GENERAL INFO
Located in the historical region of Transylvania, on the
left bank of the Mureș River, Deva is the capital
of Hunedoara County.

Deva is a very old settlement, being documented for


the first time in 1269, but the archaeological
breakthroughs show that the city's territory was
inhabited since the Stone Age.
The most important tourist attractions of
Deva, of great historical significance for Romania, are:
the Deva Citadel, The Corvin Castle (or the Hunyadi
Castle), The Prislop Monastery, The Magna Curia
Castle (or Bethlen Castle).

According to the last census, from 2011 there were:


 56,647 people living in the city of Deva and
 418,565 people living in Hunedoara County

ECONOMY
According to the INS Hunedoara, there are 418,565 people living in the
Hunedoara County, with a 59,3 people/ sqkm density. 65% of the
population is between 15- 59 years old.
By December 2017 the unemployment rate was 4,23%. Taking into account
the national and European situation of the manpower, the rate of
employment in the Hunedoara County had a very good evolution, reaching
national 4th place in terms of employment rate.

In march, 2018 was announced a massive investment in Hunedoara County,


in Simeria, just 10 km away from Deva, by BOSCH, making Simeria the
fourth production Unit in Europe.
In the fist phase will be created more than 700 work places, bringing
Simeria, and to the whole Hunedoara County, an economic improvement.

PREMISES
Analyzing the data presented in the previous tables we can see an improvement in
the economic situation of the Hunedoara county.
Starting with 2013, the unemployment rate has steadily decreased in Hunedoara,
reaching 4.3% by 2016.
This is a considerable improvement given the fact that in 2007 in Hunedoara the
unemployment rate was 10.7%
At the same time, the monthly average net income has increased year on year, In Romania, the Bosch Group is present with
following the national growth trend. four entities in different locations across the
country. The headquarters of the company are
located in Bucharest, where Bosch also has a

Located in the southern area of the city, on the DN 79 Sibiu- Arad, on the
entrance of the Deva city, European Retail Park Deva is one of the biggest
shopping Centers to be opened in Romania, bringing Deva to the top 3 cities by
commercial lease area per capita.

The retail park occupies an area of approx. 16ha, at the edge of Deva, in the
Sântuhalm area.
The built area is approx. 43,000sqm, and was initially built for a food retailer
anchor, a DIY store and other commercial spaces for retail.

European retail Park Deva will be an important investment , witch will create
over 1000 work places for the population of Deva and surroundings.

The construction of European Retail Park Deva began in the early 2000s, and is
now under preservation.
European Retail Park Deva has almost 43,000 sq m GLA, and includes a food
retailer anchor on a 9,400 sq m area, witch was 80% finished, commercial lease
spaces on more than 23,000 sq m, witch were 60% finished and a DIY store on
9,800 sq m witch was only 25% finished.
The Retail Park has a generous parking lot, with almost 4000 parking places for its
clients. The total area for parking lot and acces roads is more than 55,000sq m.

• European Retail Park Deva is going to be one of the biggest shopping Centers
to be opened in Romania, bringing Deva to the top 3 cities by commercial
lease area per capita.
• The total surface of the Retail Park is 154, 852sqm, with two boxes built:
 34,296 sqm for a retail food anchor and a shopping gallery;
 10,287 sqm for a DIY store.

Being located in an area with mixed destination - industrial and commercial,
at the entrance of Deva, having a roundabout on the DN 79 to ease the
access, European Retail Park Deva has all the premises to become an
important destination to all Deva and surroundings residents and tourists.

The competition in the analyzed area is represented by:


 Shopping City Deva with Auchan and Praktiker, opened in 2015;
 Ulpia Shopping Center;
 Deva Mall;

All these shopping centers are located in Deva, Simeria and Hunedoara have
no shopping centers.
As a competition to the European Retail Park Deva food’s anchor can be
noted: Kaufland in Deva and Hunedoara.

Located on the DN 79 Sibiu-Arad, European Retail Park will
benefit of the high traffic in the area.
More than 1068 cars per hour throughput the location on the
rush hour.
On the chart below are marked the most crowded streets of the
city.
Deva has a very well developed public transportation, with lines
that go all the way to Cristur, with stations close to the
entrance of the Park.
