THIS DEED OF SALE is executed on this the 18th day of March 2024 at
Kalaburagi by:-
dtd. 04/08/2023.
The Name of Vendor is appearing in City Corporation records vide City Corporation
records vide Khata Extract/Form No. 2 at E-Asthi GIS Property ID No. 38-12-1273-
3092 in file No. KMP/Z-2/REV/ASST/81/2023-24 Record No. 23082784.
AND WHEREAS, the vendor due to his family necessity and in order to clear off
the family debts etc., has entered into an agreement to sell his above mentioned Plot in
favour of the vendee for consideration amount of Rs.10,15,000/- (Rupees Ten Lakhs
Fifteen Thousand Only) to which the Vendee has consented for the same.

That, the Market Value of the said property (Plot) under sale is not more than
Rs.10,15,000/- and the sufficient stamp duty of Rs. 56,940/- is to be paid and out of it
stamp duty of Rs. 51,865/-, Registration fees of 1% i.e., Rs.10,150/- and out of stamp
duty cess of Rs. 5,075/-, Scanning fee of Rs. 350/-, Miscellaneous fee Rs. 200/- Map fee
of Rs. 100/- & Affidavit fess of Rs. 40/- is paid which is sufficient.
prior to execution of this sale deed (the receipt where of is acknowledged) thus the
Vendor as a owner hereby sold his Open Plot No. 46 measuring 12 Mtrs x 9 Mtr = 108
Sq. Mtrs. Situated in Sy. No. 31/4 of village HIRAPUR Tq & Dist Kalaburagi with
having City Corporation records vide Khata Extract/Form No. 2 at E-Asthi GIS
Property ID No. 38-12-1273-3092 in file No. KMP/Z-2/REV/ASST/81/2023-24
Record No. 23082784 in favour of vendee together with all its rights, title, interest,
easement including the right of mutation etc., to have and hold the same forever, and
the possession of plot undersale has been already delivered by the vendor to the vendee.
2. THAT the plot undersale is free from all kinds of encumbrances and charges either
private or government.

3.THAT, if for any defect in the title or interest of the vendor or if for any dues or arrears
found out over the plot under sale thereby the vendee is put to any loss, the vendor
undertakes to compensate and keep the vendee fully indemnified against any loss
arising out of any third persons claim.
4. THE Vendee is at liberty to get mutate the above said plot in her name, for which the
Vendor has no objection of any kind.
