RENT AGREEMENT

An agreement entered into between Ms xxxxxxxx xxxxxxxx (Passport No.


xxxxxxxxxxx), hereinafter referred to as the 'Lessee' on the one part, and Mr George
Camilleri and Ms Helen Camilleri of Żernieq, Triq Maestro Dirjanu Lanzon, Victoria,
VCT 2751, hereinafter jointly referred to as the 'Lessor', on the other part, whereby
Lessor is hereby granting on lease to the Lessee who accepts the tenement, namely:
one bedroom at Flat 2, St Rita Flats, Luqa Briffa Street, Gżira, 'tale quale' (as seen
and furnished), herein referred to as the ‘premises’, under the following terms and
conditions:

a) The duration of the lease is from Day/Month/ 2023 to XX at the rent of €XXX per
month payable one month in advance.

b) A deposit of €XXX is being paid by lessee.

c) Electricity, water and gas consumption shall be borne by the said Lessee.

d) The Lessee is precluded from sub-letting the premises or from assigning the lease to
third parties without the written consent of the Lessor.

e) Ordinary minor repairs within the premises including, but not limited to baths, sinks,
drains, water-heater, water, gas and electric up to €25 for each repair, are to be
borne by Lessee unless caused through fault or negligence by the Lessor. Major
repairs shall be the sole responsibility of the Lessor, unless caused through fault or
negligence by the Lessee.

f) The Lessee shall not be allowed to keep dogs, cats or any other pets in the above-
mentioned premises without the Lessor's consent.

g) Lessee binds themselves not to effect any structural alterations to the premises.

h) The premises are finished and furnished and in good conditon. See attached
inventory.

i) The Lessee binds themselves to allow the Lessor to check the inventory whenever
Lessor deems this necessary, by prior appointment, at reasonable times.

j) It is being declared for all intents and purposes by both parties to this agreement that:
i. Water and Electricity meters were read on Day/Month 2023, readings being:

k) The premises shall be used for residential purposes only and are not to be used as a
business premises or for commercial purposes. No advertisement is to be exhibited
on the facade or balconies of the premises without the Lessor's written consent.

l) The Lessee shall, at the discretion of the Lessor, have access to the roof of the
building solely for the purpose of hanging clothing to dry.

m) No musical instrument or music shall be played in or upon any part of the property
between the hours of 23:00 hours and 07:00 nor shall any singing or dancing be
permitted between the said hours and the Lessee shall make their best endeavours
to prevent the occurrence of any undue noise.

n) The Lessee shall in no way encumber or interfere with the access to any common
parts by leaving rubbish, cycles, or any goods or packages belonging to them, their
agents or guests.

o) Lessee binds themselves not to install any cable television, satellite dish, TV or
wireless aerials without the written consent of the Lessor.

p) The Lessee shall not permit any water or other liquid to soak through the floors of the
premises leased to them and in the event of this happening they will without
prejudice to the Lessor's rights under this lease or otherwise, immediately rectify and
make good all damage and injury occasioned to any parts of the property and to the
furniture, movable items, effects and belongings whatsoever, unless the cost of
damage and injury incurred is covered by an insurance policy.

q) Should the Lessee fail to pay the rent within 15 days of the due date, the Lessor will
have the right to rescind without warning this agreement 'Ipso Facto' (automatically)
and this without prejudice to their claim for the payment which is still due.

r) This agreement allows only the Lessee or their immediate family to be the sole
occupiers of the premises during the period of the lease stipulated and the Lessor will
not recognize any person other than the Lessee for complete responsibility of the
premises in question.
