JOB SPECIFICATION:

Assessment of the entire HVAC distribution system in SNB Tower in KAFD, fault diagnosis
and implementation of modifications if and when necessary to ensure:

1. Design Chilled Water (CHW) flow to the Plate Heat Exchangers (PHEs) from District
Cooling Water supply
2. Primary design CHW temperatures from PHEs
3. Secondary CHW flow and Temperatures from PHEs
4. Demand temperatures in all floors from B3 to 40 th floor under total occupancy

JUSTIFICATION:

Ever since the gradual occupation of the Tower commenced 3 years ago, frequent complaints of
excessive temperatures have been recorded from clientele including the CEO and the Chairman.
In order to address the issues, temporary solutions have been implemented without much
success.

The building is still partially occupied (17 out of 43 floors) and the anticipation is a major disaster
once the building goes in to a full occupation.

The failure may be linked to design, selection of equipment or installation deficiencies and the
proposal is to seek services of a professional and experienced company in the HVAC field.

SCOPE OF WORK:

1. Review of the ETS design guidelines provided by Rayadah Investment Company (RIC -the
first company that had been the administrative body for coordination with all
contractors in KAFD related to District Cooling systems in each building
2. Inspection of the primary Plate Heat Exchangers (PHEs) and associated
equipment/devices and confirm compliance to RIC guidelines
3. Identify any, deficiencies in the selection of equipment or installed equipment (PHEs,
Pumps, Strainers, ect)
4. Confirm if the primary design temperatures could be achieved with the existing layout.

5. Propose any changes/ modifications / additions as may be necessary to meet RIC
guidelines (may have to be in consultation and coordination with KAFD authority)
6. Complete review of the design parameters through risers and specifications of all
equipment selected and installed.
7. Inspection of all equipment along the HVAC distribution system up to 40thF and identify
faults, deficiencies ect. Any defective devices to be repalced
8. Propose any changes/ modifications / additions as may be necessary to achieve the
demand temperatures in all floors.
9. Supply and installation of AQUA METRO Flow Meter for 16” supply District Cooling
water supply line after modifications complete with sensors.
10. Replacement of the existing 3 No 16” Gear type Butterfly valves (Hattersley or
equivalent) in the District Cooling water supply and return lines (needs to be
coordinated with KAFD authority)
11. Replacement of the 16” existing Y –Strainer in the District Cooling water supply line
( Hattersly or equivalent) . The mesh screen in the strainer to be in compliance to the
RIC guidelines. However this should be in consulatation with KAFD management.
12. Supply and install a Strainer, Pressure Transmitters and a Control valve in each of the
District Cooling water primary incoming line to the 4 PHEs in accordance to RIC
guidelines. Any modifications to the piping to be implemented.
13. On completion of the above work , coordinate with SONDEX vendor and arrange for
complete cleaning of the 4 PHEs and confirm during final testing all parameters comply
with design parameters.
14. Supply and install 2 No Onicon magnetic flow meters in the District Cooling water
primary line and the main header of the Secondary line. Any modifications to be
implemented.
15. Any other work necessary to complete the work.
