SPECIFICATIONS

PROJECT TITLE : PROPOSED 3-STOREY, 4 BEDROOM RESIDENTIAL

This set of Specification shall govern the methods of construction and kinds of materials to be
used for the proposed Project shown on the accompanying plans and detailed drawings.
The plans, detailed drawings and the Specifications shall be considered as complementing each
other so that what is mentioned or shown in one, although not mentioned or shown in the other, shall be
considered as appearing in both. Any conflict to be found between the two should be referred to the
designing Architect for clarification.

GENERAL CONDITION:

All parts of the construction shall be finished with first class workmanship to the fullest talent and
meaning of the plans and the Specifications, and to the full satisfaction of the designing Architect and the
Project Owners.
Any defective material or poor workmanship should be replaced or improved by the Contractor
without additional cost to the Owner.
The construction shall be conforming to all the requirements of the National Building Code of the
Philippines and the rules and regulations enforced in the locality.

I. EARTH WORKS

1.0 SITE CLEARING:

The building site shall be leveled to the suitable grade according to the plan. It should be cleared
of rubbish, roots and other perishable materials.
Such unsuitable materials shall be spread over areas adjacent to the proposed building, or
disposed of as may be directed by the Architect or Engineer who is in charge of the construction.

1.1 STAKING OUT OF BUILDING LINES:

The building lines shall be staked out and all lines and grades shown in the drawing accurately
established before any excavation is started.
Batter boards where construction reference marks have been indicated should be erected such
that they would not be disturbed during excavation for the foundation of the building.

1.2 EXCAVATIONS :
All excavation shall be made to grade indicated in the drawings. Where the building site is
covered with any kind of fill, the excavation for footings shall be made deeper until the specified safe
bearing capacity of the soil is reached.
If water is present at the excavation site, it shall be removed by bailing or pumping. Great care
should be taken in order that the surrounding soil is not eroded or cave in.

1.3 BACKFILL :
When the concrete poured for foundation has hardened and can already withstand the pressure
resulting from fills, the materials removed from excavations shall be used for backfilling them.

The fills and backfills shall be place in layers not more than 150mm (6”) in thickness. Each
succeeding layer shall be thoroughly compacted by wetting, tamping and rolling.

II. CONCRETE WORKS:

2.0 REINFORCE CONCRETE

Description

Concrete should be mixed thoroughly such that there is uniform distribution among the cement
and aggregates. The concrete should be vibrated and its forms should be tapped as it is deposited to its
final position, to prevent formation of voids in the concrete member which will weaken the building.
Water to be used for mixing concrete shall be clean and free from injurious amounts of oil, acids,
salt, alkalis, and other organic materials.

2.0.1 Materials requirements

a. Portland cement

ASTM C150, Type I Portland cement.

b. Concrete Aggregates

The Concrete aggregates shall conform ASTM C33 . This define the requirements for grading and quality
of fine and coarse aggregate for use in concrete. Fine aggregate shall consist of natural sand,
manufactured sand, or a combination thereof. Fine aggregate shall be free of injurious amount of organic
impurities.

c. Water

Water shall be clean, fresh and potable.

PROPORTIONING OF CONCRETE MIXTURE:

All concrete works shall be done in accordance with the standard specifications for plain and
reinforced concrete as adopted by the government. Cement to be used shall be portland cement, excel
brand, holcim brand or any equivalent brands readily available in the locality. Alternative cement so
selected must meet the requirements of portland and pozzolan cement, and approved by the engineer in-
charge of the construction.
THE FOLLOWING PROPORTIONS OF CONCRETE MIZTURES SHALL BE USED FOR THE
VARIOUS PARTS OF THE BUILDING:

PEDESTAL AND FOOTINGS -------------------- CLASS A (1:2:4)

CONCRETE HOLLOW BLOCK ----------------- CLASS A (1:2:4)

REINFORCE CONCRETE TIE BEAM --------------- CLASS A (1:2:4)

CLASS A – concrete shall be a mixture of one part cement, two parts of fine aggregates and
four parts of coarse aggregates by volume, plus enough clean water to mate the mixture into a pliable
paste.

CLASS B – concrete shall be a mixture of one part cement, two and a half parts of fine
aggregates and five parts of coarse aggregates by volume, plus enough clean water to mate the mixture
into a pliable paste.

CLASS C - concrete shall be a mixture of one part cement, three parts of fine aggregates and
six parts of coarse aggregates by volume, plus enough clean water to mate the mixture into a pliable
paste.

The fine aggregates for concrete shall consist of natural sand or of inert materials with similar
characteristics, having clean, hard and durable grains, free from organic matter or loam.

The coarse aggregates for concrete shall consist of crushed rocks of durable and strong qualities,
or clean and hard gravel. Size of the coarse aggregates to be used shall vary from 20mm to 40mm (¾”
to 1 ½”).

FORMS OF CONCRETE WORKS:


Forms for all reinforced concrete shall be adequately supported and braced or tied together to
maintain the correct positions and the shapes of poured concrete. Wooden forms shall be constructed
sufficiently tight to prevent the bulging of concrete members upon pouring or leaking/draining of water
during curing.

The forms shall not be removed until the concrete has attained sufficient strength to support its
own weight and any temporary loads placed on it. The side forms girders and beams may be removed
earlier than the bottom forms. However, additional supports and shoring must be placed under until they
have attained strength.

STEEL REINFORCING BARS:

Steel reinforcing bars to be used for this project shall consist of standard deformed structural
bars meeting ASTM A 615 specifications.
The steel reinforcements for concrete shall be formed accurately according to the sizes of the
columns, beams and girders, footings, slabs etc., where they are to be used. They shall be tied together
at each bar intersection with Gauge No. 16 G.I. wire or by welding.

No steel reinforcement should be installed unless it is free from rust, scale or other coating which
would destroy or reduce the bond with concrete. The reinforcement bars must be positioned such that
there is space between the steel at the sides and bottom of the forms.

III. MASONRY WORKS

3.0 CONCRETE HOLLOW BLOCKS:

Concrete hollow blocks shall conform to the requirements of ASTM C 90. ASTM C90, Standard
Specification for Load-Bearing Concrete Masonry Units. Hollow and solid load bearing concrete blocks
are covered in this standard. Weight classifications are divided into Light Weight (less than 105 lb/cu ft
oven dry weight of concrete), Medium Weight (105 to less than 125 lb/cu ft), and Normal Weight (125
lb/cu ft or more).
Unit weight affects water absorption, sound absorption, sound transmission, and thermal and fire
resistance.
If a specific unit strength requirement greater than the standard minimum is required, that
compressive strength should be required by the project specifications.

Mortar and Grout

ASTM C91, the Standard Specification for Masonry Cement, defines requirements for three
classifications of masonry cement: Type N - For use in preparation of ASTM C270 Type N mortar. Type
S - For use in preparation of ASTM C270 Type S mortar without further addition of cements or hydrated
lime. Type M - For use in preparation of ASTM C270 Type M mortar without further addition of cements
or hydrated lime.
Masonry grout is most often used in conjunction with steel reinforcement in masonry walls. While
mortar is placed between units as they are laid, grout is poured or pumped into the cores or cavities
between wythes of masonry walls already in place. The grout must uniformly fill these grout spaces,
harden to provide desired compressive strength, and bond to reinforcing steel and masonry units. To
satisfactorily meet these performance requirements, the flowability, aggregate size, and proportions of a
grout mix must be compatible with the application.
Masonry mortar and masonry grout are key materials in unit masonry construction.

CHB Wall Reinforcement

The thickness of interior walls where plumbing pipes and fittings will be embedded shall be at
least 100mm thick.

The concrete hallow block walls shall be reinforced with 10mm diameter round deformed bars
spaced not more than 600mm on center with stiffener beam and column at every 3 meters of span.

IV. FINISHES

4.0 PAINT WORKS:


All painting works for this project, except herein specified shall be done with the use of Boysen
paint product, whose specifications are hereby declared and made part of this specification, with the same
force and effect as if written herein full.

The painting contractor shall supply all labor, Boysen paint materials, tool, staging and equivalent
necessary and shall perform all painting and finishing work for this project. The painting contractor shall
store his materials in one place in the building to be kept neat and clean, any damage thereto, or to its
surroundings shall be made good care being taken in the storage of paints, oil, containers and shall be
removed from the building everyday upon the stopping of work.

Upon completion of the painting works, the painting contractors shall remove all paint spot from
all finished work. He shall present the work to the owner or engineer in-charge of construction free from
blemishes.

It shall be the painting contractor’s responsibility to protect his works and those of all other
contractors during the time his work is underway. He shall be responsible for any kind of damage to the
work or property of others caused by his employees or by himself.

before any painting is done, all surfaces shall be cleaned, smoothed and freed from dust, dirt,
grease, mortar, rust and other foreign substances and all

Parts where paint remover has been used shall be washed off with paint thinner or lacquer whichever is
applicable. All paints shall be evenly and carefully spread.

No painting shall be done in extremely cold frosty foggy or damp weather. It should be performed when
the temperature is above 50 ͦ f (10 ͦ c).

All paint and materials shall be delivered to the building site in unbroken packages, bearing the
marks manufactured by paint supplier, under their label number. Adulteration of supplier with other brand
or materials shall not be allowed.

4.0.1 WALL TILES FOR TOILET-BATHROOMS:

Walls of Bathrooms shall be finished with 300mm x 200mm Tiles. During construction and laying
of tiles, the Owner may require that decorative tiles and moldings be installed at certain party of floors
and walls for accents to enhance the overall design of each room.

4.0.2 STEEL TRUSSES AND RAFTERS:

Steel trusses and rafters to be used in this project shall conform to the size and design shown
in the detailed drawing or as per the bill of materials.

4.0.3 ROOFING:

The roofing shall be covered with rib type long span roofing sheets guage 40. 1/4” base plate
12mmx100mm J-Anchor bolt were used for support and to secure walls to concrete foundation. The
roofing sheets shall be secured to the purlins and tekscrewed with neophrene washer with felt washer
that is long enough to screw for the specified size of purlins.

Ridge rolls, hip rolls and valleys to be used shall be those compatible with the roofing sheet.
They should overlap the roofing sheet at least 300mm. The ridge roll, hip rolls and valleys must be riveted
to the roofing sheets, in addition to the rivets engaging the tekscrew in securing the roofing sheet to the
purlins.

V. PLUMBING WORKS:

All plumbing works for this project shall be done in accordance with the approved plans and
under the direct supervision and control of a licensed sanitary engineer or of a licensed master plumber.

The plumbing installation shall conform to the provisions of the national plumbing code of the
Philippines and the rules and regulations enforced in the locality.

5.1 STORM DRAINAGE:

All downspout from the roof gutters shall end in the concrete catch basins that connected
together with concrete drainage pipes leading to the street drainage nearest to the building.

VI. ELECTRICAL WORKS:

6.0 Description

The electrical installation shall be done in accordance with the approve plans and under the
direct supervision and control of licensed electrical engineer or of a licensed master electrician.

All electrical works and materials shall conform to the provisions of the latest edition of the
Philippines national electric code.
