Dear Sir.

Letter of offer- Mavoko Town Block 2/26139 Plot Number 21.Katani.

We refer to the above matter in which you have indicated your interest to purchase the above mentioned
property.

Please note that we are prepared to sell the above-mentioned Property as more particularly described
below subject to contract by way of a formal agreement for sale based on the following main terms and
conditions:

1. Parties:

 Purchaser: TOM KIPKEMOI SEGO

 Vendor: Timothy Gitonga & Mary Wambui Gitonga (ID-9089256 & 0692311
repectively.)

Property:

The property sold is ALL THAT Parcel Number known as Mavoko Town Block.2/26139,
situated in Katani and measuring approximately 0.042Ha. The property is sold on “as is where is”
basis. Here in annexed as PLOT 21
Purchase price
 The purchase price for the property is Kenya shillings Two million Six hundred thousand only
(Kshs.2,600,000/=),which shall be paid by the purchaser as follows:

1. DEPOSIT a mounting to Kshs.1,200,000 .
2. A balance of Kshs.1,400,000 to be paid upon completion of the Sale agreement over a
period of 9 Months or as agreed by both parties on the sale agreement.

4. Completion date

 The contracted completion date (the “completion Date”) shall be the date falling 9 Months
from the date of execution of the Sale Agreement or such other date as the parties may mutually
agree in writing. Payment completion date may be earlier than that.

5. Possession

 The property is sold with vacant possession which shall be granted to the purchaser on the
completion date but subject to the receipt by the vendor of the entire purchase price in respect
of the property
4. Transactional costs

 Each party shall be responsible for its own costs and expenses incurred in connection with the
sale of the property and the purchaser shall be responsible for any stamp duty incurred on the
transfer of the property.
5. Contract

 Until such time as the agreement for sale of the property has been executed, all covenants,
conditions and the purchase price shall be deemed to have been incorporated in this letter of
offer. The formal agreement for sale setting out the detailed terms of the sale shall be prepared
by the Purchasers advocates and once executed will supersede this letter of offer. The Bank
account for purposes of this sale shall be:
