LEASE CONTRACT

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE is made and executed at the City of Davao, this JUNE 8,
2O22, by and between:

ANGELIE JABINAR , of legal age, Filipino, single and with residence address at
Coronon Santa Cruz Davao del Sur, hereinafter referred to as the LESSOR.

-AND-

SALVE TEOFILO, of legal age, Filipino, and with a residence address at Osmena
Corner Odi St. Koronadal City referred to as the LESSEE.

WITNESSETH; That

WHEREAS, the LESSOR is the owner of the leased premises, a residential property,
located at Block 72 Lot 58 Prestige Homes Cabantian, hereinafter referred to as
Leased Premises, of which the LESSEE occupies;

WHEREAS, that the LESSOR and the LESSEE in consideration of the lease agreed on
the following terms and conditions, to wit:

TERMS AND CONDITIONS

1. TERM: The term of the lease is for a period of One (1) year, from June 2022 to June
2023, without increases in monthly rental, renewable in writing, for another period of
One (1) year, upon mutual agreement of the parties.

2. RENTAL RATE: The monthly rental rate for the leased premises shall be in PESOS:
Four Thousand Pesos (P 4,000.00), Philippine Currency.

3. DEPOSIT. That the LESSEE shall deposit One Month (1) Advance and One (1) Month
Deposit prior to move-in an amount equivalent to the rent for Three (2) Months or
the sum of Pesos: Twelve Thousand Pesos (P12,000.00), Philippine Currency;

4. UTILITIES. The payment of utility bills such as telephone, light, water and other
utilities shall be paid by the LESSEE;

5. REPAIRS. The LESSEE shall pay for the expenses of minor repairs, movable
improvements and damage to the leased premises by reason of negligence of any
of his household; The LESSOR shall pay all taxes on the leased premises, major repairs,
permanent improvements that may be allowed upon prior notice;

6. APPLIANCES AND FURNITURES. The house is considered bare upon move in. Thus,
appliances and furniture are provided by the LESSEE.

7. SUBLEASE NOT ALLOWED. The leased premises or any portion shall not be sub-
leased without the consent of the LESSOR;

8. SANITATION. The sanitation and upkeep of the leased premises and the proper
disposal of garbage and the safety of the premises shall be the responsibility of the
LESSEE;

9. RIGHT TO INSPECT. The LESSOR shall have the right to inspect the leased premises
from time to time in the presence of the LESSEE;
10. USE OF THE OWNER. In case the LESSOR needs to use the unit herself. She will have
to inform the LESSEE 3 months prior to using the property.

11. GROUND FOR TERMINATION. Any violation of the foregoing stipulations or non-
payment of the rental for two (2) consecutive months shall be a ground for
termination of this Contract.

IN WITNESS WHEREOF, the parties herein affixed their signatures on the date and
