RELEASE DEED

This deed of Release is executed in Chennai on this 27th day of April 2023.

BY

1. Mrs. T. SHARMILA (Aadhaar No.9543 3074 2289), wife of late S.


Ramkumar aged about 40 years,

2. Minor S.R.TAMIRAA (Aadhaar No.4634 6211 2710), daughter of late


S. Ramkumar aged about 07 years, minor represented by her natural
guardian the mother Mrs. T. Sharmila.

Both are residing at No. 8-424, 203 Rd Street, Muthamizh Nagar,


Kodungaiyur, Chennai – 600 118, hereinafter jointly referred to as
“RELEASSORS” the which expression, unless it be contrary to the context
and meaning thereof shall mean and include their respective heirs, legal
representatives, administrators, successors, nominees and permitted
assigns.

TO AND IN FAVOUR OF

Mrs. S. RAJESWARI (Aadhaar No.2622 3728 4091), wife of late R. Shankar


aged about 57 years, residing at No.34, Kollamettu Lane, Chinnakadai
Street, Tiruchirappalli – 620002, hereinafter referred to as the
“RELEASSEE”, which expression, unless it be contrary to the context and
meaning thereof shall mean and include her heirs, legal representatives,
administrators, successors, nominees and permitted assigns.

WHEREAS originally Late Mr. R. Shankar son of Ramaiah Pillai was the
absolute owner of property described in the Schedule-A hereunder having
purchased the same, vide Sale Deed dated 27.01.2006, registered as
Doc.No.173/2006, in SRO: Ashok Nagar.

WHEREAS said R. Shankar died on 02.02.2019 as evidenced by the Death


Certificate dated 11.02.2019 issued by Greater Chennai Corporation. As per
Legal Heirship certificate dated 11.03.2019 issued by Tahsildhar,
Tiruchirappalli- East Taluk, his legal heirs are as follows:
a. Wife - S. Rajeswari, (Releassee herein)
b. Son - S. Ramkumar,
c. Daughter – S. Preethi.

Thus said three persons have each 1/3rd Undivided Share in Schedule -A
property.
WHEREAS aforesaid S. Ramkumar died on 28.7.2020 as evidenced by
Death Certificate dated 11.8.2020, bearing registration number
613273/V/D/2020/000064 issued by Chief Registrar of Births and Deaths,
Government of Karnataka. As per Legal Heirship Certificate dated
06.12.2022 issued by Tahsildar, Tiruchirappalli East his legal heirs are his
mother S.Rajeswari, wife T.Sharmila and minor daughter S.R.Tamiraa.

WHEREAS thus the Releassors are jointly having 1/3 rd Undivided share
morefully described in Schedule- B hereunder out of Schedule-A hereunder.

WHEREAS the Releassors offered to Release their property described in


Schedule-B hereunder for a total sale consideration of Rs.14,05,500/-
(Rupees Fourteen Lakhs Five Thousand Five Hundred Only) to the Releassee
herein and the Releassee has accepted the same, free from all
encumbrances. Hence parties herein have executed this Release Deed.

NOW THIS DEED OF ABSOLUTE SETTLEMENT WITNESSETH that

1. In pursuance of the aforesaid recitals and in consideration of total


consideration of Rs.14,05,500/- (Rupees Fourteen Lakhs Five Thousand
Five Hundred Only) paid by the RELEASSEE to the RELEASSORS as
follows:

a. Rs.7,02,750/- (Rupees Seven Lakhs Two Thousand Seven Hundred and


Fifty Only), vide Cheque dated 27.04.2023 bearing No.115947, drawn on
Federal Bank, Tiruchirappalli Branch, favoring the 1st RELEASSOR.

b. Rs.7,02,750/- (Rupees Seven Lakhs Two Thousand Seven Hundred and


Fifty Only), vide Cheque dated 27.04.2023 bearing No.115948, drawn on
Federal Bank, Tiruchirappalli Branch, favoring the 2nd RELEASSOR.
In all total amount of Rs.14,05,500/- (Rupees Fourteen Lakhs Five
Thousand Five Hundred Only) paid by the RELEASSEE to the RELESSORS
in the manner aforesaid and the Releassors accepted, admitted and
acknowledged the receipt of the same, the Releassors hereby Release, convey
and transfer all their right, title and interest in the property described in
SCHEDULE – B hereunder, forming part of SCHEDULE– A, UNTO the
absolute use of RELEASEE herein forever.

2. The RELESSORS covenant with the RELEASSEE that:

a. The Schedule – B mentioned property is RELEASSORS’ absolute


property.

b. The property described in Schedule - B hereunder is free from


all encumbrances, charges, lien, mortgage, litigation,
attachment, maintenance, lispendence, testamentary
disposition etc.

c. Except the RELEASSORS no other person is having any right,


title, or interests whatsoever on the schedule - B mentioned
property.

d. Schedule - B mentioned property is not subject matter of any


prior Will or Trust or Agreement.

e. The FIRST RELEASSOR in sound mind and voluntarily, at her


own wish has executed this Deed for herself and being natural
guardian for the benefit of her minor daughter the second
RELEASSOR, in the presence of witnesses mentioned here
under.
3. The RELEASSORS have this day delivered vacant possession of the
Schedule – B mentioned property to the RELEASSEE herein, and put her in
physical possession thereof.

4. The RELEASSEE is, henceforth be competent to have right, title and


interest over the Schedule – B property, without any let or hindrances,
eviction or interruptions, claims, or demands, or any kinds of
encumbrances, by or from the RELEASSORS, or anyone claiming from
whom the RELEASSORS derived their title.

5. The original title deed and the parent documents pertaining to the
schedule property are in the custody of the RELEASSEE herein being owner
of another 1/3rd share in Schedule – A property.

6. The RELEASSEE is entitled to transfer all records in Revenue


department, TNEB and other records in concern departments in her name
for the Schedule - B mentioned property.

7. This release shall not be cancelled at any point of time.

SCHEDULE – A

(Property belongs to the Legal heirs of Late Mr.R.Shankar)

All that 496 sq.ft of Undivided Share in 2720 sq.ft of land and 744 sq.ft of
super built up area bearing Apartment C, in rear side of Ground floor in
Jaganath Block bearing Municipal Old door No. 18/3, New Door No 20/3,
Nagarathinammal Colony Street, West Mambalam, Chennai – 600 033,
comprised in survey No.195/2(part), Present T.S No.61 Block No.62, in
Kodambakkam Part II, Mambalam Taluk, within the Sub Registration
District of Ashok Nagar and Registration District of Chennai Central.

Measurements of Plot:
East to West to the Northern side 80 feet and Southern side 80 feet,
North to South on Eastern side 34 feet and Western side 34 feet.

Together with Electricity Service connections and its deposits, Water and
Drainage Service Connections and its deposits, rights to use common ways,
passage, all amenities, fixtures and fittings attached to property or
thereabouts.

This property is situated within the jurisdiction of Chennai Central


Registration District and Ashok Nagar Sub-Registration District.

(Property belongs to the Releassors herein and hereby released)


1/3rd undivided share, right and title out of Schedule – A property.

Value of the Property hereby Released is Rs.14,05,500/- (Rupees Fourteen


Lakhs Five Thousand Five Hundred Only)
