herein after called the ‘OWNER’ which term wherever it occurs herein and the

context so permits, shall mean and include the said owner, his respective heirs,

legal representatives and assigns of the ONE PART:

Mr V.Arokianathan, (S/o Mr.M.Vincent), aged about

47 years, Proprietor of MIRACLE FOUNDATION , residing at G2, No.12,

Thirukumarapuram , 1st street, Arumbakam, Chennai – 600106.

here in after called ‘CONTRACTOR’ which term wherever it occurs here in and the context

so permits, shall mean and include the said contractor , his respective heirs, legal

representatives and assigns of the OTHER PART:

WHEREAS this Agreement is executed for the construction of residential

Building at ------------------------------------- Ramapuram , Ambattur, Chennai .

The details of agreement are given as below.
1. Building Area Details:

Ground Floor 1764 sqft x Rs 2400 = Rs 42,33,600

Sump 7000 Ltrs. x Rs.22 = Rs. 1,54,000

Septic Tank (10ft Depth, 3ft dia.) = Rs. 20,000

Rain water harvesting(10ft Depth, 3ft dia.) = Rs. 20,000

OHT PVC Tank borewater 1000Ltrs. x Rs.20 = Rs. 20,000

OHT PVC Tank metro water 500Ltrs. x Rs.20 = Rs. 10,000

Total Rs.44,57,600

First quality sudan Teak wood door size 7’0” x 3’6” and Frame size 5’x 3” will be
provided with brass fittings and fully varnishing
b) Bedroom Doors
Padak wood frame size 4 x 2½ ” with 32mm thickness solid membrane doors
shutters.
c) Bath Doors
First quality fully PVC Doors
d) Anti-terminate oil will be applied for all wooden frames.

15. Windows
a) Padak wood frame & shutter with glass
b) Frame size 4’x2½” & shutter3’x1½ ”
c) Window size for kitchen(as per drawing)

a) Wiring – Orbit,finolex,poly cab(fire Resistance) wire fully concealed
b) Switches – Anchor Roma or GM Switches
c) Points – Five Points each Rooms
d) Tv points – In the hall only
e) A/C points – In all Bedrooms
f) Geyser points – In all the bath rooms
g) Two way switches – In all Bedroom.
h) Electrical drawing and switch points will be revised after signing the contract or
during constructing.

18. Plumbing
a) Pipelines – Outer pipe lines will be 15kg PVC pipes. Inner pipe lines will be CPVC
pipes fully concealed
b) Stop value – Each house has a separate stop value for bore water near the tank.
c) Metro water line – Separate metro water line for all the kitchens only.

19. Plumbing Fitting


a) Closets – Parryware
b) Health faucets – Metro brand
c) Wall mixer – Metro brand wall mixer in all bathrooms
d) Taps (Bib cock-) – Metro brand Bibcock long body in all bathrooms
e) Wash basin with pillar cock – Parryware white in colour near the dinning.
20. Kitchen
a) Platform – Granite slab on east side. Granite price Rs.150/sqft.
b) Sink – Stainless steel sink.
c) Bibcock long body – 2 Nos.
d) Water connection – Bore water and metro water
e) Tiles – 2’ height tiles on sidewalls of the granite slab. Tiles range Rs.40
f) Loft & shelves will be provided.(kitchen entrance doors are excluded )

21. Tiles

a) Hall – 2’ x 2’ branded. Price Rs.55/sqft with skirting


b) Bedroom – 2’ x 2’ branded. Price Rs.55/sqft with skirting
c) Kitchen – 2’ x 2’ branded. Price Rs.55/sqft with skirting
d) Bathroom – 1’ x 1 ½ ‘ branded 10’ height. Price Rs.40/sqft

25. Painting and patty


a) Outer area Water paint – 1 coat lime wash, 1 coat exterior wall primer, 2 coat
Asian apex exterior paint
b) Inner area Water paint – 1 coat Lime wash, 2 coat wall patty, 1 coat wall primer, 2
coat Asian primer emulsion paint.
c) Roof ceiling water paint – 1 coat Lime wash, 1 coat wall primer, 2 coats Asian
primer emulsion paint.
d) Enamel paint for grills – 1 coat red oxide , 2 coat enamel paint.
e) Wooden doors and frames – 1 coat anti terminate oil, 1 coat wooden primer, 2
coats enamel paint.

Note :
1. Standard building elevation work will be provided, however our scope does not
include special elevation work like exterior tile work, glass work, elevation grill
work etc.,
2. Building approval, structural plumbing, electricals and elevation design drawings
will be provided by the owner. (Engineer’s advice will be given)
3. Construction of compound wall ,gate, septic tank, overhead tank cost was
included in the aggrement
4. Outer area of the building cost was included in the aggrement. (eg. Outer side
filling, Land levelling, outer side flooring and height rising)
5. Water and power connection near the site at free of cost.
6. Our quoted rate based on the building approved working plan, any deviation on
this will effect change in rate extra works will be paid at the time of constructing.
7. The completion schedule shall be --- 6 ---- months from the date of receipt of
advance payment. In case of any unexpected natural calamites and late payment
according to agreement the schedule will be changed.
8. The final settlement will be depends upon the actual area measurement.
9. If any problem like tank leakage, pipe lines block and leakage, air cracks,
dampness, electrical switches, doors hinges, door locks will be repaired at free of
cost for next three years from date of completion.
10.M Sand will be used for constructing Brick work and Tiles laying only.

PAYMENT TERMS
1. 7% of the agreed contract amount paid as advance along with Agreement
2. 6% of the agreed amount paid after the completion of footing & column till
ground level.
3. 5% of the agreed contract amount paid after the completion of plinth Beam.
4. 4% of the agreed contract amount paid after the completion of Basement.
5. 5% for procurement of wood work.
6. 10% for ground floor column, roof steel &cement.
7. 3% for ground floor, on the day of concreting
8. 10%for ground floor brick work
9. 5% for ground floor lintel loft & sunshade
10.5% for parapet wall.
11.5% for inner plastering
12. 5% for outer plastering
13. 5% for plumbing and electrical pipe lines.
14.5% for completion of outer plastering
15.5% for completion of inner plastering
16.5% for procurement of tiles
17.5% for electrical & plumbing fittings
18.5% for completion of painting
