With this Booking Confirmation, the 'Agent' confirms THE PROPERTY reservation for the
'Customer' who in turn agrees to the amounts payable and the terms & conditions below.
Customer agrees to reserve THE PROPERTY together with the furniture, fixtures, and
equipment details of which will be provided in Check-List during check-in time. The
Customer agrees to occupy THE PROPERTY for residential purposes only.

The Customer agrees to use and occupy THE PROPERTY solely and exclusively as, and for
the purpose stipulated in the previous paragraph and shall not use or permit it to be used on
THE PROPERTY for any illegal and immoral purpose and activities, and any illegal
substances, and also shall not create or allow on THE PROPERTY any nuisance or any act
or matter which may tend to be an annoyance, nuisance or disturbance to the Landlord,
Agent or other customers.

Description -

Located in Nai Harn Beach, within 2.2 km of Mu Ban Tan Khu Beach and 1.7 km of Naiharn Lake,
Naiharn Sea Condominium offers accommodation, air conditioning, an outdoor swimming pool
and a garden. This accommodation provides a balcony.

This apartment is equipped with 1 bedroom, a kitchen with a microwave and a fridge, kitchen
equipment, two flat-screen TVs, a laundry machine, a seating area and 1 bathroom equipped with
a shower. Towels and bed linen are provided.

The apartment offers a terrace.

The nearest airport is Phuket International, 36 km from Nai Harn Sea Condominium, and the
property offers a paid airport shuttle service.

Check-in and check-out requests outside of the designated times will each entail an
additional surcharge of $50.00. Please inform us if there are significant deviations in your
planned arrival or departure times. Early check-in or late check-out must be agreed upon in
advance.

PAYMENT, DAMAGE DEPOSIT & CANCELLATION POLICIES, AND SCHEDULES

To secure this booking and to attend to book the unit, a payment of 10,000 thb (security
deposit) and the next rental payment every month is 20,000 thb is due within signing
contract date.

PAYMENT METHODS:

The CUSTOMER should inform the AGENT of their mailing address and intended payment
method.

after 60-75 minutes we will be happy to welcome you to your holiday home!

vacation property

RULES & RESTRICTIONS:

• Please let us know your estimated arrival and departure time at least 24 hours in advance.

• Normal check-in time: 14:00 - 18:00.

• Normal check-out time: 09:00 - 11:00.

• Check-in process: we will meet you at the property to show the facilities and provide keys
and any instructions.

• Check-out process: one hour before your departure time we will meet you at the property
for general checking, return keys, and deposit refund (in case of cash deposit).

• PLEASE PAY ATTENTION TO THAT COST ;

- ELECTRICITY (6THB PER UNIT) MUST BE PAID ACCORDING TO THE METERS


DURING YOUR STAY AND BEFORE CHECK-OUT
- WATER SUPPLY (35THB PER UNIT) MUST BE PAID ACCORDING TO THE
METERS DURING YOUR STAY AND BEFORE CHECK-OUT.
- HI-SPEED WIFI IS NOT INCLUDED WHICH COST 700THB A MONTH IF YOU
REQUIRED.

• Total number of occupants should not exceed the quoted number unless agreed (with the

• REFUNDABLE SECURITY DEPOSIT FOR LONG-TERM RENTALS (1 MONTH) IN THE


AMOUNT OF THB 10,000 IS REQUIRED BEFORE CHECK-IN. YOU CAN PAY BY CASH
OR BY BANK TRANSFER. IN CASE OF NON-PAYMENT - ACCESS TO THE PROPERTY
WILL BE REFUSED

• Pets are not allowed.

• The property is non-smoking (Smoking is allowed outdoors only).

• Please respect your neighbors and do not make noise from 22:00 to 09:00.

• Children must be supervised, especially around pool areas. Running and diving under the
supervision of parents only.

• Please do not hang towels or clothing over railings for balconies.

• Fireworks and Chinese lanterns are not allowed as they are fire hazards.

• Please close windows and doors when AC is on. Turn off AC and all lights when leaving.

• We provide all furnishings, but we do not provide cleaning services per week, please let us
know if you need cleaning service, and it can be ordered with extra separate bills.

TV service, and bathroom & kitchen supplies, towels and linen sheets are included. Please
leave the property with the same equipment provided.

• We expect to enjoy & love the property as much as we do and take good care of it!

INDEMNITY & LIABILITY

The CUSTOMER is responsible for their own travel/health insurance. Neither the
LANDLORD nor AGENT shall be held responsible in any way for accidental injury, death, or
damage/loss to personal effects of the CUSTOMER. If, due to circumstances beyond the

AGENT's control, such as flood, fire, hurricane, or other damage, the AGENT is unable to
honor this Booking Confirmation. The Damage Deposit and advance payments shall be fully
refunded provided said damage was not the fault of the CUSTOMER. The CUSTOMER is
responsible for all damages excluding wear and tear, and including those which exceed the
deposit amount. Neither party may terminate this Booking Confirmation at any time, with or
without cause, by notifying the other party immediately after the end of the repayment
period.

THE CUSTOMER’S COVENANTS

The CUSTOMER hereby covenants with the AGENT as follows:

• That the CUSTOMER will not modify, improve, or alter THE PROPERTY without prior
written approval from the AGENT. Any such modification shall immediately become the
ownership of the Landlord and the CUSTOMER shall have no right to claim any
compensation. This provision notwithstanding, the AGENT reserves the right to require the
CUSTOMER to remove or demolish any such modification or alteration or part thereof at the
CUSTOMER’s expense when this Booking Confirmation is terminated or canceled under any
circumstances.

• That the CUSTOMER will permit the Landlord and/or the AGENT or representatives, at all
reasonable times and intervals, to enter upon THE PROPERTY to inspect and that he will
maintain THE PROPERTY in a clean and tidy condition.

• That the CUSTOMER will be liable for any default, negligence, or omission and indemnify
the AGENT for all cost of any damage caused to any part of THE PROPERTY and common
areas of THE PROPERTY by the CUSTOMER.

• That the CUSTOMER will conform to the rules and regulations of THE PROPERTY at all
times.

• That THE PROPERTY shall be allowed a maximum of 2 (two) adults per room and child 12
(twelve) years and under shall stay free with their parents.

THE AGENT’S COVENANT

The AGENT hereby covenants that the CUSTOMER shall peaceably hold and enjoy THE
PROPERTY during the period agreed until check-out time scheduled in this Booking
Confirmation without any intrusion or interruption by the Landlord and/or the AGENT,
provided that the CUSTOMER duly pays fees and has complied with all its obligations under
this Booking Confirmation.

In the unlikely event that AGENT is unable for any reason (including the sale of a property
and force majeure) to provide the CUSTOMER with the Property booked by the
CUSTOMER, AGENT reserves the right to transfer the CUSTOMER and their party to an
alternative Property of the similar type and value, in consultation with the CUSTOMER. If the
price of the substituted Property is less than the original booking, the difference will be
reimbursed to the CUSTOMER. If the price of the substituted Property is higher than the
original booking, the difference may be charged to the CUSTOMER. If, however, after

considerable effort by AGENT, no alternative of similar type and value is available and/or no
agreement can be reached between the CUSTOMER and AGENT, then either AGENT or
the CUSTOMER may opt to cancel the booking. In that event, the AGENT will refund the
CUSTOMER all monies paid, without further compensation.

SUBSEQUENT EVENT AFTER INVALIDITY AND TERMINATION

Should this Booking Confirmation become invalid or be terminated in any respect, the
CUSTOMER shall immediately remove all properties and any other belongings of the
CUSTOMER from THE PROPERTY. The CUSTOMER shall also return THE PROPERTY to
The AGENT within check-out time on the day when this Booking Confirmation becomes
invalid or is terminated. In the event that the CUSTOMER fails to comply with this
requirement, the CUSTOMER shall accept the conditions as follows:

• The entire sum of money that the CUSTOMER has paid to the AGENT shall be forfeited.

• The AGENT has the right to seize and repossess THE PROPERTY immediately upon
completion of the specified check-out time.

• In addition to the Booking, the AGENT has the right to levy a daily fine of USD 250.00 (two
hundred fifty US dollars only) against the CUSTOMER, and to demand payment of damages
or payment of any other expenses that may arise, commencing the moment following the
completion of the specified check-out time, until the day the CUSTOMER removes all his
property, merchandise and any other belongings from THE PROPERTY or storage arranged
by the AGENT, and returns THE PROPERTY in good and orderly condition to the AGENT.

GOVERNING LAW

This Booking Confirmation shall be governed and construed in accordance with the laws of
Thailand.

DIGITAL SIGNATURE

You agree your digital signature is the legal equivalent of your manual signature on this
Booking Confirmation.

By signing here below, the Guest and Manager agree to all the terms and conditions in this
agreement.
