5 Hazards & Risk Assessments

The following hazards have been identified in developing the project design:

Site Location – Is within a residential area adjacent to a main road alongside the River
Thames.

Existing Building – The property is a semi-detached, 3-storey building incorporating a

previous loft/attic extension. It is of masonry construction with timber floors and roof
structures. It is proposed to demolish most of the interior of the building whilst
retaining the external and party wall. Adequate support and restrain systems will be
required during the works.

Overall Structural Stability – Provide adequate, robust and fully braced temporary
propping, bracing and lateral tying as required to suit the contractors’ proposed
sequence and method of working for installation of structural components.

Excavation – Depth, stability and potential ground water inflows need to be taken
account of in execution of ground works, together with the proximity to the existing
buildings and trees.

Services – Drainage, electrical, gas and plumbing service routes/ducts are believed to
be present.

Beams - Steelwork and Frame - A method statement describing handling and

installation methods/sequence will be required for all heavy components. The
contractor should ensure that safe handling methods in accordance with current HSE
guidelines are used.

The Contractor should review the project to identify other hazards including those
which will remain for others to address at the Project Completion.

Risk Assessments and appropriate Method Statements should be produced by the

Contractor before work commences. These should be reviewed and developed by the
contractor.

All foundations bottoms should be approved by the Building Control Officer before
proceeding.

Foundation bottoms must not be left exposed. Should these need to be left either
overnight or longer periods then either:-
(a) Minimum 150mm soil be left for removal immediately before casting.

(b) Min 75mm Grade ST 2 concrete blinding be cast.

It should be ensured all concrete is adequately compacted after placing and that all
trench / base voids are filled. Where it is necessary to form construction/day work
joints:-

(1) A shear key or dowel joint should be provided.

(2) The previous concrete face should be cleaned before proceeding with
concreting.

11. Pinning up of the existing structure from new foundations

Where underpinning foundations are shown to the existing structure these are to be
constructed sequentially in lengths not exceeding 1.2m. A suitable gap, approximately
75mm, shall be left between the top of the new foundation / substructure wall and the
underside of the existing structure to facilitate “Pinning Up.”

“Pinning Up” shall be by compacting dry pack material solidly into the void between the
new foundation / substructure wall and the existing structure and shall be undertaken a
minimum of 24 hours after the construction of the foundation / substructure wall.

A minimum of 3 days shall elapse after “Pinning Up” before removal of the temporary
propping.

Dry pack material to be 1:3 cement: sand mixed with water sufficient only that it is
slightly mouldable by hand.

12. Adjacent Structure

Ensure that existing footings are not undermined by excessive excavation. Where
material/soil is lost this must be reinstated with concrete or as otherwise directed by the
Building Control officer or Cooper & Withycombe Ltd. Also ensure that where
separation or a movement joint is required that this is achieved in practice by either
using a polythene separating membrane or joint filler board.

13. Compressible Material

Ensure that compressible material is held in position as such that it will not be
displaced during the construction operation. The compressible material is to be used
where required to comply with BCO/NHBC requirements and particularly where there
is a risk of heave due to trees or their previous removal on shrinkable clay soils.

14. Compaction and Fill

Compaction of Type 1 and Type 2 Granular Fill to comply with Highways Agency
Specification of Highway Works Clause 612.

(ii) ensure the floor joists are held in the position assumed in their design.
(iii) comply with floor covering requirements for ventilation.

21. The timber frame structure shall also be capable of resisting, without damage, all
reasonable transportation and erection forces.
