No.695590904010) 45 years, residing at New No-17/21 ,kannabiran Street
Noombal, Thiruverkadu, Ayyapakkam, Chennai-600077 represented VR FOUNDATION,
rep by its Proprietor Mr. Rathenapandi (AADHAR No.8407 3537 8687) aged about 24
years having office at No.93, Kundrathur High Road, Vigneshwara Nagar, Porur, Chennai – 600
116 as his General power agent vide power doc - 6086/2023 dated 28.03 .2023 SRO

the PURCHASER of the Other Part.

WHEREAS the VENDORS ever since the date of purchase the aforesaid land they are
in sole and exclusive possession, of vendor occupation and enjoyment of the property.

WHEREAS the Late.Mr.K.Balan 1st VENDOR husband, 2nd and 6th VENDORS father, 3rd
VENDOR father in law 4th and 5th VENDORS grandfather purchased the land situated at
KAVANOOR VILLAGE, SRIPERUMBUDUR Taluk, Chengalpet District, comprised in vide
registered Sale Deed bearing Document No.9775/1988, dated 09.12.1988,
Document No.9776/1988, dated 09.12.1988 in the Sub-Registrar Office,
Poonamallee. Whereas the Late.Mr.K.Balan S/o.Kittu, died intestate on 04.05.2013

leaving behind the legal heirs namely 1) Mrs.Neela w/o Late.Mr.K.Balan,2) Mrs.
Kalavathy D/o Late.Mr.K.Balan, 3) Late.Mr.Venkatesan S/o Late.Mr.K.Balan and 4) Mr.
Jagan S/o Late.Mr.K.Balan Whereas the Late.Mr.Venkatesan S/o Late.Mr.K.Balan, dying
intestate on 02.03.2022 leaving behind the legal heirs namely 1) Mrs. Thangam W/o
Late.Mr.Venkatesan, 2) Mrs. Neela M/o Late.Mr.Venkatesan 3) Mr. Mohan S/o
Late.Mr.Venkatesan and 4) Selvi. Dharshini D/o Late.Mr.Venkatesan since she is a minor
and her mother becomes natural guardian for the same and execute on behalf of her
and they all are being a joint possession and enjoyment of the property in respected
S.Nos. described in the schedule hereunder.

since then The VENDOR, has become the sole and absolute owner of the SCHEDULE
MENTIONED PROPERTY . subsequently the VENDOR gifted required extent for public
purpose vide Gift Deed registered as Document No- No. 22146/2022 Dated On
7.09.2022 in the SRO KUNDRATHUR, in favour of KUNDRATHUR PANCHAYAT
UNION COMMISSIONER @ Padappai

WHEREAS the VENDOR has absolutely possessed the aforesaid larger extent property
and converted the property into various house sites and formed layout in the name of
“SRI KAMATCHI NAGAR” and subsequently has offered to sell one of the PLOT
bearing No. measuring sq.meter ( sq.ft) comprised in Survey No.
274/2A &274/3A in the layout known as “SRI KAMATCHI NAGAR” situated at
KAVANOOR VILLAGE, SRIPERUMBUDUR Taluk, Chengalpet District, and more fully
described in the Schedule hereunder for a sum of at

NOW THIS DEED OF SALE FURTHER WITNESSETH AS FOLLOWS:-

1. That in pursuance to the said offer and acceptance thereof and in Consideration
for a sum of

and the receipt of which sum the VENDOR hereby admit, acknowledge and
acquit the PURCHASER from any further payment and relinquish all their rights
and convey the same.

2. The VENDORS does hereby covenant with the PURCHASER that the
VENDORS is the absolute owner having good and marketable title and has full
and absolute powers to convey the SCHEDULE PROPERTY in the aforesaid
manner.

3. The VENDORS does hereby declare and assure the PURCHASER that the
SCHEDULE PROPERTY hereby conveyed is not subject to any proceedings or
attachment of Court or any Panchayat or Revenue Authorities or under any
acquisition proceedings by the State/Central Government.

4. The VENDORS do hereby declare that all Public Charges like Kist, Cess and all
other charges payable to the Public Authorities in respect of the SCHEDULE
PROPERTY up to date of this sale has been paid and in the event of there
being any claim in future, in this regard, by any person or persons claiming
under or
through the VENDORS or their Agents, Judicial, Quasi-Judicial Authority for any
act committed by the VENDORS prior to the date of this sale, the VENDORS
hereby assure and Promise to pay the same or reimburse to the PURCHASER, if
the Tax or claim is paid by the PURCHASER.

5. The VENDORS covenant with the PURCHASER that as on date of this sale the
holding of the SCHEDULE PROPERTY by the VENDORS is not affected by any
of the provisions of the Tamil Nadu Urban Land (Ceiling and Regulation) Act,
1978, Land Reform Act and/or any other Act, Ordinance, Government Order
passed by the State/Central Government.

6. The VENDORS do hereby further covenant that the SCHEDULE PROPERTY


hereby conveyed shall at all-time be entered upon peaceably and quietly enjoyed
by the PURCHASER.

7. The VENDORS further declare and agree that the PURCHASER is entitled by
and in virtue of the conveyance, to have the Patta and all relevant Revenue
records of the said property, be granted/ changed/transferred in his name (the
PURCHASER herein) and make the necessary mutations in the registers of the
Local Administration Department and the Revenue Department of the State of
Tamil Nadu and all other public authorities concerned by recording the name of
the PURCHASER as the Sole Owner of the SCHEDULE PROPERTY without
any further reference to the VENDORS.

8. The VENDORS has delivered Vacant possession of the SCHEDULE PROPERTY


hereby conveyed to the PURCHASER this day and also handed over copies of
the Title Deeds relating to the same to the PURCHASER herein.

9. The VENDORS do hereby further covenant with the PURCHASER that the
VENDORS and all persons lawfully claiming under the VENDORS shall and will
from time to time and at all times hereafter at the cost of the PURCHASER shall
execute and Register all such further Deeds and things for more perfectly
assuring the title to the PURCHASER hereby conveyed.
