DETAILED SPECIFICATIONS

SI. CLASSIFICATIONS SPECIFICATIONS


NO
01 Structure RCC framed structure or Load bearing structure based on
Architectural/Structural design to ground,First & headroom. Height of
each floor, Grade of concrete, thickness of slab, openings, and coverings
and other reinforcement and mix design details shall be as per Structural
designer.Lintel will be provided over all doors and windows openings
only(cut lintel). M-sand will be used for brickworks and other civil works.
50%M-sand 50% River sand will be used for Roof concrete.

02 Basement Basement height of 3’0” from existing Road level. Filling the pit Sand and
4” depth quarry dust filling with consolidation and P.C.C. 1:4:8

03 Anti-termite: Anti - termite treatment at Ground floor P.C.C.Stage.

a. First class good quality bricks work in cement mortar (CM) 1:5
04 Brick work Ratio.
b. All partitions work 4.5” thick using (CM) 1:4 With 1nos of
8mm rod At every 1m height.
c. Sill concrete will be provided at all window openings.

05 Plastering a. Internal: 12mm thick Cement mortar 1:4 Ratio.

b. External: 15 – 18mmthick cement mortar 1:4 Ratio.

c. Ceiling: 10mm thick in Cement mortor1:3 ratio.

06 Flooring All floors - Best brand of Vitrified Tiles 2’x2’ (basic cost Rs.50/- per sqft)

a) Main Hall & Dining in vitrified Tiles (Basic Cost – 50/Sqft)


b) Staircase flooring tiles (Basic cost of -35/sqft)

a) Kitchen: Granite platform of 20mm thick with half round nosing


branded.ISI Brand stainless steel sink size(24”X18”) with plain glazed tiles
up to 2 feetheight from platform level.
07 Dadoing (Granite Black RS.100 Per Sqft. wall tile Rs.35/-per sqft. )

b) All Toilet Walls – 1’x1’ Tiles Sparrow or equivalent brand

a) Main doors to be in first quality Teak frame (Clear Opening Size
7’x3’6”) 125mm x 75 mm with Simple designed door with heavy duty
brass fittings, tower bolt 2 Nos, aldrops, lock, nylon bush, magnetic catch,

bolts, 3nos of 125mm heavy duty hinges, 1 No door stopper (or) 1 No
magnetic catch wherever required etc, complete.
d) Toilet: -do- as above with water proof flush/PVC door with 2 Nos
tower bolts and 3nos of Hinges.
e) Windows: Good Quality UPVC sliding windows with 4mm thick plain
glass including MS grill.Size 4’X4’ for Hall and 3’x4’ for Rooms.

09 Ventilators UPVC good Quality ventilators with 4mm glass louvers openings shall be
separately made in the wall.Size 2’x2’.

10 Weathering a) Thoroughly prepare surfaces & lay to proper slopes 12mm chips,
course& water cement mortor 1:2:4 to an average finished thickness of 4”/ 2.5” with
proofing the proper slops, finishing, line marking and curing.
(Additional cost)

b) Toilet sunken :Plastering with Cm (1:3) 20mm thick admixed with


approved admixture curing and testing and filling with brick jelly concrete
(1:4:8)etc. Complete.

11 Miscellaneous a) Provision for open cupboards in bedroom only.

b) Staircase/inner courtyard handrails will be of S.S pipe


railing.

c) 3’6”’clear height parapet wall of 4.5” thick brick wall measured


From the finished water proofing level.

d) All side balconies are MS grill/S.S with railing

e) Air-conditioner provision on split in all bedrooms with necessary


drain arrangements connected to proper drain line, Providing
shelves in store & pooja with 4Nos 20mm thick quality cuddapah
slab & necessary brick wall & plastering.

12 Plumbing Sanitary a) Chambers : 600 x 600and 900 x 600 with SFRC Cover and gully
& water supply chambers.
b) Drainage line , waste line should be 2.5”,4” approved
Brand pvc pipe including connection to Existing main chambers.
(Excluding Metro SW Board charges).
c) All cold water supply pipes and external pipe of PVC and concealed
pipes shall be of CPVC .
d) Rain water pipes equivalent will be of 110mm dia PVC of standard
grade with ISI.
e) One wash basin in the dining room with all fittings & Pipes.
f) WATER MAN / PARRYWARE CP fitting in all bath, toilets,
service andkitchen areas.
g) All ceramic / Porcelain sanitary wares will be of half white colour
(Parry ware or equivalent)
h) EWC cascade with flushing cistern in all bathrooms.

13 Electrical works a) Anchor or equivalent Make Modular switches.


b) Good quality copper wires Kundan (or) Orbit make.
c) 1Light points , 1 Fan point , 1 Tube light with 25 Ampere plug for
AC and 2 plug 5 Ampere in each room.
d) Hall: 2 Fan, 2light, 5A socket 5nos and as required by the
owner.
e) Kitchen to have four 5 ampere, two 15A, two light and fan with
exhaust fan point including chimney point.
f) Toilet to have one light, one exhaust fan, one 15 Amp for geyser.
g) Utility to have one 15 Amp point, one light point.
h) Calling bell point for multipurpose from each floor apart from the
regular provisions.

14 Rain water Lump sum as per norms – Quoted rate should also include required rain
harvesting harvesting well.(Additional cost)

15 Car parking Parking Tile flooring, while constructing the car parking area. Design
including colour shall be as per requirement.(basic cost Rs.35/- per
sqft)

Interior wall: One coat Birla or Equivalent patty and primer with two
16 Painting coat emulsion Paint.
Ceiling: One coat primer with two coat emulsion paint.
External: 2 coats of paint of approved colour as per elevation.
Joinery: 1 coat primer with patty and 2 coats enamel paint of
approved colour.
Iron Work: 1 coat primer and 2 coats of synthetic paint of approved
colour.
TERMS AND CONDITIONS:
1. Works will be carried out as per respective Indian Standard and as per specifications.
2. The following brand of materials used:
a) CEMENT (OPC53 GRADE):
Ultratech/Coromandal (OPC ) for
roof concrete works, PRIYA (PPC)
for other civil works.
b) REINFORCEMENT STEEL
Arun/ARS/ Viki/ Durga & ANY ISI MATERIALS.
3. Technical specification for the Elevation works not included in the above, however based on the proposed
elevation an estimate is given. The final cost for the elevation will be calculated after getting the perspective
view of the building (given by Architects). However, required RCC drops, on the balcony, and simple front
elevation shall be included in the contractor’s scope with regular finishes.
4. If material cost exceeds 5% rates will be redefined.

CONSTRUCTION AREA AND COST ESTIMATION:


COST PER SQFT= RS.2200/-
1. Ground floor area 850sqft(850*2200)= Rs.18,70,000
2. First floor + Balcony 1080sqft(1080*2200)=Rs.23,76,000
3. Second + Balcony 1080sqft(1080*2200)=Rs.23,76,000
TOTAL=Rs.66,22,000

INCLUSION WORK IN ABOVE COST ESTIMATION:


1. Water sump 10,000/liters,
2. Septic tank 10,000/liters,
3. Main Entrance gate.
EXCLUTION WORK IN ABOVE COST ESTIMATION:
1. Bore well works,
2. Single/Three phase line from TNEB,
3. Modular Kitchen, Interiors works, Internal Staircase.
4. Terrace above works - Water tank, weathering course or any additional rooms/works etc.

*Any additional works other than mentioned above will be of additional cost.
