LEASE AGREEMENT

This Lease Agreement is executed on the 22nd day of March 2022

BETWEEN

Mr. ANIL P MENON, (Phone no. 0422 2456989 / 9791305796) having permanent
address of No.3, LIC Colony, R.S.Puram, Coimbatore - 641002(hereinafter called as
“The LESSOR” which terms shall mean and include her successors-in-interest and
permitted assigns) of the ONE PART;

(hereinafter referred to collectively or singularly as “The LESSEE”, which term shall


mean and include their successors and assigns) of the OTHER PART;

WHEREAS the above said Landlord, Mr. ANIL P. MENON is the absolute owner in
possession of the House Property bearing Flat No: T2 – 3R3 (Super built-up area
1500 Sq.ft), 3rd floor, Tower - 2 , KGISL PLATINA, Near CHIL-SEZ, Keeranatham
Main Road, Saravanampatti Post, Coimbatore – 641 035 (which is more fully
described in the schedule hereto).

WHEREAS the LESSEE is desirous of taking the House property on lease, and the
LESSOR agrees for the same on the terms and conditions hereinafter appearing.

NOW THEREFORE THIS AGREEMENT WITHNESSETH AND IT IS AGREED BY


AND BETWEEN THE PARTIES AS UNDER:

1. The LESSOR hereby grants Lease to LESSEE to occupy and use the
above said house premises for a period 11 months from 22nd March 2022
to 21st February 2023.

2. The LESSEE has agreed to pay Rs.15,000/- (Rupees Sixteen Thousand


only) to the LESSOR as rent per month for the above said house on or
before 5th day of every month.

3. The LESSEE has paid an amount of Rs.75,000/- (Rupees Seventy five


thousand only) as rental Advance into the LESSOR’s wife Mrs. T Roopa
Anil’s bank account (SB Ac. no. 10566840781, SBI, R.S.Puram branch,
Coimbatore) through ________________________, the receipt of which is
hereby acknowledged by the LESSOR.

4. The security deposit after deductions if any shall be refundable by the


LESSOR to the LESSEE simultaneous on the handing over of vacant
possession of the leased premises in the same condition in which they
took possession of the same on the expiry of the Lease period.

5. The Lessee shall pay directly all rates such as Maintenance charges &
Electricity Consumption charges except the House Tax which is payable
by the LESSOR.

6. The LESSEE has to pay Maintenance charges to the Association on or


before 10th day of every month without delay.

7. The LESSEE agrees to keep the above house property in good condition
and shall make no material alteration of a Permanent Character. All
material alterations, if approved by the LESSOR, shall be made by the
LESSEE at his expenses and on such terms as may be imposed by the
LESSOR. All alterations, additions, etc, by whomsoever made become the
property of the LESSOR and the LESSEE shall not be entitled to any
compensation therefore.

8. The LESSEE shall not assign or sublet the leasehold House without the
written consent of the LESSOR.

9. The LESSEE shall not use the said building for any unlawful or illegal
activities.

10. The LESSEE shall have the rights to use all the Common amenities such
as Clubhouse, Gym, Swimming pool, Children’s play area etc., in KGISL
PLATINA. As per the terms and conditions imposed by the Association or
any other governing body for the time being in force.

11. Both the LESSOR and the Tenant hereby agree and accept that the above
Lease Agreement may be renewed at the end of 11th month at the mutual
consent and revised terms.

12. At the expiry of this agreement or its prior termination, the LESSEE shall
give back the building to the LESSOR in the same condition in which they
took possession of the same along with all lights, fans, 3 geysers, exhaust
fan & interior furnishings including wardrobes in three bedrooms, modular
kitchen, etc., natural wear and tear by usage expected.

13. The LESSEE should abide the rules & regulations as fixed by Association
from time to time.

14. After expiry of the term of 11 months, if both the parties are desirous of not
extending the lease, the both parties should intimate the same to the other
party within two months before expiry of the term.

15. That the LESSEE shall deliver peaceful vacant possession of the Flat
along with items mentioned under Point 11 to the LESSOR upon
termination of Lease in its original order and condition excepting ordinary
wear and tear.

16. Both the parties will have the right to terminate the Lease Agreement by
providing a prior written notice of two (2) months to the other party before
expiry of the lease period. The LESSEE shall notify their intention to
extend the Lease Agreement for further period upon expiry of eleven (11)
months by providing two (2) months written notice to the LESSOR prior to
the expiration of the Lease Agreement.

17. The complete Advance/Security Deposit shall be refunded by the


LESSOR to the LESSEE simultaneously upon the LESSEE:

i. Handing over vacant possession of the schedule premises, after


Painting & Cleaning, along with items mentioned under Point 11 in
its original order and condition to the LESSOR, otherwise Painting
& cleaning charges shall be deducted.
ii. No Due certificate from KGISL PLATINA Association.
iii. Any balance rent to be payable by the LESSEE to the LESSOR
iv. Deductions arising out of repairs / replacements of damaged / non
working equipments / structures if any.

18. The LESSEE should park the car and two-wheeler in the dedicated car
parking space as allotted by the Association.

19. The LESSEE shall not argue with Security/Plumber/Electrician/House


Keeping Agency.

20. The LESSEE agrees to carry out repairs/replace, at its own cost, any
structures or equipment and appliances, originally part of the Flat that are
damaged by the Tenant, their relatives, friends or anyone associated with
them. Such repairs/replacements shall be of the same quality and quantity
as that of the original structure/equipment, failing to which the actual cost
of the repair / replacement of the defected item(s) will be deducted from
the security deposit.

21. The LESSEE should report immediately to the Association if any


Plumbing/Electrical/Security issues.

22. The LESSEE’s Guests/Friends/Relatives/Visitors are not allowed to park


the vehicles inside the campus & not allowed to enter the Common area
and Clubhouse without the permission of the Association.

23. The LESSEE shall not be allowed to use the Lift room at top floor, enter
the Open Terrace area & Power room.

24. The LESSEE shall inform or get prior permission from the Association to
organize any functions in the Club House/Community Hall.

25. The LESSEE shall not be entitled to sub-lease or assign the whole or any
part of the leased property to a third party.

26. The LESSEE alone shall use the Premises exclusively for Residential
purpose only, no friends or relatives (except parents) are neither allowed
to stay, nor allowed to do any unnecessary entertainment and undue
activities in the flat for whatever is the reason.

27. The courts in Coimbatore shall have the exclusive jurisdiction

All that piece and parcel of Residential space measuring Flat No: T2 – 3R3 (Super
built-up area 1500 sq.ft), 3rd floor, Tower - 2 , KGISL PLATINA, Keeranatham
Village, Saravanampatti Post, Coimbatore 641 035.

IN WITNESS WHEREOF the Parties have put their signatures hereunder on the day,
and the year first above written.
