AGREEMENT OF SALE
Hereinafter referred to as the Party to the First Part the “Vendors", which
expressions shall mean and include all their heirs, administrators, assignees and
successors.

expressions shall mean and include all his heirs, administrators, assignees and
successors.
Whereas SRI. CHINTAKUNTLA SATISH REDDY, party of the first part is the
owner of 100 Sq.yards of undivided share in the property bearing plot No.16, in
sector II of HUDA TECHNO ENCLAVE MADHAPUR of Sy.No.64 of Madhapur
Village, Serilingampally Mandal, Rangareddy District, out of total land
admeasure of 837.50 Sq.Meters or 1001.65 Sq.Yards, by virtue of Regd. Sales
Deed Dt. Dt.29-04-2002 bearing regd. Document No.3731/2002, Hyderabad.
Whereas SRI. CHINTAKUNTLA RAJESH REDDY, party of the first part is the
owner of 100 Sq.yards of undivided share in the property bearing plot No.16, in
sector II of HUDA TECHNO ENCLAVE MADHAPUR of Sy.No.64 of Madhapur
Village, Serilingampally Mandal, Rangareddy District, out of total land
admeasure of 837.50 Sq.Meters or 1001.65 Sq.Yards, by virtue of Regd. Sales
Deed Dt.29-04-2002 bearing regd. Document No.3730/2002, Hyderabad.
Whereas SRI.VADAPALLY PRAVEEN, party of the first part is the owner of 100
Sq.yards of undivided share in the property bearing plot No.16, in sector II of
HUDA TECHNO ENCLAVE MADHAPUR of Sy.No.64 of Madhapur Village,
Serilingampally Mandal, Rangareddy District, out of total land admeasure of
837.50 Sq.Meters or 1001.65 Sq.Yards, by virtue of Regd. Gift Deed Dt.4th
December 2018 bearing regd. Document No.20097/2018, Hyderabad.
Whereas SRI.VALLAPUNENI PRADEEP, party of the first part is the owner of 100
Sq.yards of undivided share in the property bearing plot No.16, in sector II of
HUDA TECHNO ENCLAVE MADHAPUR of Sy.No.64 of Madhapur Village,
Serilingampally Mandal, Rangareddy District, out of total land admeasure of
837.50 Sq.Meters or 1001.65 Sq.Yards, by virtue of Regd. Gift Deed Dt.4th
December 2018 bearing regd. Document No.20096/2018, Hyderabad.
Whereas KUM.PRATTIPATI SONI, party of the first part is the owner of 100
Sq.yards of undivided share in the property bearing plot No.16, in sector II of
HUDA TECHNO ENCLAVE MADHAPUR of Sy.No.64 of Madhapur Village,
Serilingampally Mandal, Rangareddy District, out of total land admeasure of
837.50 Sq.Meters or 1001.65 Sq.Yards, by virtue of Regd. Sales Deed Dt.29 th
April 2002 bearing regd. Document No.3729/2002, Hyderabad.
Whereas SRI.POLINENI SRINIVASA RAO, party of the first part is the owner of
100 Sq.yards of undivided share in the property bearing plot No.16, in sector II of
HUDA TECHNO ENCLAVE MADHAPUR of Sy.No.64 of Madhapur Village,
Serilingampally Mandal, Rangareddy District, out of total land admeasure of
837.50 Sq.Meters or 1001.65 Sq.Yards, by virtue of Regd. Gift Settlement Deed
Dt. 3rd July, 2015 bearing regd. Document No.5605/2015, Hyderabad.
Whereas SMT.POLINENI SHALINI DEVI, party of the first part is the owner of 100
Sq.yards of undivided share in the property bearing plot No.16, in sector II of
HUDA TECHNO ENCLAVE MADHAPUR of Sy.No.64 of Madhapur Village,
Serilingampally Mandal, Rangareddy District, out of total land admeasure of
837.50 Sq.Meters or 1001.65 Sq.Yards, by virtue of Regd. Sales Deed Dt. 28 th
March, 2001 bearing regd. Document No.2151/2001, Hyderabad.
Therefore now the Vendors, the parties of the first part, own undivided share as
follows.

1.The Parties to the First Part, the Vendors shall sell and the Party to the
Second Part, the Vendee shall buy an extent of 700 Sq.Yards being under the out
of total land admeasure 1001.65 Sq.yards in plot No.16, in sector II of HUDA
TECHNO ENCLAVE MADHAPUR of Sy.No.64 of Madhapur Village,
Serilingampally Mandal, Rangareddy District. for a consideration of
Rs.------------/- (Rupees ---------------------- only)
3. The Parties of the First Part shall hand over the original documents of title and
other related papers regarding the said property the Party to the Second Part, at
the time of registration of the sale deed.
4.The Parties to the First part assure that the said property together with all
the rights therein is free from all encumbrances and the Vendors have the
power to sell the said property and does not suffer any other deficiency.
5.The Parties to the First part undertake to sign any letter or letters or any
other documents in favour of the Party to the Second part to perfect the title of
the Party to the Second part, the Vendee if so required. However the second part
has come forward to purchase the property after due verification of title and the
location of the schedule property.
6. All expenses of Stamp duty, Registration fee and other expenses in connection
with the registration of the Deed of Transfer of title shall be borne by the Party to
the Second part. However, all outstanding expenses due or any rates and taxes
due on the property till date shall be borne and paid by the Parties to the first
part.
7. The Vendors shall put the Vendee in actual, physical possession of the
property on the day of registration of the sale deed.
9.The Vendor assures the Vendees that the land is not covered by the
Agricultural Tenancy Act nor it is attracted by the Urban Land Ceiling Act.
SCHEDULE OF PROPERTY
All that property admeasure 700 Sq.yards undivided share out of total extent of
1001.65 Sq.yards of land in plot No.16, in sector II of HUDA TECHNO ENCLAVE
MADHAPUR of Sy.No.64 of Madhapur Village, Serilingampally Mandal,
Rangareddy District. Together will all easementary rights and privileges attached
thereto and bounded as follows:
North : Park
South : 12mtrs road(40 ft road)
East : 12mtrs road(40 ft road)
West : plot No.15.
The total land admeasuring 1001.65 Sq.yards delineated in the plan, annexured.
IN WITNESSES WHEREOF, the Vendors and the Vendee have signed on this
Agreement of Sale with free will and consent on this the day, month and year
first above mentioned.
