RELEASE DEED

This Deed of Release is made and executed at Chennai on this 07 TH day of May,
2018.

By

1. Mrs. Devi Sarada Modi, W/o Late Mr. Raj Kumar Modi, aged about 70
years (I.D: Aadhar Card: 599786947960) Residing at 39/100 West Madha Church
Road, Royapuram, Chennai 600 013.

2. Mr. Rakesh Kumar Modi, S/o Late Mr.Raj Kumar Modi, aged about 49
years (I.D: Aadhar Card: 842569268872) Residing at 39/100, West Madha Church
Road, Royapuram, Chennai 600 013.

3. Ms. Kusum Aggarwal, D/o Late Mr. Raj Kumar Modi, aged about 50 years
(I.D: Aadhar Card: 794964836016) Residing at New No-4, Old No-46, Shyams
Residency, Thambu Sami Road, Kilpauk, Chennai – 600 010.

4. Mr. Mukesh Modi, S/o Late Mr. Raj Kumar Modi, aged about 49 years
(I.D: Aadhar Card: 226299852610) Residing at 39/100, West Madha Church Road,
Royapuram, Chennai – 600 013.

5. Mr. Gopal Modi S/o Late Mr.Raj Kumar Modi, aged about 46 years (I.D:

Khand-1,Shipra Sun City, Ghaziabad,Uttar Pradesh-201014.

hereinafter referred to as the “EXECUTANT/RELEASOR” of the One Part;

TO IN FAVOUR OF

Ms. Jenny Modi, D/o Late Mr.Raj Kumar Modi, aged about 44 years (I.D: Aadhar Card:
848363516403) Residing at 39/100, West Madha Church Road, Royapuram Chennai
600013, hereinafter referred to as the “RELEASEE” of the Other Part.

The term EXECUTANT/RELEASOR and RELEASEES shall mean and include their
heirs, executors, legal representatives and assigns.

WHEREAS Ms. Jenny Modi and Mr. Raj Kumar Modi (Late) both residing at R/O 17/8
West Mada church Street, Royapuram Chennai 600 013, were the joint owners of
immovable property located at “Pillaiyar Koil Street, Jawaharlal Nehru Salai,
Koyambedu Village formerly Thirumangalam Village bearing Unit No. U303, 3rd Floor, 4
BHK-Typical Apartment having Super built up area 2661 Sq.ft of 728 Sq.ft Undivided
share of land”, more fully described in the Schedule hereunder as Schedule of
Property, was purchased from M/s. Ozone Projects Private Limited, through their
Authorized Signatory Mr. M. Prenath by an Absolute Sale Deed dated 22/02/2017
registered as Doc. No. 643 of 2017 at S.R.O. Anna Nagar.

AND WHEREAS the said Shri. Raj Kumar Modi died intestate on 17th April 2017,
Death Certificate enclosed, leaving behind the following legal heirs, Legal Heir

WHEREAS the wife, three sons and two daughter of (Late) Shri. Raj Kumar Modi,
are entitled to the said property as his Class-I Legal Heir under Hindu Succession Act,
1956.

WHEREAS consequent upon death of Shri. Raj Kumar Modi his legal heirs are
entitled to a share in his share i.e., 1/2 th in the Schedule Property; 1/6th share each in
1/2th share in the property more fully described in the Schedule Property.

NOW THIS DEED WITNESSETH AS UNDER:

1) Pursuant to their wish, as mentioned above, the Executants/Releasors out of


natural love and affection and without any monetary consideration, has released
and relinquished their 1/6th share in the Schedule B Property, more fully described
in the Schedule hereunder as Scheduled C Property.

2) The RELEASEE from today onwards has become the full and absolute owners for
the RELEASORS share in the Schedule - B property with full powers of alienation by
virtue of this DEED OF RELEASE.

3) The RELEASORS and their legal heirs hereafter do not have any right, title, interest
over the Schedule – B property and the RELEASEE hereafter enjoy the same
absolutely with full right, title and interest over the Schedule – B property more
fully described in the schedule hereunder.

4) The RELEASORS covenant and undertake to execute any further documents that
may be necessary for assuring the title in favour of the RELEASEE herein in respect
of the Schedule – B property more fully described in the schedule hereunder at the
cost of the RELEASEE.

All that piece and parcel of land measuring 33 Acres and 18 Cents situated on the
newly gifted 12-meter Public Road abutting River Koovam comprised in T.S No. 1/1,
