Pre-Construction Guidelines

PRE – CONSTRUCTION AND RENOVATION GUIDELINES


REQUIREMENTS:
1. NOTICE OF AWARD – The award letter should be signed and returned to LEASING DEPARTMENT and the corresponding deposits paid
before any renovation/construction shall commence. The Notice of Award indicates that the space is already reserved for the tenant.
2. SITE VISIT – The lessee is obliged to visit the lease premises to verify actual condition prior to the preparation of Preliminary Plans and
Design.
3. TECHNICAL MEETING – Prior to preparing any design of the retail spaces the tenant, his designers and contractors should meet with the
Mall Leasing and Engineering Group to discuss pertinent matters regarding lessee construction.
4. LEASE REMEASUREMENT – The AWARDED space shall undergo lease re-measurement procedure to ascertain the exact floor area to be
occupied by the lessee. This shall be done together with the Lessee’s contractors and the Mall’s engineering group to determine the
correct floor area of the leased space. The lessee then signs the Acceptance of space after remeasurement.
5. SUBMISSION OF PLANS – All drawings shall conform to the guideline specified hereafter and shall be forwarded to:
Plans should be submitted to the Mall Leasing office during the following hours:
Monday to Saturday 10:00 AM – 12:00 PM
1:00 PM – 5:00 PM
Plans shall be endorsed by the Leasing Office to Mall Engineering. The plans shall be processed and evaluated within seven (7) days after
submission to the Engineering Department.
6. PLAN REQUIREMENT -All drawing submitted by the lessee to the Mall’s Engineering Group for review must be:
Signed by the LESSEE
Signed and sealed by the respective designers (architect, engineers, professional electrical engineer, professional
mechanical engineer, sanitary and structural if necessary)
Complete
Complies with the guidelines on the sheet presentation and contents as follows:
All working drawing shall be in standard size sheets measuring 20 inches by 30 inches and shall follow the
front/cover sheet format, margins and title block standards as stipulated in the latest edition of the National
Building Code.

All sheets of drawing submitted must properly indicate the store name, shop number, nature of
occupancy/operation (e.g. boutique, men’s shoe store, restaurant, etc.) specified location (ground, second, third,
fourth fifth floor) is a key plan.

All working drawings must be properly located, arranged and stapled on the upper, middle and lower left side of
each set of drawings. This is to enable the Engineering group to immediately: 1.) Establish the number of sets of
drawings 2.) Determines how many sheets per set have been submitted and 3.) Ensure that no sheets are detached
from the set so as to avoid misplaced drawings/sheet.

The Lessee shall submit to Gaisano Grand Group of Companies Engineering Department/ (GGGCED) the following
for approval:
Colored perspective in a 15in. x 20in. illustration board showing the store frontage.
Final Plans – five (5) complete sets (after approval of colored perspective)
Architectural Plans and Drawing (scale 1:50m)
a. A plan showing the location of Lessee’s store
b. Floor Plan
c. Longitudinal and cross section (if applicable)
d. Four (4) elevations (if applicable)
e. Reflected ceiling plan
f. Structural details and location of wall partitions
g. The location of furniture and furnishings fixed and movable
h. Location of heavy equipment, its weight, loading and dimensions, specification (if applicable)
i. Signage details
Structural Plans and Drawings (if necessary)
a. Design and computations duly certified by licensed Structural and Civil engineer
b. Certification of the Gaisano Grand Mall Structural Engineer that the project will not affect the
structural integrity of the Gaisano Grand building

7. PLAN EVALUATION – Comments on the plans shall be placed on the drawings by the consultants and the Gaisano Grand Group of
Companies Engineering. Two sets shall be returned to the lessee. The following points shall be noted:
Incomplete plans are not allowed.
The Mall Management, through the design consultants and/or assigned Engineering Group reserves the right to
approve, disapprove or give conditional approval to the lessee’s submitted plans and drawings.
The efficiency of the design for the leased area & the performance of the materials used shall be the responsibility of
the lessee’s designer/contractor.
Approved plans must always be at the construction site. The lessee’s contractor must follow these plans. Any deviation
from the approved plan is considered a violation.
The Mall Management reserves the right to issue a work stoppage to the lessee if this requirement is not met.
8. GOVERNMENT PERMITS – The lessee shall secure the following permits.
Building Permit
Electrical Permit
8.1 Structural, Mechanical, Sanitary Permits (when applicable)
The lessee shall properly display all necessary permits (on exterior of barricade/board up at all times. Copies of these
permits must be submitted to the Leasing Department of Gaisano Grand Group of Companies Engineering.
9. CONTRACTOR’S ALL RISK INSURANCE – The lessee shall secure Contractor’s All Risk Insurance WITH MINIMUM COVERAGE OF P
500,000.00 from a reputable insurance company for bodily injury, for property damage to the building and/ or any third party for the
duration of the construction. A copy of the insurance coverage must be submitted to Leasing Department and another copy of the same
to the Engineering Group.

10. CONSTRUCTION BOND – The lessee shall deposit with the Mall Management a Construction Bond equivalent to one (1) month rental to
answer for all violations or non-compliance with any guidelines and requirement or deviation from approved plans.

11. OTHER REQUIREMENTS – The following additional requirements must be submitted to Mall Management.
11.1 List of workers/ Authorized signatories during construction( forms attached) (2 copies)
11.2 Worker’s Ids – the lessee shall provide ID cards to their workers. Said ID cards shall be sign by the lessee and counter signed
by the Mall Manager. The Id’s must be properly filled up and sealed to avoid tampering. This should be worn at all times
within the construction site.

11. NOTICE TO PROCEED – This is the written notice from the Mall Management signifying the go signal to start the construction. A copy of
Notice to Proceed must be posted in front of the board ups.

A. STANDARD GUIDELINES FOR CONDUCTING LEASE REMEASUREMENT (LR) IN ALL RETAIL SPACES AT GAISANO GRAND MALLS

I. GENERAL PROCEDURE
1. Present in the day of Lease Re measurement is Lessee or his/her duly authorized Lessee Representatives and the Lessor or
his/her duly authorized representative. Re measurement shall not begin if any one of the aforementioned parties is absent.
2. The Resident Mall Engineer/ Engineering Representative shall proceed to get dimensions of the perimeter walls and witnessed
by the lessee and specified hereafter. All dimensions shall be indicated in the plan.
3. Once the lease remeasurement exercise is completed, all Representatives shall affix their signatures on the plan as witnesses and
accomplish the acceptance of space form.
4. The lessee is given a period of five-(5) working days receipt of the Drawing from Gaisano Grand Group of Companies Engineering
to contest the validity of the floor area presented. Absolutely no complaints regarding the plan and floor area shall be entertained
after this period.

II. SPECIFIC GUIDELINES


The floor area computation guidelines for Gaisano Grand Group of Companies Lessee’s shall be specified below.
1. MUTLIPLE TENANCY FLOORS
1.1 The leased area on a Multiple Tenancy Floor shall be measured
From the outside finish of:
a. Permanent outer building wall
b. Walls directly facing wall area
c. Walls directly facing other common areas (E.g. Service corridors)
d. Walls specifically designated by the engineering group
1.2 The leased area on a Multiple Tenancy Floor shall be measured from the center of:
a. Partition walls that separate the premises from adjoining rentable areas
b. Wall specifically designated by engineering group
c. No deductions shall be made for columns located within the lease premises
2. SINGLE TENANCY FLOORS
2.1 Leased Area shall include all area within outside walls excluding:
a. Stairs
b. Elevator shafts
c. Air-conditioning rooms
d. Electrical rooms/closets

e. Janitorial rooms/closets
f. Other rooms not actually available to the tenant for his furnishing and personnel & enclosing walls of such
rooms
2.2 Toilet rooms within and exclusively serving only that floor shall be measured from the outside finish of the toilet walls.
2.3 No deductions shall be made from columns and projections necessary to the building.

B. GENERAL LESSEE CONSTRUCTION GUIDELINES

1. TECHNICAL MEETING PRIOR TO START OF CONSTRUCTION


Before the start of construction, the Tenant and his/her contractor and technical representatives shall meet with GGGC Leasing
and Mall Engineering to finalize:
1.1 Schedule of Works
1.2 Manpower Listing
1.3 Construction Rules and Company Rules
1.4 Schedule of Entry and Designated Entry Point of Manpower, Equipment and Materials.
1.5 Schedule of Removal and Designated Exit Point of Waste and Construction Debris
1.6 Safety and Security Requirements, Rules and Prohibitions
1.7 Housekeeping Requirements, Rules and Prohibitions
1.8 Technical Requirements such as Temporary Power and Water Meter
1.9 Penalties and Damages
1.10 Contact Persons and Numbers of Tenant and Gaisano Side Technical People
1.11 Gaisano Inspections
1.12 Final Technical Check and Clearance Prior to Opening
2. TEMPORARY POWER METER AND BREAKER
2.1 Before any construction is allowed, the Tenant or his contractor shall submit a calibrated Power Meter (to be used
during construction and operation period) together with the certification of the ERC or the power utility firm to Mall
Engineering for approval.
2.2 Mall Engineering, together with the Tenant’s/Tenant Contractor’s representative shall record the initial reading of
the Meter on the Tenant Electric Consumption Logbook.
2.3 Every month thereafter or on the date designated, Mall Engineering together with the Tenant’s/Tenant Contractor’s
representative shall conduct joint reading and record the reading of the Meter on the Tenant Electric Consumption
Logbook. This shall be the basis for the monthly power billing of the Tenant.
2.4 Should there be a need to replace the meter due to meter defect and other similar causes, Mall Engineering
together with the Tenant’s/Tenant Contractor’s representative shall conduct joint reading and record the reading of
the Meter on the Tenant Electric Consumption Logbook. This shall be the basis for the monthly power billing of the
Tenant using the old meter. The Tenant or his contractor shall submit a new calibrated Power Meter (to be used

Engineering for approval. Mall Engineering, together with the Tenant’s/Tenant Contractor’s representative shall

power billing of the Tenant.
3. TEMPORARY WATER METER
3.1 Before any construction is allowed, the Tenant or his contractor shall submit a calibrated Water Meter (to be used
during construction and operation period) together with local water utility firm to Mall Engineering for approval.
2.2 Mall Engineering, together with the Tenant’s/Tenant Contractor’s representative shall record the initial reading of the
Meter on the Tenant Water Consumption Logbook.
2.3 Every month thereafter or on the date designated, Mall Engineering together with the Tenant’s/Tenant Contractor’s
representative shall conduct joint reading and record the reading of the Meter on the Tenant Water Consumption
Logbook. This shall be the basis for the monthly power billing of the Tenant.
2.4 Should there be a need to replace the meter due to meter defect and other similar causes, Mall Engineering together

shall be the basis for the monthly Water billing of the Tenant.
4. BOARD – UP ENCLOSURE
4.1 Before any construction is allowed, leased premises must be properly boarded up and painted or if the premises will
not be painted, a tarpaulin with the name of the Tenant, Perspective and the word “soon to open” or any catchy and
inviting phrase , will be attached to the whole area covered by the board up.
4.2 The Mall’s Engineering Group will board up the lease premises and cost thereof shall be for the lessee’s account.
(Cost will be computed per linear meter based on current rate).

5. SCHEDULE FOR CONSTRUCTION


5.1 Construction hours are from 9:00 A.M. However, a 24-hour construction schedule maybe allowed upon securing the
proper clearance from the Mall Operations Manager. Should there be a need for overtime work; the mall shall require
the tenant to provide for their own security personnel to guard the area. Cost of security posting shall be for the
Lessee’s account.
5.2 If there should be construction when the Mall becomes operational, the following schedule must be followed.

• Minor carpentry works


• Masonry
• Laying of electrical circuit
b. 9:00PM – 9:00 AM Non-operating hours
1. Major carpentry works (heavy hammering, etc)
2. Demolition
3. Painting
4. Welding
5. Electrical testing
6. Sanding
7. All other works which disturbs operation of adjacent spaces and which endanger the safety of the
building and its occupants.
6. ACCESS TO THE BUILDING
6.1 All lessees, their workers, supervisors, and other parties involved in the construction of the space must log in with the
building security guard upon entry into the building. The Mall Manager or Maintenance Supervisor must announce
the location of designated entry/exit points.
6.2 Identification cards must be worn at all times while inside the building premises. Those without ID’s shall not be
allowed to enter.
9.3 Workers and their supervisors are not allowed to loiter within the building premises.
7. DELIVERY OF CONSTRUCTION MATERIALS
7.1 Delivery of construction materials without necessary permit
9:00AM – 10:30AM Monday to Friday except if the weekday happens to be a holiday
7:00PM – 8:00PM Monday to Friday except if the weekday happens to be a holiday
7.2 Sand, gravel, cement and the like must be delivered in sacks.
7.3 All deliveries, including equipment must be logged in with the building security guard for gate pass purposes. Any
equipment that is not properly logged and has no gate pass shall not be allowed for pull out of the building.
7.4 All deliveries should be immediately brought to the construction site.
8. PULL OUT OF EXCESS MATERIALS
8.1 The schedule to pull out construction debris, excess materials and equipment that will no longer be used must follow
the same procedure as the delivery.
8.2 Construction debris and garbage must be hauled out of the building and mall premises every night.
9. CONFORMITY WITH PLANS
9.1 All construction works must be done in accordance with the plans evaluated by GGGCED. It is highly recommended
that the existing utilities (smoke detector, sprinkler heads, etc.) provided by the owner (Gaisano Grand Mall) remain
in their given locations upon award of the leased area and the designs of the shops be worked around actual locations
of these utilities. However, should the designers wish to exercise their prerogative and relocate the utilities to
conform to their design, they should realize that the relocation of the utilities is still subject to the approval of the
engineering and design consultants. Also, the lessee should be aware that these relocations should mean additional
costs, which shall be borne by the lessee.
9.2 In the event that a tenant utility line should pass through another tenant’s premises the tenant concern should
negotiate with the tenant affected by the utility lines.
9.3 Any proposed revision of leased area must be approved in writing by GGGCED
9.4 For minor repairs/renovation/revision written approval may be given in site (during routine inspection) by the
GGGCED staff member concerned.
9.5 For major revisions, four (4) copies of revised shop drawings must be submitted for approval prior to any
implementation of changes.
10. FIRE SAFETY

10.1 One (1) unit – 10 lbs. ABC type Fire extinguisher with gage must be provided for every fifty (50) square meter area. An
extinguisher must be provided and a fire watch must be assigned where welding and/or gas-cutting operations are
performed. When sprinkler relocation is performed, extra fire safety measures must be done. The fire extinguisher
must be ready and there should be one assigned by contractor as Fire watch. The Fire watch person must be present
until the sprinkler relocation has been finished and until the sprinkler pipes have been loaded and tested.
10.2 Smoking and cooking are strictly prohibited within the construction site.
10.3 Water supply and distribution facilities for fire fighting purpose shall be provided and maintained in the construction
site in accordance with the Local Fire Code.
10.4 In the event that there is a need to perform welding works, the tenant or his contractor shall secure from Mall
Engineering a Hot Works Permit. Welding Works shall be allowed only after mall hours.
10.5 Spray Painting shall not be allowed.

11. PROHIBITIONS
The following are strictly prohibited at all Gaisano Grand Group properties:
1. People under the influence of drugs, liquors of or other intoxicating beverage.
2. Gambling
3. Persons who are not properly attired.
4. Persons carrying pets or animals, except for mall’s animal shop personnel authorized to handle animals.
5. Persons riding in bicycles or any other form of carriages, except strollers or wheelchairs.
6. Lunch caterers for the lessee, lessee’s employee or third party.
7. Persons distributing pamphlets or promotional material without the consent of Mall Management.
8. Ambulant peddlers and vendors
9. Persons taking movies or photographs of Gaisano Grand Malls.
10. Loitering and littering
11. Smoking inside the leased area.
12. Public disturbance (shouting, use of indecent words)

13. Sleeping within the premises.


14. Storing of highly flammable and combustible materials inside the leased area is prohibited.
12. OTHERS
12. 1 Tapping Utilities – Tapping of electrical. Mechanical, fire protection, and plumbing utilities must be done by the Mall’s
Engineering /Electrical group chargeable to the lessee.
12. 2 Security- Security within the space is the sole responsibility of the lessee. The Lessee may hire his own security
guard, from any of the accredited agencies of GGGC Group. However, it is highly recommended that the lessee hire a
security guard from the same agency serving the building.
12. 3 Sanitation – The lease area as well as the common areas must be kept clean and free from foul odor.
Garbage/construction debris must not be lying outside the leased area; it must be hauled out of the building every
night.
12. 4 Medical facilities – first aid kit must be provided by each lessee at the construction site for use in case of emergency.
12. 5 Safety Materials/Equipment – the contractor shall provide safety measures such as construction nets, sheeting,
shoring, and etc. whenever necessary.
12. 6 Obstruction – work shall not be permitted outside the leased area. Construction materials will never be allowed
outside the leased area or in any other common area of the building.
12. 7 Damages – The lessee/contractor shall be responsible for any damages occurred resulting from the construction of
the space. Likewise, death and/nor injuries within the premises shall be the lessee’s sole responsibility.
12. 8 Behavior of Workers- The lessee is responsible for controlling the conduct of their contractors and workers.
12. 9 Routinely Inspections – the Mall Management and their assigned representatives shall make their routine inspections
of all constructions as often as necessary. All observations given by the inspectors must be taken note of and strictly
followed. The Mall reserves the right to issue construction changes on approved plans when deemed necessary.
12. 10 Final Inspection – Lessee shall request GGGCED (in written form) at least three (3) days in advance, to conduct the
inspection prior to the following activities:
• Permanent closure
• Pouring closure
12. 11 Testing and Commissioning – The lessee shall inform GGGCED (through a written request) at least three (3) days in
advance, to witness the following:
• Hydro test - fire protection
• Smoke alarm test – fire protection
• Flood test – plumbing and sanitary
• Flow test – plumbing and sanitary
• Insulation test – electrical
• Load test – electrical
• Leak test – mechanical (LPG and exhaust system)
12. 12 Supervisors – Lessee shall assign key personnel (Project manager, Supervisor, or Foreman) to be present at all times
at the construction site for coordination purposes. All communication related to lessee construction will be directed
to the designated personnel.
12. 13 Compliance – violations and/or non-compliance with any or all of the above guidelines and requirements and
deviations from approved plans shall constitute grounds for the stoppage of the construction especially when
previous notices remain uncorrected or resolved. A written Work Stoppage shall be issued for this purpose. The
lessee shall be responsible for the communication and implementation of all Construction Guidelines to his assigned
contractor.
12. 14 Monetary Penalties – Monetary penalties shall be imposed upon the lessee for any and all violations and/or non-
compliance with the above. Construction Guidelines and deviations from approved plans:
First Offense – Php 500.00/violation/person
One week ID confiscation
Second Offense – Php 1,000.00/violation/person
Two weeks ID confiscation
Third Offense - Php 2,000.00/violation/person
Permanent ID confiscation
Fourth Offense - Php 3,000.00
Work stoppage
Gross violation even on the first offense shall be automatically penalized with a Work Stoppage Order and a fine of
Php 3,000.00.
13. OPENING - The lessee must inform the GGGCED seven (7) days before opening for final inspection.

GUIDELINES FOR ARCHITECTURAL DESIGN


1. STOREFRONT
a. Strictly no extension is allowed on the leased line.
b. Use frameless clear glass frontage with minimum glass thickness of 3/8 in. thick (patched fitting type). Snap on and tubular is
not allowed. Smokes , heavily tinted glass or one way mirror for perimeters shall not be allowed
c. Zuccalo wooden frame is not allowed.
d. Use swing door for store entrance. Swing of Door should be towards the outlet.
e. The Perimeter of a leased area facing the mall hallway, street or road or parking should be glass.
2. SIGNAGE
a. All store signage must be lighted. Details should be submitted to GGGCED for approval prior to implementation.
b. All store signage should be placed inside the leased premises behind the glass.
c. The height of signage must be 0.60 m at ground floor and second floor and 0.40 m at the basement.
d. All neon lights below 2.10m in height shall be protected with acrylic cover.
e. High-tension wires must not be installed with glass tubing.
f. Electrical protection device shall be provided separate from other electrical loads.
g. Moving, rotating, flashing, odor producing or noise making signs shall not be permitted.

h. Lighted signage intended for overnight lighting shall be controlled by a switch placed outside the Leased area and accessible to
mall night personnel.
3. FLOORING
a. The finished floor elevation at the premises entrance must exactly the finished floor elevation of the mall.
b. The structural system of GAISANO MALL BUILDING has been designed to carry a live load of 100 pounds per square foot. The
tenant should not exceed the requirement.
c. Channeling or cutting of structural slab shall not be permitted. Coring of the slab shall be permitted subject to Mall management’s
prior written approval of core size and location.
d. If, in the opinion of Management, it is likely the floor of the leased area will be exposed to liquids, either accidentally or for
cleaning purposes. Lessee shall provide adequate waterproofing protection beneath the finish flooring.
e. If the area to be leased has existing floor tiles, the lessee shall replaced the existing floor tiles with new tiles
4. CEILING
a. Cleaning works shall include all works related to ceiling treatment including light coves, hung curtain walls, suspended ceiling,
acoustical treatment, ornamental specialties and other related items.
b. The minimum height of the ceiling is 3.00 m. However for malls with floor to floor height of 3.00 m and below, the minimum
allowable height shall be agreed upon by the tenant and the respective branch engineering and leasing departments.
c. Provision of the ceiling system shall be at lessee’s discretion. Non-combustible material is required. All drop ceiling must be
provided with additional sprinkler heads (pendent type); all cost for such shall be to the lessee’s account.
5. MATERIAL FOR INTERIOR FINISH
a. Only new, first class materials, equipment, fixtures (including trade fixtures) and furnishings shall be used in the leased area.
b. All finishes shall have a minimum Class I Flame spread rating or have a Fire Retardant Treatment.
c. All existing partition shall not be removed or replaced.
d. The Lessee shall provide independent wall partition attached to the existing.
6. KITCHEN
a. Provide firebricks/insulation on all cooking batteries.
b. The tenant shall provide exhaust hood with exhaust fan at every cooking equipment/outlet with six (6”) hood allowances from the
edge of the cooking equipment duly approved by the GGGCED. For every exhaust duct to a kitchen outlet, the corresponding fresh
air duct should be provided. Exhaust duct shall be made of BI Sheet. The Tenant shall provide both fresh air supply and exhaust air
ducts to be tapped to Gaisano Grand Mall fresh air supply and exhaust air duct preparation .In the absence of such in a Gaisano
Grand Mall branch, the Tenant will provide fresh air supply and exhaust air duct and blowers for the leased area.
c. No high-pressure burners are allowed inside the mall.
d. No plastic/rubber hose connections at the gas line.
e. No LPG tanks and flammables.
f. Tenant should install gas leak detector and automatic fire extinguisher in their outlet.
7. OTHERS
a. Roll-up door shall be provided with peep holes. All rollup door mechanism should be within the leased premises.
b. Entrance door is must be frameless 1/2in. thick clear glass. Glass transom above the door entrance is not allowed.
c. Any alterations. Additions, reinforcement or modification to owner’s structure, piping conduit or ductworks to accommodate.
Lessee’s works shall not be performed without in each instance obtaining owner’s structure as strong as or stronger than original
design and with the finishes unimpaired. Owner may require that the owner’s contractor under contract perform the approved
Structural or Mechanical or Electrical modifications with Tenant at Tenant’s expense. MALL MANAGEMENT MAY FURTHER
REQUIRE AN ENGINEERING ANALYSIS; THE MALL’S ENGINEER MAY PERFORM REVIEW OR EVALUATION OF THE DESIGN AT
TENANT’S EXPENSE.
d. Tenant shall provide facilities to enhance the mobility of the Disabled within the premises as may be required by the owner or by
the governmental authority having jurisdiction over the premises.
e. Any damage caused to the wall, floor or ceiling finishes and or accessories beyond Lessee’s Lease Line that has been duly
established as a result of lessee construction activities shall be repaired and restored immediately by the lessee deemed
responsible at his/their own expense charged to his/their account.

GUIDELINES FOR INSTALLATION OF ELECTRICAL WORKS


1. The design and installation of all electrical works shall be done in accordance with the provisions of the latest edition of the
Philippine Electrical Code and the laws and ordinances of the Local Code enforcing authorities.
2. The lessee shall provide a breaker before the electric meter based on the specifications stated in the approved plan.
3. Gaisano Grand will be responsible only for tapping Line Side wires to the Bus gutter or designated Tapping point. The Lessee
shall be responsible for wiring and electrical works from the line side wiring to the breaker, from the breaker to the meter
from the meter to the breaker at the outlet and up to the loads.
4. For design purposes, the following criteria shall be complied with:
a. Feeder line size should be 125% of the total line current.
b. Ampere trip of the main circuit breaker should be 200% of the total line current
c. Provide one (1) power supply to the distribution panel board (100% Normal).
d. All wiring shall be done in intermediate metal conduits (IMC). Wires shall be Phelps Dodge or Columbia only,
THHN/THWN insulation rated at 600V.Minimum size of wire shall be 3.5mm THHN/THWN for lightings
only.
e. All fluorescent lamp lighting fixtures shall utilize high power factor rapid.
Start type ballast. GE or approved equivalent.
f. Cove lighting materials shall be non-combustible.
g. Limit to 20 pcs. Fluorescent fixture per lighting circuit and 10 pcs. Convenient outlet or equivalent.

h. Minimum wire size of the convenience outlet is 5.5 mm THHN/THWN Copperwire.
i. Provide design analysis if leased area is 50 meters or more from the Electrical room.
j. Provide pilot lamp for overnight lightings.
k. Feeder line minimum wire size should be 8.0mm* THHN/THWN.
l. Use bolt-on type circuit breaker.
m. System for Tenants:
Stall Tenants: Three Phase; Kiosk Tenants: Single Phase/Digital Meter;
Food counters tenants; Single Phase

n. Load balancing. For Three phase lines, all lines should have balance load with variance of not more than ± 5
amperes among the three lines
o. There shall be no open wiring.
p. Multiple tapping to an extension cord is not allowed.
5. All junction boxes or pull boxes shall be covered with metal plates supplied along with boxes.
6. Neon light signage installation:
a. Neon sign transformer or its terminals shall be metal enclosed and ventilated. Transformer shall be located near
the neon tubes.
b. Transformer shall be placed in a well-ventilated location, which is far from combustible materials,
c. Wire connection to neon tubes shall be properly insulated.
d. Material backing on the signage band for neon light shall be non - Combustible.
7. All telephone provision shall be for the account of the lessee.
8. Lessee shall provide feederline from leased area to electrical room. Wiring from the Meter Room to the leased area should
pass through the Electrical Conduit/Pipe preparation of Gaisano Grand for that leased area.
9. Lessee shall provide sending end and receiving end circuit breaker. Sending End Breaker shall be placed before the meter.
10. Lessor shall provide the kilowatt-hour meter (brand GE or its approved equivalent) with certificate of calibration from local
electric company or the ERC which shall be to the account of the Lessee.
11. Flat cords, BX wires, flexible conduits are not allowed.
12. All wiring shall be done in intermediate metal conduits RSC or PVC conduits. PVC conduit strand shall conform to
GGED approved
brands.
13. Use mica-tubing insulation for wires with maximum length of 0.30m or 12”
14. Use existing ¾” diameter conduit pipe for OMRON cash register.
15. Prior to the installation of electrical works, the tenant shall submit to GGGCED the complete set of electrical plan scaled
and signed by a duly licensed professional electrical engineer.
16. All electrical installations shall be under direct supervision of a Registered Electrical Engineer or Registered Master
Electrician. Only accredited electrical contractors shall be allowed to do electrical works of the Leased area. Should the
Tenant prefer his/her own contractor, the contractor must secure accreditation from GGGCED.

GUIDELINES FOR MECHANICAL WORKS


A. AIRCONDITIONING
1. Submit plan and layout including duct size for approval by GGGCED. Verify actual location of the leased area from the existing
main/branch AC duct.
2. Do not tap on main duct; tap only on the nearest AC branch duct.
3. Provide volume damper per diffuser and branch duct.
4. Provide sufficient duct hangers properly anchored at the slab.
5. All ducts must be properly sealed and insulated.
6. Provide proper ventilation for return air in your leased area
7. GGGCED shall be informed before tapping to branch duct for final inspection.
8. The Lessee (written for) shall make any request for additional duct opening and cooling capacity to the GGGCED for approval.
9. Only our authorized contractors are allowed to do all the ductworks inside the leased areas.
10. For Tenants allowed to provide their own air conditioning equipment, only accredited air conditioning contractors shall be
allowed to do air conditioning works.
Should the Tenant prefer his/her own contractor, the contractor must secure accreditation from GGGCED.
11. For Tenants allowed to provide their own air conditioning equipment, the tonnage of air conditioning equipment should be
not less than One Ton of refrigeration for every 10 square meters. All tenants located inside the mall area who have been
allowed to provide their own air conditioning equipment shall not be allowed to open the doors of their outlet and shut
down their air conditioning equipment at any time.
B. VENTILATION
1. All cooking areas, heat producing equipment/appliances, odor and moisture producing areas must be provided exhaust from
the building to prevent from entering into the mall and the air-conditioned space.
2. Location of fresh air exhaust equipment system and routing of duct shall be designated and/or approved by the lessor.
3. Submit plans, layout, design computation and specification for approval.
4. Lessee shall provide a separate exhaust system if the capacity is beyond the allowable capacity of lessor’s provision.
5. Fresh air/exhaust duct from the leased area shall be tap directly to the main duct.
6. Provide fireproof insulation on all ducts coming for cooking area.
7. Lessee shall provide stainless steel Ga. #18 exhaust hood with grease filter and stainless steel exhaust fan 14” to 17”
diameter with 6” hood allowance from the edge of the cooking equipment. (Please refer to attached standard sketch of the
Exhaust hood). Submit to the Engineering Department shop drawing for approval before fabrication.
C. KITCHEN EXHAUST
1. Provide fire bricks/insulation on wall of all cooking batteries.
2. Lessee shall provide exhaust hood with exhaust fan and grease filter at every cooking equipment/outlet with six (6”) hood
allowance from the edge of the cooking equipment.
3. No high-pressure burners are allowed inside the mall.
4. No plastic and rubber hose connection at the gas line.
5. No LPG tanks and flammable fuels inside the leased area are allowed except if allowed in writing by the Lessor.
6. Tenant must submit duct layout and exhaust hood requirements of their respective kitchen equipment prior to any
installation works.
7. LPG tank from room and routing of pipeline shall be designated and/or approved by lessor. LPG area should have proper
ventilation.
8. Only accredited contractors are allowed to do all the exhaust works inside the leased areas. Should the Tenant prefer his/her
own contractor, the contractor must secure accreditation from GGGCED.

D. SANITARY/PLUMBING
1. The design and installation of all sanitary and plumbing works shall be done in accordance with the National Plumbing Code
of the Philippines, Pertinent Philippine Laws and Ordinances of the City.
2. Verify on site existing stub-out provision prior to Plan Preparation.
3. Plumbing Plan
a. Design and specification
b. Isometric drawings (sewer and cold water line)
c. Sewer and cold water line layout showing existing sewer and cold water line provision.
d. Floor drain location
4. Plans, layouts, design computation, technical specification, isometric view should be signed and sealed by the Master
Plumber.
5. All pipe size should be reflected in the plan.
6. Use G.I. sheet. Sch.40 pipes for cold water line, cast iron for sewer line using steam washing and PVC pipe for ordinary sewer
line.
7. Provide five (5) gpm. Capacity for stainless grease trap for every kitchen sink.
8. Provide clean out for every change in direction and every three (3) length of pipe.
9. Provide standard clamp hangers for cold water and sewer line under slab for every three (3) meters.
10. No comfort rooms or showers shall be allowed in areas without sanitary and water line preparation. No septic tank shall be
allowed inside the mall premises.
11. All sinks, toilet, kitchen and lavatory areas should be waterproof.
12. Supply valve be located in the areas controlled by the lessor for emergency purposes.
13. Only one tapping point per tenant shall be allowed. Check stub out provision in lessee’s area.
14. Tapping of cold water and sewer line shall be done by the lessor chargeable to the lessee including supply valve and water
meter.
15. Tenant’s requiring more volume of water than that of the lessor’s provision shall install additional water line tap to
appropriate existing main. A written request indicating the requirement shall be submitted to GGGCED for its
review/approval. GGGCED reserves the right to reject or disapprove any application without prejudice to any contract
agreement between the lessor and the lessee.
16. All water meters shall be provided by the Lessor to the account of the Lessee The Water Meter shall be “EVER” ½ inch –
diameter and shall be calibrated by the local water utility or government agency authorized to calibrate water meters..
17. Only accredited contractors are allowed to do all the sanitary and plumbing works inside the leased areas. Should the Tenant
prefer his/her own contractor, the contractor must secure accreditation from GGGCED.

GUIDELINES FOR FIRE PROTECTION SYSTEM


The following requirements on the design and construction of fire protection systems should be complied:
1. All tenants are provided with upright type sprinkler heads rated for ordinary occupancy temperature rating.
2. Additional sprinkler heads shall be designated and installed in conformance with NEPA 13 standards and shall be subject to
GGGCED final approval.
3. All additional sprinkler heads shall be in the same brand and model provided by the Lessor.
4. Sprinkler heads shall not be painted.
5. Smoke detectors (nonfood tenant) / Heat detector (food tenant) maybe relocated only after prior approval from GGGCED.
Should a drop ceiling be constructed the same quantity and location of smoke detectors as shown in the mini-plan shall be
installed by the lessee. Additional smoke detectors shall be supplied and installed by the lessee if a drop ceiling is made of
combustible materials.
6. All lessees are required to provide one (1) unit 10 pounds ABC type dry-chemical fire extinguisher for every fifty (50)
square meter of floor area be hang four (4) feet above the floor.
7. All leased area with ceiling is required to provide additional pendent sprinkler heads approved by GGGCED
8. All food tenants are required to install fire suppression system at the kitchen hood.

DEFINITION OF TERMS
NOTICE OF AWARD - This is the formal communication from the GAISANO GRAND GROUP OF COMPANIES informing the prospective LESSEE of the
acceptance of his application and indicating basic information, terms and conditions of the Lessor and Lessee. A copy of the Notice of Award with
the lessee’s confirmation must be returned to the Leasing Department.
CONTRACT OF LEASE – This is the legal instrument between GAISANO GRAND GROUP and the lessee formally detailing all the terms and conditions
that govern the lease. The specified number of copies of the signed contract must be returned to the Leasing Department upon contract signing.
REVISIONS TO CONSTRUCTION GUIDELINES – THE MALL MANAGEMENT reserves the right to revise or add to the above guidelines. Copies of any
revisions made shall be distributed to the lessee.
