AGREEMENT FOR CONSTRUCTION OF RESIDENTIAL BUILDING

Work Details:-
Civil Work ( Bareding, Centring, Concrete,, block work, plasting, electrical plumbing,
painting, tiles, door fixing water proofing, door lock fixing)

CONDITIONS OF CONTRACT

The contract shall be “WITH MATERIAL” contract. The quoted rates for sheet centering & vibrator shall
be used for the roof Slab & Beams concreting.

BASIC RATES

The following basic rates are assumed for the contract.

CEMENT Ramco Rs. 380.00 per bag for Cement Wall, Slabs & beams; & for plastering and other
miscellaneous work].

STEEL VVS Meenakshi, Cement Ramco

COLUMNS
M20 CONCRETE with 20mm Jelly.

BEAMS & LINTELS


M20 CONCRETE With 20 mm jelly. Cut Lintels Shall be used for the doors, windows & other Opening.

WINDOWS & DOOR


Main Door Internal Doors Sal Wood Frame, Toilet door PVC door.

PLASTERING
Note: Plastering shall include necessary & all electrical & Plumbing patch up work.

Internal Ceiling – 15mm thick plaster in CM 1:4 finished with lime slurry.
Internal walls – 15mm thick plaster in CM 1:6 finished with lime slurry.
External Plaster – 15mm thick plaster in CM 1:6 finished with lime sponge.

INTERNAL PAINT
Plastic emulsion paint Shall be dine over one coat of oil base primer and one coats of putty and one coat of
emulsion paint and one coat touch up putty and finally one more coat of emulsion paint finished with Roller.

EXTENAL PAINT AND TEXTURES


The external wall shall be painted with one coat of cement primer and one coats of ACE Paint.

PAINTING FOR DOORS AND WINDOWS


Top quality enamel paint applied with brush for all external and internal surfaces of doors and windows,
ventilators & grills etc, complete. Doors & Windows Shall be Finished with melamine finish, Except for
toilet inner side of doors and ventilators shall be enamel paint.
FLOORING
Vitrified flooring shall be used for flooring except toilets.
Basic rate of Vitrified Tiles.

ELECTRICAL WORK
Power supply has to be provided by the owner for the construction purpose
Concealed wiring shall run through each Kitchen, hall, outside Lights, call bell, T V and Utility Lights.
Provision shall be made for 1 meter for residence with 3 phase supply of 3 K. W. with proper control panel.
Shutter type distribution boxes are to be provided in each floor at suitable places with separate lighting and
heating MCB’s.

WATER SUPPLY & SANITATION


Water is the back bone construction and the owner has to make necessary arrangement
For the water supply.

Water supply pipes shall be of make of CPVC and fittings shall be of suitable materiald.

STAIRCASE RAILING & BALCONY RAILING


Railings shall be Mild steel railings
AREA STAEMENT

Rate for Construction Total amount: 6,80000/-

Approximate area should be specified in the Drawing

PAYMENT SCHEULDE

After completion of Basement Level Rs. 1, 000, 00/-
After completion of First floor roof centering Rs. 1, 000, 00/-
After completion of Flooring Rs. 1, 000, 00/-

Note: As per the plan we will finish the work if out of plan it will be charged extra.

If any BBMP authorizes or any issues owners has to solve this issue. We will not responsible for any
kind of legal issues.

DETAILS OF SCHEDULE REGARDING THE WORK

A. Period of final measurement and valuation four months


B. Date of commencement: From the date of advance received
C. Defect Liability Period: Three months from the date of handover
D. The time allotted for completion of the project is four months.
E. The completion of time shall be extended only in case of improper payment by the owner.

Here in after understanding the above said specifications and details we are signing the construction
of agreement in Bangalore along with witness.
