DEED OF SALE/RECEIPT/INDEMNITY

This Deed of Sale/Receipt/Indemnity is made…….day of………………,


2021.

BETWEEN

9 BILLION HOMES LTD of Suite A1, Shema Filling Station, Lokogoma


Road Gudu, Opposite Garki -Abuja, (herein after referred to as the
“SELLER”).

AND

MR. AGBO JOHN ACHILE of Opp. Police Station Gidan Mangoro,


Orozo Abuja, herein referred to as the (“BUYER”) which expression
shall where the context so admits include his heirs, successors in title,
administration and assigns on the other part.

WHEREAS:
1. The Seller is seized of that property situate at plot 2653 Gudu
District by way of a partnership with allotee of the said land owner
and Anarock Global Service Ltd.
2. The seller have obtained all the necessary building plan approvals
from the Department of Development Control

3. The Seller has been exercising rights of ownership to the above


described property.

4. The Seller is desirous and has agreed to sell the plot 50 measuring
350 sqm for the building of four bedroom Terrence duplex at
legislative estate apo-Gudu, ABUJA and the Buyers has agreed to
buy the property for the agreed sum of N9,500,000.00 (Nine
Million Five Hundred Thousand Naira) Only.

NOW THIS DEED WITNESSED AS FOLLOWS:-


1. Pursuant to the foregoing and consideration of the sum of
N9,500,000.00 (Nine Million Five Hundred Thousand
Naira) Only paid to the Seller by the Buyer through Iyorpenda
Isaornyi Ananum, the receipt of the sum, the Seller hereby
acknowledges and accepted.
2. The Seller hereby sell the aforementioned plot to the buyer the
paid sum without any prejudice and or encumbrances.

3. The Seller hereby covenants to keep the Buyer indemnified to the


full sum of N9,500,000.00 (Nine Million Five Hundred
Thousand Naira) Only with accrued interest at the prevailing
bank rate at all times should there be any encumbrances or rival
claimant to the said property described above with a better title.

4. That the buyer has also alongside the main consideration paid the
sum of N500,000.00 (Five Hundred Thousand Naira) to the
Seller for excavation and moving to site the receipt of the buyer
acknowledges

5. That the buyer is under an obligation to pay the sum of


N1,000,000.00 (One Million Naira) for infrastructure which he
can pay in two instalments

IN WITNESS WHEREOF the parties hereto have caused their


respective hands sign the agreement as written above.
