I, VIRGINIA M. ROA of legal age, Filipino, widow and residing in Ruparan, Digos
City, Davao del Sur. That I am the same person the owner of a parcel of land known as
Lot no.1854-W, Psd-11-077555 containing an area of Nineteen Thousand Three Hundred
Forty Six (19,346) square meters portion of a bigger parcel of land covered by Transfer
Certificate of Title no. 17239.

That my ownership is evidenced by an Affidavit of Heirship executed by me before

the Faith of Atty.__________________ entered in his Notarial Registry as Doc.

That for and in consideration of One hundred fifty thousand (P150,000.00) pesos
Philippine currency, receipt hereof is hereby acknowledged by me paid by Rosemarie
Roa Kanen by virtue of this presents.I hereby SELL, CEDE and CONVEY the aboved
described parcel of land to ROSEMARIE ROA KANEN, also of legal age, Filipino,
widow and residing in 14 Canadian MaplePlace, Lyndhurst Victoria, 3975,Australia, and
to her heirs assigns, and sucessors-in-interest free from any claims and encumbrances
whatsoever.
