We as Riverside Country Estate HOA herby inform you that your application for conducting business
inside the estate has been rejected based on the following:

1. The objectives of Riverside Country Estate are the provision of a high-quality lifestyle for
residents, and the intention of these rules is for the protection of this lifestyle. Riverside
Country Estate is a residential eco estate.
2. No person is allowed to use his property or the common property (roads, servitude area,
etc.) in such a manner that it causes a nuisance, annoyance, discomfort or disturbance to any
other person. Residents raised concerns about the increased traffic on the roads.
3. No business activity or hobby, which would cause aggravation or nuisance to fellow
residents, may be conducted, including auctions and jumble sales. Residents raised concerns
about the increased traffic on the roads. A Few residents also expressed it may disrupt the
peacefulness atmosphere of the bushveld due to influx of people.
4. Vacant plots must be kept natural. The owner has multiple adjacent properties. None of the
other vacant land may be use for parking or any part of the business. The vacant plots must
be kept natural until a residential building is constructed. The business may not exceed more
than 40sq meters of the floor area of the house. The nature of the dwelling must still be
residential.
5. The HOA will consider the application on merit, after taking into consideration the following:
• The compliance with Municipality by-laws
• Increased traffic
• Parking – employees and customers
• Signage
• Disturbance to other residents and community as a whole
• Number of employees, hours of business, etc.
6. The application must also contain the opinions of all the immediate neighbours of the
specific stand. The immediate neighbours are all the owners of stands which border the
stand of the applicant. When determining the term neighbours, all roads and servitudes
which exist in the development will be ignored. Should more than 1 neighbour object against
the business, the application will be rejected without any further consideration.
7. Only an owner who resides in the house will be allowed to conduct a business from the
stand. This also includes the spouse.
8. No other worker except the spouse will be allowed to have any part in the business. Number
of possible employees not specified in business plan.
9. The business may not exceed more than 40sq meters of the floor area of the house. The
nature of the dwelling must still be residential. This type of business is not possible in the
size specified. The applicant also stated “Offer romantic picnic for couples on special
occasions”. This poses as a security risk, where non-family or friends of the
business/land owners roam in the open areas of their property and look onto
neighboring properties.
10. Businesses also include all activities on the Estate where no exchange of monies is involved.
The application type of this business is of nature where monies will be exchanged of services
provided.
