DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is made and entered into by and between:
MANUEL S. COMETA of legal age, married to Teresita A. Cometa and
residing in 1435 Missouri Avenue, st. Louis, MO 63104 and represented herein by
his Attorney-In-Fact ARTHUR A. LU resident of Davao City, Philippines by
virtue of a Durable Power of Attorney to Transfer Real Estate and Close Real
Estate Transaction notarized by DESIREE KOCZAN Notary Public, State of
Missouri on 23rd day of February, 2021 and hereafter referred to as the VENDOR;
JAYSON O. SARNO of legal age, Filipino , married to Angelie M. Sarno and
residing in Buri, Matanao, Davao del Sur , Philippines and hereafter referred to as
the VENDEE;
That the VENDOR is the owner of a parcel of land known as lot C, survey no.
Pcs-12024 containing an area of nineteen thousand seven hundred forty six
(19,746) square meters embraced by Transfer Certificate of Title no.T-7849,
situated at Tres de Mayo, Digos City, Davao del Sur.
That for and in consideration of Two hundred thousand (Php200,000.00)
pesos, Philippine Currency, receipt hereof is hereby acknowledged to the full
satisfaction of the VENDOR, in hand paid in full by the VENDEE by these
presents the VENDOR hereby SELL, CEDE, CONVEY and TRANSFER
absolutely to the VENDEE portion of One hundred (100) square meters taken
from the large area of the land as described above, including all improvements
found thereon free from any liens or encumbrances whatsoever.
