SPECIAL POWER OF ATTORNEY

We/I, ____________________, of legal age, ________, Filipino, and with postal and
residence address at _____________________, do hereby name, constitute and appoint
_______________________, of legal age, ________, Filipino, and with postal and residence
address at _____________________, to be our true and lawful Attorney-in-Fact, to act for and
in our name, place and stead, to do and perform any and all of the following acts or things:

1. To handle the settlement of the estate of the late

______________________(“Estate”), and to sign, execute, and deliver the Extra-
Judicial Settlement any and all related documents to settle the Estate, and the
transfer of the property of the late ______________________, particularly, a parcel
of land covered by ___________________ located in Barangay
____________________ (the “Property”) to his legal heirs, namely
_____________________________ (the “Heirs”);

2. To transact and represent in any relevant government agency including but not
limited to the Bureau of Internal Revenue, Provincial and Municipal/City Assessor’s
Office, City/Municipal Treasury Office, Register of Deeds, with respect to any matter
relative to the settlement of the Estate, and the transfer of the portion of the Property
in the name of the Heirs;

3. To pay for the estate tax, publication, and any and all other fees incidental and
relating to the settlement of the Estate, and the transfer of the portion of the Property
to the Heirs;

4. To sell, assign, dispose and transfer ownership and possession of the entire
Property, including the improvements therein, under the terms and conditions as the
Attorney-in-Fact may deem proper and fit;

5. To sign, execute and deliver the necessary Contract to Sell and/or Deed of Absolute
Sale covering such sale including any and all documents that may be necessary or
required thereto and to deliver possession of the Property to the Buyer;

6. To receive the proceeds of the sale, either in cash or in check(s) and if payment in
check, for the Attorney-in-Fact be the payee of the checks with full authority to
encash and/or deposit the same, and to pay any and all such fees and expenses
that may be agreed upon with the Buyer;

7. To transact and represent in any relevant government agency, including but not
limited to the following: Bureau of Internal Revenue, Provincial and City/Municipal
Assessor’s Office, City/Municipal Treasury Office, Register of Deeds, Bureau of
Lands, Department of Agrarian Reform; to request, claim, and deliver any and all
documents, and to pay for the capital gains tax, documentary stamp tax, real
property tax, and all other incidental fees for the transaction relating to the transfer
of title and/or tax declaration in the name of the Buyer;

8. To do such any and all other acts, or execute any and all documents, deeds and
instruments may be required necessary or incidental to carry out effectively any and
all of the purposes for which this authority is hereby given;

HEREBY GIVING AND GRANTING unto our said Attorneys-in-Fact full power and
authority to do and perform all and every act requisite or necessary to carry into effect the
foregoing powers, as fully to all intents and purposes as we might or could lawfully do if
personally present, with full power of substitution and revocation,

HEREBY RATIFYING AND CONFIRMING all that our said Attorneys-in-Fact or their
substitute(s) shall lawfully do or cause to be done in its behalf by virtue of these presents
