Project Overview
BuildCon Inc. is a reputable company specializing in the building construction industry. With our desire
to expand our portfolio and be involved in larger-scale projects to increase revenue, we had taken the
building construction project for Techno Inc.
Techno Inc. is an IT firm located at 100 Winner Drive, Vancouver BC, which caters IT services to its
clients both locally and overseas.
To accommodate the growing business opportunity of Techno Inc., the company has decided to build a
new office building located in the downtown area with a modern design, functional spaces, and
necessary facilities for the needs and comfort of their increasing employees.
The new office will be a 6-story building, with the inclusion of a basement parking with a rough budget
of $3,000,000 and expected turnover by mid of next financial year. The project will also include the
following:
Site preparation,
Building structure construction with foundation, walls, and roofs
Electrical, plumbing, and HVAC system installation
Interior finishing, such as flooring, painting, and ceilings
Installation of elevators and escalators
Our companies BuildCon Inc. and Techno Inc. had agreed to proceed with a base cost of $2,500,000 and
with a contingency cost of $500,000. The project will commence by 1 st of July 2023.
Team Identification
To ensure the success of the project deliverables. The team must possess the needed skills to carry out
the project. In the below table, we will classify the requirements, roles, skill sets, and skill level of each
personnel. It will also serve as a guide on how the project team will be recognized.
Team Acquisition
The team selection will be processed with the consensus of the Recruitment Team, the Human
Resources Department, and the Project Manager. Identifying the acquisition method of the team
members will expedite the recruitment process and certify the qualifications had been met and are
suitable to work on the project.
Team Management
The team management plan for Buildcon Inc. is a very important task as it plays a vital role in the
success of the project not only in timely manner but also helps in completing the tasks in more
efficiently.
The project manager will be responsible for hiring the right staff for the right job in short for the
recruitment such as construction team, procurement team, contractors, risk management team, and
traders.
For team management the Buildcon Inc. uses the most beneficial aspects the 7 c’s capability,
cooperation, coordination, communication, cognition, coaching, and conditions.
Capability – Assigning tasks is a crucial part of any project that can enhance or reduce the success of any
project based on the performance that a individual can achieve. Assigning work according to capability
makes a person interested in the job of his own interest thus making it assisting in the working towards
the successful completion of project.
Cooperation – Show cooperation with your senior’s juniors and piers, this includes listening to them
their ideas identify their needs, provide them with the resources and providing them support they are
seeking for the project.
Coordination – Making changes according to the needs of the project and working together to avoid any
delays, taking feedbacks from superiors, taking approvals before any changes and working towards the
same goal. Also includes the right people in the right mix.
Communication – communicating within teams and outside teams includes giving suggestions,
encouragement, compliments, updating progress, assigning jobs and motivation.
Cognition - The knowledge important to team function is mentally organized, represented, and
distributed within a team. It positions the organized structures that support team members' ability to
acquire, distribute, store and retrieve critical knowledge. It's also a measure of the degree of shared
understanding between team members.
Coaching – Better working atmosphere creation by providing the crucial knowledge of the project and
the work that has been assigned to the teams and providing them with the learnings they might need to
work more efficiently. Utilizing the leadership behavior of the team managers toward the providing the
knowledge to the team.
Condition – Implying the conditions to make sure the team works in discipline, works towards their
goals, values their and projects time following rules and safety guidelines.
