AGREEMENT OF LEASE- RENT

This Agreement of Lease made on 02nd Day of September, 2014 between Mrs. Latha Mani
Rajkumar (PAN: ABFPL9921M) W/O: Mr.Rajkumar residing at Flat NO: 4, First Floor, New
Door No: 17, Old Door No: 9, 2 nd Link Street, C.I.T.Colony, Mylapore, Chennai 600 004,
hereinafter referred to as “The LESSOR” (which expression shall mean and include their
successors and assigns wherever the context of meaning shall so require or permit) of first
part

M/s Platinum Marketing represented by Mr.Abdul Khader Sulaiman having Registered office
at No.23 East Abhiramapuram 2nd St. Mylapore Chennai 600004, hereinafter as “The Lessee”
(which expression shall mean and include their successors and assigns wherever the context
of meaning shall so require or permit) of second part.

Whereas the LESSOR is the owner of the premises Flat No: 2, Ground Floor, New Door No:
17, Old Door No: 9, 2 nd link Street, C.I.T, Colony, Mylapore, Chennai 600 004, admeasuring
900sqft and whereas at the request of the LESSEE the LESSOR has agreed to lease the
aforesaid property, subject to the terms and conditions contained.
NOW THIS INDENTURE OF AGREEMENT TO LEASE WITNESSES THAT:

1. The Lease shall commence on the 1.09.2014 and shall be for a period of 11 months
up to 31.07.2015 on the terms and conditions stipulated hereunder except that after
every 11 months under mutual consent between the LESSOR and LESSEE for revision
in rent with an increase of 10 % from the total rent thereafter.

2. In consideration to the monthly rent of Rs.33000/-(Rupees Thirty Three Thousand


only), there after as stipulated herein before reversed and of the covenants and
conditions herein contained the LESSOR both hereby demise unto the LESSEE the
premises at FLAT NO 2, Ground FLOOR, NEW DOOR NO 17, OLD DOOR NO 9, 2 nd LINK
STREET C.I.T. COLONY, MYLAPORE, CHENNAI- 600 004 having entrance from LOOP
STREET, hereinafter described as “THE SCHEDULE PROPERTY” together with all
rights, easements and appurtenances belonging or appurtenant to the said property
to the LESSEE.

3. The Rent should be paid on or before the 3 rd day of every succeeding English
Calendar month after deducting income Tax at source on Rent. The LESSEE shall issue
consolidated TDS Certificate for the Financial Year.

4. The LESSEE has paid Rs.210000/- (Rupees Two Lakh Ten Thousand only), vide cheque
no 220125 dated 02.09.14 which shall be held by the LESSOR, free of interest, as
REFUNDABLE SECURITY DEPOSIT.

5. The LESSOR shall provide the LESSEE during the Lease period and any renewal
thereof the said property under the terms of this agreement the light, water,
electric, sanitary connections etc.

6. The LESSOR shall pay the Urban Land Taxes, Property Taxes, Water and Drainage tax
and the Municipal corporation taxes for the premises concerned.

7. The LESSEE shall pay the electricity and water charges, as per the meters, provided in
the said premises.

8. The LESSEE hereby covenants that they shall use the schedule premises for Legal
Business Purpose only.

9. The LESSEE shall not carry on the scheduled premises any activities, which is
prohibited by Law.

10. The LESSEE shall be entitled and permitted to display its name board only at place
earmarked (above the shutter) by the LESSOR for that purpose.
11. The LESSOR should ensure that the electrical, sanitary and other fixtures are in
working conditions at the time of letting out the premises to the LESSEE.

12. The LESSOR is liable to take care of all major repairs to the structure of the building,
waterproofing, electrical wiring, Sanitary, plumbing that may arise during the tenure
of the Lease.

13. The LESSEE should look after all minor repairs to doors, electrical, sanitary ,water
supply installation windows, locks, bolts, latches, electrical fixtures, fans that may
arias during the period of lease. The LESSOR will not be responsible for the stoppage
of water supply and MES power failure, during the Lease period, and it has to be
looked after by the LESSEE.

14. That the LESSEE shall be liable to pay for any breakage, damages to the sanitary,
electrical goods and other fittings provided in the premises during the Lease period
to reasonable wear and tear due to age and usage.

15. That the LESSEE shall not be liable to pay for any breakage, damages done due to
earthquake, flood, lightening, tempest, riot, war, air raid or act of god. The LESSEE
shall handover the building in perfect condition and sees that all sanitary, electrical
and other fittings are in perfect order and shall be responsible to restore them to the
LESSOR in the same conditions in which they have been taken over, with ordinary
wear and tear accepted.

16. The LESSEE shall not at any time during the terms hereby created and any renewal
thereof, makes any structural or other alterations to the existing building.

17. The LESSEE shall not sublet the demised premises or any portion hereof or assign the
lease in favour of any other party other than their subsidiary concerns.

18. The LESSEE should permit the LESSOR or her representatives to enter at reasonable
time or any part thereof for the purposes of viewing the conditions of the demised
premises or doing such repairs and things as may be required to the said demised
premises provided that the LESSOR shall intimate the LESSEE on reasonable notice of
their intention to inspect the demised premises.

19. The LESSEE shall on the expiry of the term hereby created and subject to the other
covenants herein handover the vacant possession of the premises therein subject to
fair wear and tear.
20. On default of payment of the monthly rent for 3 months consecutively or if the
LESSEE commits breach of any of the Lease covenants as aforesaid, the LESSOR shall
be at liberty to terminate the Lease at once notwithstanding the period of 11 months
stipulated above and the LESSEE shall then deliver vacant possession forthwith.

21. The LESSOR agrees with the lessee that the latter paying the rent hereby reserved
and observing and performing the conditions and stipulations herein contained on
the part of the LESSEE to be observed and performed shall peacefully hold renewal
thereof any interruption or disturbance of their part.

22. In case the LESSEE wants to vacate the premises before the period available to them
then they should give 3 months notice in writing, by registered post or 3 Months rent
in lieu of notice period, likewise the LESSOR also shall give 3 months notice to the
LESSEE for terminating the lease period and also the LESSOR shall return the deposit
of Rs.210000/- (Rupees Two Lakh Ten Thousand only) or whichever sum lying with
LESSOR as deposit after deducting all the dues, if any.

23. In case of any dispute between the parties, the courts in Chennai alone will have
jurisdiction.

24. All statutory levies/tax as applicable (like TDS etc.) if any for rental payments will be
charged /deducted by the LESSEE to the LESSOR and pay to the LESSOR the balance
mount along with submission of required records for deducting the Levies/Taxes.

25. All statutory levies/tax as applicable (like Service Tax etc.,) if any for rental payments,
will be charged extra by the LESSOR to the LESEE and the LESSEE has to pay the same
together with the rent and the LESSOR will submit the required documents to the
LESSEE for charging the additional levies/taxes.

26. This Agreement is executed in duplicate, the original on the stamp paper of the value
of Rs.100/- left in the custody of LESSEE and the duplicate in the custody of the
LESSOR herein.

27. Any notice to be given to the LESSOR shall be considered as duly given if sent by the
LESSEE by Registered post, Addressed to the LESSOR at the following address
FLAT NO 4, 1ST FLOOR, NEW DOOR 17, OLD DOOR NO 9, 2ND LINK STREET
C.I.T.COLONY, MYLAPORE, CHENNAI – 600 004
PROPERTY SCHEDULE
All that premises FLAT NO 2, GROUND FLOOR, ADMEASURING 900 sq ft, built up,
bearing NEW DOOR NO 17, OLD DOOR NO 9, 2nd LINK STREET, C.I.T.COLONY,
MYLAPORE, CHENNAI – 600 004, having its entrance from the LOOP STREET the
schedule premises by
East: By house owned by Mr.Williams
West: By shop owned by Mr.Palani/ Second Link Street
North: By Flat No 1, owned by Mrs.V.Jayanthi
South: Loop Street
Having Fixture’s as below:
