LEASE AGREEMENT

This Agreement is made on the 13th day of March 2023, between

Mr. David Jaygee Ghani, the Owner of a Villa located at 10 Patak Soi 2 – Tambon Karon, 83100
Phuket, Thailand, hereafter known as the Landlord,

Mrs. Tereza Duskova with passport number 47758447 (CZE), hereafter known as the Tenant.

1. It is hereby agreed as follows:

The Landlord agrees to let and the Tenant agrees to rent the house, furnishings, structures and
grounds (hereafter called the Premises) situated at 10 Patak Soi 2 – Tambon Karon, 83100 Phuket,
Thailand.

The monthly rental rate shall be THB 80,000 (THB Eighty thousand).

(b) The Lease period under this agreement shall be 15 months, commencing on the 16th day of
April 2023, and ending on the 16th day of July 2024.

2. The Tenant agrees as follows:

(a) To pay the Landlord before check-in a security deposit equivalent to THB 240,000 (Thai Baht
Two hundred and forty thousand), which will be returned to the Tenant without interest upon
the termination of this agreement.
However, should any damage other than normal wear and tear have been caused to the Premises
by the Tenant, the Landlord shall be entitled to retain all or any part of this sum depending on
the extent of the damages or the payment incurred. The Tenant shall not deduct any monthly
rent payments from this security deposit;

(b) The Lessee shall pay the Lessor (one) month rental in advance before check-in, totaling THB
80,000 (Thai Eighty thousand).

(c) To pay the Landlord the monthly rental payment of THB 80,000 (Thai Baht Eighty thousand)
in advance on the 16th day of every calendar month commencing from the 16th of May 2023, and
ending on the 16th of June 2024.

(d) The Tenant shall maintain the Premises in a good state; keep the interior clean and in
habitable condition and exercise reasonable care in keeping the grounds tidy and attractive;

(e) The Tenant shall permit the Landlord or his authorized agent to enter and inspect the
premises, and to effect repairs and renovations, at all reasonable times agreed between the
Landlord and the Tenant;

(f) The Tenant shall not make any alteration or addition to the Premises without prior written
consent from the Landlord. Any fixtures, fittings, hanging items of household decoration which
are not of a permanent nature and which have been installed by the Tenant during the terms of
this lease shall be removed by him/her as of termination. The Tenant must restore the premises
to its original state, before such installments were made.

(g) The Tenant shall not assign or sublet the Premises or any part thereof without the written
consent of the Landlord;

(h) The Tenant shall not do or permit to be done on the Premises anything that may be or may
become a nuisance or annoyance, or that may interfere with the environment of neighboring
premises of the Landlord and other occupants and to act according to development regulations;

(i) The Tenant shall pay all bills relating to the rent of Premises for electricity or others (if any).

- Electricity bills
- Water bills

(j) The Tenant shall return all keys of the Premises to the Landlord at the termination of this
agreement.

(k) The Tenant shall use the premises only for residential purposes (no commercial use).

(l) The Tenant shall not keep any materials of a dangerous, combustible or explosive nature, or
any illegal substances or narcotics in the Premises.

(m) lf the tenant fails to pay the rental fee for 1 month, the contract will expire automatically.

(n) Pets are allowed only with prior permission by the Landlord.

(o) Smoking is not allowed inside the premises.

3. The Landlord agrees as follows:

(a) To confirm that the Landlord is the sole owner of the premises and has the right, without any
restriction, to let the Premises. It is further agreed that the Landlord will fully inform the Tenant
of any person to whom he may propose to sell or trade the premises during the terms of this
lease provided that there be no changes on the provisions and condition of this Lease Agreement;

(b) That on commencement of this lease, the Premises shall be clean, complete and to be readily
available for this lease. The Landlord will only be responsible to the internal and external
condition and any renovation of the premises;

(c) To allow the Tenant to peacefully hold and enjoy the premises during the period of this lease,
provided that the Tenant duly pays the rental payment and observes the other conditions of this
lease;

(d) To pay all land taxes and any other taxes levied on the premises.

4. It is also agreed between the Landlord and the Tenant as follows:

(a) This agreement is renewable, in case renewing the lease is agreed upon by both parties. In
case the tenant would like to extend the rental agreement, the tenant needs to inform the
landlord 30 days prior the end of the rental agreement.

(b) In the event that the Tenant terminates this agreement before the expiry date for any reason,
the Tenant agrees that the Landlord shall be entitled to keep the whole security deposit.

(c) The Landlord cannot terminate the contract before the expiry date.

(d) That in the event of the premises being destroyed or made uninhabitable, this lease shall
immediately become null and void;

(e) In case the landlord sells the property, and the new landlord wish to take possession of the
premises, the landlord has to give a notice period of 3 months to the tenant.

5. Place of Payment

Every payment by the Tenant to the Landlord hereunder shall be made to the Landlord by wire
transfer to

6. THIS AGREEMENT is made in duplicate both having the same tenor and effect. Both Parties
have read and understood the contents herein contained and attached and have agreed that
they all are true and correct, and hereby affixed their signatures and seals to this agreement in
the presence of witnesses as of the day, month, and year first above mentioned. Each party
retains one copy.
