Background of the study

 Construction industry is a major economic stimulant to


many nation worldwide

 It provides infrastructures towards enhancing national


development with about 4.18% GDP to the Nigerian
economy in 2015

 The recurrence of casualties during construction


projects, makes the industry highly hazardous.

 Many safety assessment tools, models, frameworks


recommendation were develop and applied

 The situations in developing countries are more severe


due to the complex nature of the industry.

 Incessant recurrence of accidents on Nigerian


construction sites indicates a low level of safety practices
in the industry

 Nigeria still lack laws and regulations on safety practices

 Building developers are continuously been troubles by


the accident occurrence in the industry.

 Jensen, Laustsen and Jensen, (2016), involvement of


building developer at all project phases is a fundamental
in achieving improve safety performance and reduce

study the safety performance.

Study Gap

 What is probably lacking in the industry is


understanding of the building developers' approach to
safety on site.
This can be achieved through evaluation of the
building developer at the preconstruction project
phase to underpinned their safety performance at all
project phases.
Thus this paper aim to evaluate the approaches of
building developer at the preconstruction project
phase in the construction industry of Nigeria.

Survey Overview

 An extensive literature review were conducted and four


different dependent variables were identified relevant to
the construction safety performance of building
developers.

 A total of 31 survey were administered to building


developers in Nigeria.

 27 valid responses were received across three states of


Nigeria, which represent 87% response feedback.

– 74% of the respondents are bachelor graduate and 26% are


master’s graduate. 37% of the respondents has 15 years’
experience while 63% had 5 – 10 years of practice.

Survey Overview

 The panel of interview conducted had 7 practitioners


and 3 academic researchers. And all the panel
members acknowledged health and safety as their
area of expertise.

 Although, the research considered a small sample


size.

 Quantitative analysis were performed on the valid


data.

 Panel of expert indicate that contractor’s safety record


hardly form a bases for contractor selection.

 similarly building developers that consider safety at the


design stage usually share responsibilities and liability
with contractors

 In some instances - contractors takes full responsibilities of safety


issues on site.

Conclusion

 Assessing the approaches of the building developers at that


level in the construction industry cannot be considered
thorough from the industry wide perspective.

 Understanding how accidents occur is fundamental to


establishing interventions to prevent their occurrence.

 The study contribute to the body of knowledge by providing


an understanding of the various approaches of building
developers to safety at the preconstruction project phase in
Nigeria.

 Demonstrate it significance in mitigating construction
