TENANCY AGREEMENT

THIS TENANCY AGREEMENT is made at Karachi,


This 25th day of March 2023

BETWEEN

SYED TADEEB ABBAS S/O SYED ABBAS RIZVI, Muslim, adult, holding
CNIC No. 42101-4397939-1 Resident of House No. A-28, SECTOR 11-A
NORTH KARACHI, KARACHI.(hereinafter referred to as “LESSOR / OWNER”
of the FIRST PART.

AND

MOHSIN KHAN S/O QUTUB UDDIN Muslim, adult , holding CNIC No:
42101-2022528-9 Resident of House No. L-449, Sector 5C/2, North
Karachi Karachi. (Hereinafter referred to as “LESSEE / TENANT” of the
SECOND PART.

WITNESSTH AS UNDER:-

WHEREAS THE LESSOR has agreed to let out and the LESSEE has agreed to
take on rental basis shop No. 2 measuring 10’ × 10’ Sq. feet approximate of House
No. A-28 SECTOR 11-A, NORTH KARACHI TOWNSHIP, KARACHI. On
monthly rent of Rs. 12000 (Rupees twelve thousand only), payable in Advance
upto 25th of every English calendar month, and fixed refundable deposit of Rs.
50000/- (Rupees fifty thousand only) on terms & Condition hereinafter
appearing.

1. That the LESSOR has handed over the said property to the LESSEE and the
Rent will commence from 25th of March 2023, The LESSEE has paid the
fixed deposit to the LESSOR and who has acknowledge receipt of the same.
2. That this agreement of tenancy is valid for 11 months from the the date of
execution i.e 25th of March 2023. After expiry of 11 months new agreement
will be made on mutual consent of the both Parties.
3. That the tenant shall keep the demised Premises in good and tenantable
condition as it has been given to him, and no subversive and unlawful
business and activities be carried there-in.
4. That the tenant is bound to pay electric, telephone, water & conservancy
bills and Taxes regarding sign boards, billboard Banners, Hoarding etc to the
authorities concerned directly and paid bills will deliver to the Lessor.
5. That the tenant will not make any alteration modification or addition in the
said property without written permission of the Lessor.
6. That the Lessee will not sublet the demised Premises or its portion to any
one and will use only for the purpose of A.C & fridge repairing.
7. That one month prior notice shall be served on either side in case of vacation
of the premises and the lessee shall deliver the vacant and peaceful
possession of the demised property to the LESSOR in the same condition as
it has been given to him at the time of agreement.
8. That the LESSOR will refund the deposit to the LESSEE after deducting
arrears of rent, utility bills, taxes or any damage to the demised property.
9. That the LESSOR given notice to the LESSEE for vacation of the premises
LESSEE will not go to any court or any authorities for any stay order and
cannot deposit the monthly rent in court.
In WITNESES WHEREOF both the parties have been unto set at subscribed their
respective hands at Karachi on the day, month and year first above mentioned.
