(620) SQUARE METERS AMD COVERED BY TRANSFER CERTIFICATE
OF TITLE NO. 144-2020001010 SITUATED IN THE BARRIO OF
POBLACION (NOW BARANGAY SAN JOSE, DIGOS CITY, DAVAO DEL
SUR).

Brief Description of the Subject Parcel of land:

The land is generally flat in terrain with residential houses and subdivisions

nearby. Most of the households living and sorrounding the land subject of this

Appraisal are middle-income groups as can be gleaned from the types of dwelling

they had have, mostly are made of concrete materials. Approximately 500 meters

from the subject land is an existing mall, the CENTRAL WAREHOUSE CLUB INC.

and the Crispino Hotel and Crown Center. The land subject of this appraisal has two

road outlets, one is going to Digos-Makar National Highway (Rizal Avenue Section)

and the other road outlet is going to D. Aurora 3rd st. going to the office of the

Bureau of Internal Revenue, Davao del Sur Revenue District Office. The land is

favorable for residential purposes, or for Apartments purposes since potable water is

constantly supplied by the Digos Water District under the Local Water Utilities

Administration (LWUA) and electricity is supplied by Davao del Sur Rural Electric

Cooperative (DASURECO). The influx of people from other provinces to Digos City

makes the demand of land or real estate increased because of its strategic location

being the convergence point from those people going to Davao City from North

Cotabato and Cotabato City in the western side and from those people from General

Santos City and Davao Occidental. Digos City is a peaceful place to live where five

malls are now existing and other business establishments now existed.
Residential Subdivisions which are now in existence in Digos City are:, Emily

Homes, Paradise Country Homes, Camella, Bria Homes Conte Subdivision, Citta De

oro, Don lorenzo Homes, Cagape Subdivision, SSS Subdivision and other numerous

smaller Subdivision.

METHOD OF VALUATION

BASED ON 2015 ZONAL VALUE OF THE BUREAU OF INTERNAL


REVENUE DAVAO DEL SUR ON THE SUBJECT LAND WHICH IS STILL
USED AND APPLIED FOR THE CURRENT YEAR

Residential lots along barangay roads in Barangay San Jose, Digos City = 3,560

per square meter.

Residential lots along Municipal /Provincial roads/ National roads in San

Jose=4,500 per square meter.

The road outlet of the land of this appraisal is a City road which is supported to

have a zonal value of P4,500, however to be conservative it is best to adapt the zonal

value of the lot along the Barangay road which is P3, 560 per square meter.

Although the zonal value used by this appraisal based from the existing zonal

values of the Bureau Internal Revenue Daval del Sur Revenue District was used by

that office beginning 2015, hence it is not reflective of the true current and fair

market value in year 2021 because every year the land appreciated in value.

The current sales transaction of lots within the vicinity of the subject land range

from Php 6,000 to Php 8,000 per square meter in year 2020.
COMPUTATION:

Lot situated along a barangay road = 3, 560 per square meters based in 2015 B. I. R

Zonal Values of San Jose, Digos City.

For the Land Subject of this appraisal with an area of 620 square meters

=3,560 x 620

=2,207,200

Attached is the copy of tax map of the subject land from the City Assessors Office of
Digos, Digos City, Davao del Sur with assessors No. 51 for the subject land.
