Provision

Various information from the land area and the owners are considered to provide versatile

designs to ensure that the client is satisfied. In briefly interviewing them, the following were

emphasized, 1. they want it two (2) floors with roof deck; 2. at least two (2) comfort and bath

rooms in the whole building; 3. has both terrace and balcony; and 4. considered that it is a fire-

wall type of building with 12 m x 12 m lot area and 10 m x 10 m area to be used.

Before the space planning, the life, health, and the public welfare of the client and also of

the professionals are ensured with the principles of sound environmental management and

control. The framework of the standards and requirements to regulate and control the location,

size, design, quality, construction, use, occupancy, and maintenance is also provided. This

building should be constructed with the approval of building permit with all the professional,

technical, and scientific required.

Building Permit

It is by law that no person, firm or corporation shall erect and demolish without the

permit required. Applicants obtained a description of the work, certified true copy of the TCT,

stated the building use, and estimated cost of the proposed work. It was also cleared that the

permit shall expire and become null and void if the building is not commenced within a period of

one (1) year or if it is suspended at any time after it has been commenced for 120 days.

Type of Construction

This is a Type IV building in Group A (Residential Dwellings) with steel, iron, and

concrete construction. The walls, ceilings, and permanent partitions are incombustible fire-

resistive. The dwelling has to occupy not more than ninety (90)% of a corner lot and eighty

(80)% of an inside lot providing at least one (1) sanitary toilet and adequate washing and

drainage facilities.

Lights and Ventilation

The building has a ceiling height of 2.70 m in the first floor and 2.40 in the second floor

with room dimensions of not less than 2.0 meters, a kitchen with not less than 1.5 meters, and

bath and toilet not less than 0.9 meters.
