Appraisal of a certain property known as Lot B, Psd-47340 covered by Title

no.4115 situated at Barangay Cogon, Digos City specifically situated along the
National Highway (Mc Arthur Highway Section Digos City Poblacion to
Municipality of Sta. Cruz, Davao del Sur).

Brief Description of the Subject Property

The land is generally flat and situated along the National Highway. It is
approximately 1.5 kilometers from Digos Poblacion.

The predominant use of the land subject of this appraisal is agricultural. However,
mixed land uses are existing near it’s vicinity such as commercial ( existence of City
Hardware). residential (existence of on-going development of Sta. Lucia Subdivision)
and the proximity of the Central Office of Davao del Sur Rural Electric Cooperative
(DASURECO)

The existence of the potable water provided by the Local water District of Digos and
the Electricity provided by DASURECO enhances the value of the property subject of
this appraisal.

The property for this appraisal report is a strip only out of the bigger tract of land
because it is proposal road or alley which will serve as outlet of the residents living in
the rear portion of this bigger tract of land in going to the National Highway.

Bureau of Internal Revenue in Davao del Sur specifically in BarangayCogon, Digos City
and the approved sechedule of Market value of Real Properties in Digos City.

which falls on the commercial zone is in continuity on the portion of road or alley which
