WHAT IS A RETIREMENT AND RECREATIONAL RESORT?


Retirement and Recreational Resort is like a community that allows the elderly to have relax and have a
freedom to connect with everyone with the same interest as theirs. It is somewhere you can go if you want
to especially when you’re now retiring and wants to have an enjoyable and somewhat private environment.
Retirement Resorts allows you to do and enjoy whatever your interest, hobbies, or even when you’re
recalling your days on job if you want to. This is somewhat Nursing Homes didn’t offer.
1. RELATED CHALLENGES
Elderly Care in the Philippines
The affordability of retirement recreational resorts. Based on a recent study, 90% of Filipinos are
worried that it will be a different picture for them—they will have almost nothing in their pocket, with poor
health, and with no one to look after them. So as a result, they tend to stay with their families and some
even unfortunate senior citizens are neglected and not having a home to stay with.
According on the study created in National Library of Medicine low-middle-income countries (LMIC) are
projected to have the largest rise in dementia prevalence by 2050. In that case it will somewhat burden to
handling it on their own. Dementia has “NO” cure but the progression can be slowed down. In order to do
so, it is recommended for elderly to have a relaxation, increase or maintain their Social Interaction, have a
quality lifestyle in overall.
Nursing Homes and Filipino’s Family Norm.
Mostly people will say that nursing homes are separate from the Filipino’s character where they want to
be with their family even, they are now retired and having the children their own families for them to have
guidance and also financial support.
Retirement homes that can’t offer both Freedom and Care.
Perception of being in a nursing home might intimidate both for the elderly and their families prior to the
Filipino culture of bond. Nursing homes usually offers extensive care for elderly, and that includes custodial
care, assistance in feeding, bathing, dressing etc. which is somewhat unnecessary for some elderly all the
time.
Individualism and the wishes of their families
Care-free and independent option for the elderly who want to focus on getting the most out of life and not
being weighed down by the burden. Retirement and Recreational Resorts allow the elderly to have an
active, engaging, peaceful and relaxing lifestyle without going out the resort itself.

ANALYSIS SUMMARY:
Based on the table above, it shows that Site C garnered the total of 4.05 overall points enough to be
considered as the most suitable site among the three (3) possible sites.
GATHERED DATA ACCORDING TO THE SITE B:
• Location: Splendido Taal, Laurel, Batangas
• Size: 8.9 hectares (89,219 sqm)
• Accessibility: About 2.19 km away from the main road (Tagaytay-Nasugbu Hwy)
• Landmark Nearby: Splendido Taal Golf Club, Twin View Tagaytay, Splendido Taal Tower, La
Esquina Spanish Restaurant
• Climate: Type 1 Climate, there are two pronounced seasons: dry from November to April; and wet
during the rest of the year.

STRENGTHS
Topography: About half of the Batangas’ terrain is generally rolling, while the rest is mountainous and
hilly. Pros of having a hilly land is that panoramic views from the mountains of the ever-stretching vistas
and landscapes can help charge you with positive energy and a peaceful mindset.
Vegetation: Shady trees with the presence of bodies of water that may contribute on cooling and
reduces the prevailing winds since the lot was located on a mountainous land of Batangas.
Privacy and Inclusivity: Since it is location way little distant from the main road, it is ideal to achieve the
goal to have a peaceful surrounding and enjoy the panoramic view without any disruption that may
surrounds the site.

WEAKNESSES
Accessibility (Road Networks): 2.19 km away from the main road can be the weakness of the location.
There is no major airport on the CALABARZON, so the main entry points are though Land and Sea.
Slightly Sloped land: In rainy days water runoffs can accompany erosion of land and result in
landslides.
Existing Structures: The site also has a somewhat similar neighboring structure (Hotels and Golf
Club).

OPPORTUNITIES
Topography, Environment and Vegetations that is already present to the site it is considered as safe
space and environment. Based on the 2015 study conducted from PubMed Central, A high exposure to
natural environments (green space and gardens) in communities was associated with fewer mental
disorders among older people. In that way it will be contributing to the Resorts’ asset to gain more
costumers prior to their needs.

THREATS
Since there’s already a hotel and other recreational facilities present nearby the location it can be
considered as a form of competition in market not just by the elders but also on other age range that may
visit the location.
Because of its slightly sloped land the Drainage (Water Runoffs) must have a proper construction
practice, as well as adequate drainage are very important consideration.

USER DATA THAT ARE CONSIDERED IN SELECTING THE SITES


Pick a location wherein it is more likely to be an escape from fast-paced, stressful existence of full-time
employment places.
• Distribution of Population of elderly in the Philippines
Based on Philippines Statistics Authority (PSA) Southern Tagalog (Region IV) had the largest number of
populations comprises of 14.2 percent of the total. Prior to that data, based on 2019 study of Pilipinas.Org
(Source by Philippine Statistic Authority) Region IV-A has the greatest number of senior citizens with
1,007,100 million (13.3%). Region IV-A is CALABARZON and is composed of Cavite, Laguna, Batangas,
Rizal, and Quezon provinces.

• Location and it’s Environment


CALABARZON is not very far from the sprawl of Metro Manila, it provides a variety of tourist spots, from
heritage towns to luxurious beach resorts. Laguna hosts a number of hot spring resorts as well as
mountains and heritages towns. Batangas houses numbers of beach resorts, heritage towns, and the
world's smallest volcano, Taal Volcano. Batangas is the Cradle of Tagalog culture, and home to resorts,

Spanish-era town. Most provinces, especially Batangas and Quezon promote ecotourism, so, nature
resorts are continuing to grow.
• To Get in to CALABARZON. The region is well connected to other regions by road and sea. There
is no major airport in CALABARZON, and the main entry points are by land or sea.

Traveling in a bus
The region is well served by a number of bus companies

Traveling In a Boat
Batangas Port is the second busiest seaport in the Philippines, and provides connections to the rest
of the Philippines. Interisland ships and RORO services serve the port, as well as fast ferry and
motorboat service.
Traveling In Car
The region has good road connections with the adjacent regions. From Metro Manila, toll expressways like
the South Luzon Expressway and STAR Tollway serve as the major road connections. Travelers from
Bicol Region will take the Maharlika Highway, but expect a zigzagging road in the countryside and frequent
rainstorms because of the rainforest climate of the areas passed through.

• Large or small, the real selling point of the plans is that they have an expansive one story—which
is just what parents of adult children want when they can start to prioritize their own needs again to
be convenient. Elderlies’ movement can only be straight, backwards, or diagonal they prefer
spaces to be much more accessible so it is recommended to have an open floor plans design.
• A large garden area is ideal for the recreation and relaxation of our grandmas and grandpas. The
fruit of their hard work will certainly warm their hearts!
• Elderly people enjoy the simple things nature has to offer the light, crisp breeze of fresh air, the
warm touch of natural light, and the cool night sky during evenings.
• Stick for the simple feature for the comfort of the elderlies. This way, they will always feel at
comfort with interiors and exteriors that are not overdone and are pleasing to the eyes

➢ The Farm at San Benito, CALABARZON

Located in Lipa, Batangas, this 48-hectare greenery-filled resort is an environment which allows guests to
find their inner peace and imbibe a healthy lifestyle with the help of the stunning views, uplifting ambiance,
holistic treatments, and healthy cuisine. The Farm at San Benito is a hidden oasis known for its luxury and
holistic approach when it comes to medical wellness including difficulty sleeping, diabetes, mental illness
etc.

➢ Penang Resort Project (Penang, Malaysia)

Penang Turf Club has set out to be the spotlight of the decade, bringing about new hope for the elderly
and retired with the new Penang Retirement Resort. All units will be occupied on a leased basis with meals
provided, and residents will have the option of dining in their rooms or at the resort’s restaurant. The site of
the resort is less than 2km from several hospitals to provide the necessary support and back-up facilities.
However, the location is still away from heavy traffic, providing peace and calm for elderly residents. The
design of the resort is structured and organized to cater to senior citizens with various needs. Facilities
include a restaurant, wellness spa, physiotherapy room and mini cinema.
PROPOSED TITLE:
• UTOPYALPAS: A Proposed Retirement & Recreation Resort (Derived from the word Utopia
idealized by Sir Thomas More (1516) describing a society is considered to be perfect or ideal, and
from Tagalog term “Alpas” means to become free)
Design Philosophy: “Age Before Beauty” An idiomatic expression that means old people should be
served first, and the beautiful and young should be served or assisted later.

Design Concept: RAW ARCHITECTURE


Potential Concept is to have a raw approach to the design and as well as the materials present from the
selected site/location (mostly wood material). In this concept decided to use natural materials, with a strong
emphasis on stone and wood to help maintain the minimalist aura of the facilities we will be provided for the
Retirement and Recreational Resort.
Inspiration for the Concept: Bird’s Nest that depicts as the home of birds that will eventually be free (Prior
to the proposed title UTOPYALPAS) combined with somewhat modern cabin design. Modern cabin
provides cozy and inviting ambiance not just in exterior but also in the interior.
