.
Please discuss with DSC and not with Agent:
 Terms and conditions relating to the tenancy
Top tips / hints:
 Make notes on the property next to the appointment on the itinerary (make sure you
have a pen!)
 Some agents are OK with taking photos – ask if it’s OK as a reminder of different
properties visited.
 Please make a list of repairs.
 Look at storage places
 If you are bringing furniture – have your dimensions handy and bring a measuring
tape
 If you are not bringing furniture – take note of what is in the unit and check what is
included
 Watch out for pressure tactics! Some agents apply pressure to get you to make an
offer there and then. There is always time for a quick call with your DSC.
What to do if you want to make an offer?
 Please call your DSC to discuss terms and any offer you want to make. Remember
that you need to send your terms to your DSC first. DSC will be in charge of
presenting the offer. Do not try to negotiate directly.
 Please do not offer Agent a fee to hold the property. Let your DSC know first of your
decision before you commit to any offers from Agent.
 We can do the hard bargaining on your behalf and ensure you are getting a fair deal
AFTER TOUR Your DSC will arrange a call at the end of the tour to discuss your thoughts and any next steps
DISCUSSION that could include:
 Review your comments and , looking at the Pros and Cons
 Selecting your 1st, 2nd and 3rd choice options
 Making an offer

 Additional support where no options were selected
Be sure to always share feedback with your DSC so we can help to set up the next steps in
your home search program.
Your DSC will discuss the terms of the offer with you, and any special requirements you wish to
make, offering suggestions based on best market practices and norms in Mexico.
The Offer:
 Your DSC will then put forward your offer to the agent, who will then discuss this with the
landlord. The offer will include:
o Rental price / offer
o Start date
MAKING AN OFFER
o Length of lease / term
o Special requirements (paint, repairs, furniture, or removal of furniture, etc.)
 We typically expect responses to be reasonably quick, but it can take up to 24/48 hours for
some landlords to respond – this is not unusual. DSC will follow up with LL and you.
 There may be some additional back and forth while agreements are reached, again this is
not uncommon in Mexico and your DSC will work with you through this.
 Once an offer is accepted DSC and PM will assist with the lease agreement.
 Your DSC and PM will help you with the lease review and documents needed to sign the
lease.
 On average it can be anywhere from 1 to 4 weeks to get all paper work processed,
including legal review from your company if applicable.
Bond:
 Please be aware that in Mexico LLs request a Guarantor to sign a lease; one of the most
common ways for this is a bond.
 Your DSC will carefully explain this process to you and will guide you through for the best
way to sign this document, as well as to explain related costs. (This information is included
in the document Mexico Leasing Practices that was shared with you at the beginning of
the program).
DOCUMENTATION
Contract:
 Your DSC and Manager will work to review the lease agreement and will ensure that the
terms and any wish list items are as agreed, and the contract is fair.
 Your DSC will see this through to the signature stage and will be on hand to answer any
questions as this stage progresses
 Your DSC will share the contract with you to go through any questions or concerns you
may have
 When the lease is at the signature stage, they will share it with you to sign and return to
the agent for LL´s signature.

Payments:
 Once the lease is signed, security deposit and first month rent will have to be paid. DSC
PAYMENTS
and Manager will work with you, according to your company guidelines, for this payment.
 If needed Manager/DSC will provide banking instructions for wire transferences.
INSPECTIONS When can I move in?
 You can move in on the tenancy start date.
 Your DSC will coordinate to have a Pre Inspection of the property and will send you the
document for your review. Depending on country regulations, DSC can perform the pre
inspection by herself/himself and send a copy of the document to you and LL, including list
of repairs and others you have requested. If not possible DSC will guide you on the use of
the Walk Through App for you to carry out the pre inspection.
 DSC will work with you for the Move In Inspection using the Walk Through App Inspection
Form and provide guidance on the use of this App.
 Once the Move in inspection is completed, please send the document to your DSC by
email and she/he will assist to get LL´ to sign it using Docusign.
 Your DSC will arrange for the keys to be handed over to you, or for you to collect them

from the agent on your move in day
Move in inspection
 Your DSC will be on hand to answer any queries regarding the report and guide you
through the document to help determine its accuracy
 Your DSC will report any anomalies or missed items with the agent and follow up on them
on your behalf
The first hour in your new home….
 Walk through the property checking each room
 Your DSC will be on hand via voice, video call or Facetime as you move through the
property and to help you with any immediate questions you might have. If you would like
this option, please let your DSC know.
 Your DSC will explain the process to pay your utility bills.
 DSC will send you options for Cable TV and internet services
UTILITY SET UP  DSC will assist you once you need to sign documents to get services
 DSC will be available on the installation day in case you need assistance.

 Your DSC will also be on hand for any post move in, Settling In support and will share any
information you might need.
GETTING YOU SETTLED
 Your DSC will also be on hand to help you with any other items you need to help you settle
into your new home
 Your DSC will provide information on requirements to get your bank account set up, such
BANK ACCOUNT AND as bank options and addresses, as well as requirements.
DRIVER’S LICENSE  For your Driver´s license DSC/PM will assist you with the form to be completed and
addresses to pay for the driver´s license rights as well as offices to get the document itself.
