PART 1 GENERAL
A. This Section includes the technical requirements of the Integrated Audio Visual
System (IAVS) to be installed within the following locations at the Four
Seasons Hotel – Jeddah Corniche:

12. Guest Suite AV Systems in 2 Bedroom, Presidential and Royal Suites only
1.2 DEFINITIONS:
1.3 SUBMITTALS
A. Pre-approval Submittals:
6. Mechanical and electrical notes and construction details for each IAVS
device.
7. IAVS Schematic Diagrams detailing each device and all interconnect wiring
between devices. All wiring must include a unique cable identification.
Block diagrams involving cross-referencing to catalogue specification
sheets will not be acceptable.
11. IAVS drawings of all items such as floor Box AV plates, that are to be
custom fabricated or modified. Drawings shall be of scale suitable for use
in fabrication. IAVS shall show materials, finishes and panel/control
markings.
3. The IAVS Contractor shall disclose and detail in soft and hard copy all the
programming information, passwords & codes. The IAVS Programs are to
be complete with source codes and non-encrypted including all application
files and all configuration files with user interface touch panels layouts for
the Head End equipment, servers, DSP, monitoring routing control and
user interfaces.
6. The Audio Visual System equipment Head End for the general and public
areas of the Hotel shall be located in the Audio Visual Control and
Equipment Room
7. All floor boxes shall be provided by the electrical Contractor as part of the
electrical installation; however, plates within the floor box for connection
to AV devices shall be provided by the AV Contractor.
10. IAVS wiring shall be carried out using Plenum NFPA 90A compliant cable
where code requires.
A. The following section details the basic scope of works, this is to be read in
conjunction with all other sections.
2. The IAVS Contractor is responsible for the supply and install of all
equipment as detailed in the design drawings and Bills of Materials for The
System. The IAVS Contractor must obtain in writing explicit approval from
the Technology Consultant for any changes or substitutions to the
specification or quantity of items listed within.

B. The IAVS Contractor is responsible for the supply of any IAVS Equipment
Racks not provided under the Structured Cabling Contractor’s Scope of Works.
C. The IAVS Contractor shall supply and install Category 6 and fibre Optic cabling
required to support Audio Visual device that is not supported by the Structured
Cabling System infrastructure, within the Ballroom, Meeting Rooms, Audio
Visual Control and Equipment Room
E. The IAVS Contractor is responsible to provide the following services, but not
limited to:
F. The IAVS Contractor is responsible for all coordination with the Electrical
Contractor as required to ensure the correct services are provided in the
correct locations:
G. The IAVS Contractor shall provide training on all aspects of the Integrated
Audio Visual System and will provide as part of the Tender submission, a
detailed training program.
H. IAVS wiring shall be carried out using Low Smoke Zero Halogen LSZH /
Plenum NFPA 90A compliant cable where code requires.
A. Standards
1. Codes, rules, regulations, and ordinances governing the work, are as fully
part of the specifications as if herein repeated or attached. If the IAVS
Contractor should note items in the drawings or the specifications,
construction of which would be code violations, promptly call them to the
attention of the Technology Consultant in writing.
B. General Requirements
1. The IAVS Contractor shall seek explicit approval from the Technology
Consultant’s responsible for this project. Work on site or procurement may
not start without this approval. The final design presented by the IAVS
2. The IAVS Contractor shall furnish all materials, labour and any
engineering services to provide complete and professionally installed IAVS
in working order as described herein. The IAVS Contractor shall ensure
System professional services will only be carried out by suitable trained
and experienced personnel and accomplished in a best workmanship
manner, according to approved and accepted trade practices.
4. The IAVS System Contractor shall be regularly engaged in the design and
installation of large Integrated Audio Visual Systems of the type, size and
characteristics detailed for this project. The IAVS Contractor must have
been active within the industry for not less than five (5) years in the
Kingdom of Saudi Arabia (KSA) and be certified to ISO-9001 or equivalent.
2. The System Components and Cables are to be stored in clean dry place,
protected from weather, dirt, fumes, water, construction debris, and any
physical damage.
3. The IAVS Contractor shall at all times make available the required
personnel for any unscheduled inspection that can be requested at any
time by the Main Contractor.
1.7 WARRANTY
C. The IAVS will include for a 1-year Service/Maintenance Contract which is over
and above the 12-month warranty. The IAVS Contractor will be expected to

emergency replacement of any faulty component, any time from project
implementation until the end of the defects liability period.
B. Specifications and drawings are detailed only to the extent necessary to show
design intent and signal flow. It is understood and agreed by the IAVS
Contractor that the work herein described shall be complete in every detail so
as to provide a complete and fully functional system even though every item
necessarily involved is not specifically mentioned.
PART 2 PRODUCTS
A. Where possible, common equipment items shall be used across the different
areas of The Development in order to simplify maintenance procedures and to
provide the end user with a consistent user interface method of operation and
maintenance.
C. All materials and equipment shall be new and of the latest design or model
offered for sale by the Manufacturer.
D. Equipment models provided shall operate at the required AC line voltage and
frequency.
E. The IAVS Contractor must ensure that all equipment and systems are
designed and installed to provide electromagnetic compatibility within The
System and with any other systems installed in the same locations. Comply
with EMC directive 89/336/EEC.
G. All goods and services supplied under the contract shall have their origin in the
following countries: North & South America, Europe, GCC Region, ASIA Pacific,
Japan, Taiwan, Russian Federation, India, Taiwan and South Korea or in the
countries, with which the Kingdom of Saudi Arabia (KSA) has agreed trade
relations and no restriction of manufactured goods entry.

A. DSP Processors
1. Where DSP Processors are indicated in the design, the IAVS Contractor is
responsible to supply either a DSP Processor, modular I/O frames or fixed
I/O modules from the same Manufacturer. Where DSP’s show a large
quantity of Inputs/Outputs in the design the IAVS Contractor shall supply
multiple DSP Processors/Devices to meet the Input/Output requirement.
It is the IAVS Contractor’s responsibility to ensure the device chosen is fit
for purpose, this includes but is not limited to processor power, input and
output quantity, network availability, control requirements and system
compatibility. Where Input and Output Quantities are specified in the
Design and Bill of Materials this is only a guide to the minimum required.
a. The control software program shall allow the creation and use of
customised computer control screens with the networked Digital Audio
Systems.
b. The software shall allow function and appearance of the graphic
control interface to be tailored to the exact needs of the user.
c. Individual or grouped sets of controls may be placed and assigned to
specific system functions, or component objects may be copied directly
from the networked Audio System design file into the control software,
resulting in completely pre-assigned control surfaces.
d. An array of drawing tools shall be provided for extensive graphic
manipulation of controls, backgrounds, and labelling.
e. Control screens may be created with the ability to easily navigate
between multiple pages of operation. Once created, a custom control
file may be downloaded into The System, where it can then be
accessed by multiple network computers which are running the control
software.
f. The control software shall not alter The System design itself, and
control access to The System shall be password protected. System
control may be provided using a combination of the control software,
hardware control panels, and third-party RS-232 simultaneously.
g. Minimum recommended System requirements shall be: Windows 10
(64-bit); 8GB RAM; 1280x1024 screen resolution.

1. The Ballroom Camera Receiver will be based on a Mini PC and include all
software to receive and control the associated Ballroom PTZ Cameras.
1. The Video Matrix Switcher shall be a fully modular and expandable Digital
matrix switcher offering ultra-fast bi-directional digital video and audio
switching and lossless HD signal distribution for all types of AV sources.
5. Where UTP is utilised for Video output 1+ HDMI blades may be required
to run in parallel with the UTP outputs to facilitate extraction of Audio via
analogue/Dante.
6. The Video Matrix Switcher shall have fully controllable EDID management
for all inputs and outs. IR/RS-232 control shall be distributed to the
Transmitters and Receivers via the Control LAN from the Systems Control
System.

4. The Specification of the AV Panels required for the AV Niche Type 1 (AV1)
shall be as follows:

FB3, any reference within the documentation is for coordination.

2. Meeting In Progress Lights shall have a local control switch to turn the
Meeting in Progress Light On/Off. There shall also be cabling back to the
AV Control Processor designated for the space to allow remote control.
3. Meeting in Progress Lights are generally located BoH where aesthetics are
a minor consideration the light shall have Clear lettering stating “Meeting
in Progress”. When located in FoH locations the Meeting in Progress Light
shall be of a discrete design and coordinated with the Interior Designer.

2.7 SPEAKERS
2. The Speaker shall be design specifically for High Ceilings, with a narrow
coverage pattern.
2.8 DISPLAYS
A. Hospitality TV’s
1. All Hospitality TV’s shall be fully compatible with the Hotels sitewide IPTV
System. The IAVS Contractor must gain approval prior to purchase to
ensure compatibility.
2. The IPTV System will have Pro:Idiom and/or Verimatrix encryption with
H.Browser.
B. Commercial Displays
1. Large Format Commercial Displays will not require inbuilt IPTV services, if
connection to the Hotels IPTV System is required this will be provided by
a local IPTV Set Top Box.

A. Lighting Desk
1. The Lighting Desk shall be capable of controlling fixtures including but not
limited to LED, Moving Lights, Multi-Colour and Conventional Lights
connected to the Dimmer Rack.
3. USB ports shall provide the capability to save shows, connect accessories
& software updates.
1. Note: The AV Contractor shall confirm the quantity of the DMX Combiner
units, design intent has been detailed within the Design Drawings, it is the
responsibility of the IAVS Contractor to ensure the correct quantity of
DMX Combiners is provided as to ensure a fully functional system as per
the design intent.

C. Dimmer Rack
1. The Dimmer Rack shall be fully a digital and designed specifically for
Theatrical Entertainment lighting and shall be UL, CUL, VDE, TUV listed
and CE certified.
3. A user interface and backlit LCD screen shall provide simple convenient
set up for DMX patching, preheat, topset and dimmer curves
2. The lighting support device shall be designed to hang and power heavy
duty theatrical lighting instruments.
3. The devices shall have two positions. The upper (stored) position shall
have only a 120-mm x 120 mm cover plate exposed on the finished
surface of the ceiling. The lowered (working) position shall permit
installation of up to four theatrical lighting instruments.
5. After pulling the unit down from the ceiling and inserting and securing a
cross pipe, one or more theatrical type lighting fixtures may be attached
to the 48.3mm O/D cross pipe via standard stage “C” clamps and safety
cables. The lighting fixtures may then be plugged into the electrical and or
control receptacles located in the device.
11. The Overhead load bearing structure should have a safety factor
incorporated into its own structure of minimum 5:1.
12. The sliding section shall contain 3 x 15-amp Edison type receptacles and a
hole for the steel pipe. A latching mechanism shall hold the sliding section
in place when in the upper position and a counter‐balance system shall
prevent rapid descent when the latch is released.
13. Note: A 48.3mm O/D 4’ aluminium pipe shall be provided for hanging
theatrical lighting instruments.
14. Note: The manufacturers Sling truss bracket shall also be supplied in
order to allow the suspension of Events and lighting truss
15. The aluminium pipe shall contain a positioning pin hole that lines up with
a mating pin hole to prevent the pipe from rotating.
16. The suspension device shall be provided with 2/3 x 15amp Edison style
electrical socket outlets, DMX signal connector and an RJ45 connector for
AV. Connectors shall be wired through a flexible conduit to a terminal box
on the upper section of the device.
17. The IAVS Contractor shall include high level DIN Rail Junction Boxes with
cabling from the Dimmer Racks via Socapex cabling, the power cables
shall be distributed to the Integrated Structural Hanging Points from this
location.
A. AV Equipment Racks
2. All Equipment Racks and Cabinets should comply with the latest revision
of “EIA-310-D” Industry Standard for 19-inch, Rack Cabinets.
3. The height of the Rack shall be chosen to have 25% spare space for
future expansion.
6. Closed Racks will be used. All Racks through the building will be from the
same Manufacturer, the sizes will vary according to location.
7. Unless otherwise specified in the design the Racks shall be 24” x 24” x
42U (W x D x H)
a. Rack mount.
b. Operating voltage should be based on local regulations for single
phase and three phase.
c. LED indicator lights for power and protection status.
d. LED indicator lights for reverse polarity and open outlet ground.
e. Circuit Breaker and Thermal Fusing: When protection is lost, circuit
opens and cannot be reset.
f. The circuit breaker should be low profile type and UL-489 listed.
g. Remote monitoring of total electrical load.
h. Embedded software & embedded web server accessed via web
browser.
i. Audible and email alerts.
j. Sufficient Power outlets for all devices within the Rack.
k. Each PDU should be provided with suitable detachable line cord.
2.12 CABLES
Cables shall be Low Smoke Zero Halogen LSZH/Plenum NFPA 90A compliant where
code requires.
C. Type 3A. Audio Loudspeaker Cable 70V. AWG 18 high strand count copper
twisted pair, individually insulated with Black & White jackets, 4.67mm
nominal overall diameter.
D. Type 3B. Audio Loudspeaker Cable 8Ω. AWG 16 high strand count copper
twisted pair, individually insulated with Black & White jackets, 5.28mm
nominal overall diameter.
E. Type 3C. Audio Loudspeaker Cable 8Ω AWG 14 high strand count copper
twisted pair, individually insulated with Black & White jackets, 6.6mm nominal.
F. Type 3D. Audio Loudspeaker Cable 8Ω AWG 10 high strand count copper
twisted pair, individually insulated with Black & White jackets, 9.04mm
nominal overall diameter.
G. Type 4A Video analogue Baseband Low loss 75 Ohm Coaxial Video cable, RG-
59U, equal to or better in High Frequency attenuation performance at 100
MHZ (-9dB, 100m) with double braided shield for minimum 98% coverage,
8mm nominal overall diameter.
H. Type 4B. Video Serial Digital Low loss 75 Ohm Coaxial Video cable, RG-59U,
equal to or better in High Frequency attenuation performance at 100 MHZ (-
7.6dB, 100m) with braided shield for minimum 95% coverage and foil
shielding for minimum 100% coverage, 6mm nominal overall diameter.
I. Type 4C. HDMI Cable BJC Belden Series -1 23.5 AWG HDMI cable. Signal
conductors: 23.5 AWG, solid bare copper. Overall Diameter: 11mm (approx.
7/16 inch) HDMI spec version: 2.0, Attenuation (typical) 825 MHz: 20.5 dB,
2.475 GHz: 38 dB, 4.175 GHz: 53 dB
L. Type 7. Control Systems and Active Speakers. One twisted pair Stranded AWG
22 copper wire with shield; one AWG 18 TC unshielded power pair, 6.35mm
nominal overall diameter.
O. Type 10. Two Audio, One Video. Combined low-loss 75 Ohm Video coaxial
cable, with double braided shield for minimum 98% coverage and high
frequency attenuation at 100 MHZ not less than Belden 8281 and two
numbers individually jacketed AWG 22 copper stranded twisted pair’s with
100%coverage foil shield and drain wire.
P. Type 12. 16 Pair Audio Snake Cable for portable applications. AWG 25
effective cross-sectional area per conductor, 16 pair star-quad twisted groups,
each group shielded with a braided shield, encased in a colour coded high flex
jacket, 47mm nominal overall diameter.
PART 3 EXECUTION
3.1 WIRING
B. Cables and raceways used for IAVS circuits, and equipment control wiring
associated with the IAVS, may not contain any other wire or cable.
D. Cable Taps: Use numbered terminal strips in junction, pull and outlet boxes,
Racks, or equipment enclosures where circuit connections are made.
G. The IAVS Contractor shall install all equipment items in accordance with
Contract Drawings, Manufacturer’s instructions and approved submittal data.
I. The IAVS Contractor shall install all equipment items in accordance with the
Manufacturer's instructions, and adjustments required to deliver a complete
and operable System.
M. The IAVS Contractor shall be responsible for coordination with various systems
under this Contract and the Contractors involved in The Project.
N. The IAVS Contractor shall be responsible to include and allow for all test
equipment, instruments, tools and labour required to conduct The System
tests.
O. Approved Cable Types must be used, unless otherwise called for in these
specifications and drawings.
S. The Contractor shall ensure that all cables are labelled in accordance with the
method identified by the Client’s representative and the Contractor shall
provide a sample of the proposed labelling method for approval prior to
installation.
T. The Contractor shall ensure that cables are cut to the length dictated by the
run.
U. Cable joints are not allowed anywhere within the facility installation.
V. The Contractor shall ensure no splices are permitted in any pull boxes.
W. The Contractor shall ensure that no cable is installed with a bend radius less
than that recommended by the Cable Manufacturer.
A. All Field Equipment including but not limited to the following: Speakers,
Displays, Projection Screens, Projection Lifts shall be installed in the locations
specified and agreed in the design drawings. Where onsite conditions require a
move from these spaces, approval from the Technology Consultant and
Interior Designer must be obtained.
B. All IAVS Equipment must be installed level and flush with the surface they are
being mounted to.
C. All IAVS Equipment located either externally or in a wet space shall be fully IP
rated or installed within an appropriate IP rated enclosure.
E. Cleaning: Remove paint splatters and other spots, dirt, and debris. Touch up
scratches and marred finish to match original finish. Clean unit internally using
methods and materials recommended by Manufacturer.
D. Install framed instructions and zone layout in a location visible within the
Audio Visual Control and Equipment Room and within each distributed IAVS
Rack.
F. Ground all IAVS equipment and associated circuits; Install a ground wire from
main service ground to IAVS Racks. Ground cable shields and equipment
according to System Manufacturer's written instructions to eliminate shock
hazard and to minimise, to the greatest extent possible, ground loops,
common-mode returns, noise pickup, cross talk, and other impairments.
1. The IAVS Contractor shall carry out any factory acceptances tests, in
Manufacturer's factory itself, before any site delivery, in order to make
sure that the system of both hardware and software and The System after
integration of various sub-systems is able to satisfy site technical
requirements of the equipment specifications.
C. Test Plan
2. The tests are to cover every aspect related to the specifications of The
System and its operation; including, but not limited to, visual inspections,
measurements, and operation.
4. The results of the factory acceptance tests, together with any re-testing
because of failure, shall be recorded and signed by the authorised
personnel of the IAVS Contractor and approved by the Technology
Consultant.
2. The IAVS Contractor must provide Engineers who are familiar with The
System to assist the Technology Consultant during the acceptance testing
and equalisation for the duration of time it takes to complete the
adjustments. A minimum of four days shall be required to complete the
adjustments.
3. Pre-testing: After installation, align, adjust, and balance The System and
perform complete pre-testing. Determine, through pre-testing, the
compliance of The System with requirements of the drawings and
specifications. Correct deficiencies observed in pre-testing. Replace
malfunctioning or damaged items with new ones, and retest until
satisfactory performance and conditions are achieved. Prepare forms for
systematic recording of acceptance test results.
11. Tag all equipment, stations, and other components at which tests have
been satisfactorily completed.
12. IAVS Contractor shall be responsible to replace and make operational all
damaged equipment/accessories, if any, which are part of existing, while
connecting to existing system.
E. Occupancy Adjustments
A. AV Control Systems
3. The User Interfaces shall have simple and logical operation of the
equipment within the Event/Meeting Space allow presenters to set up the
room and operate the system without the need of a specialist Audio Visual
technician.
4. All AV equipment within the Event and Meeting Space shall be controlled
along with the House Lighting and Blinds. The IAVS Contractor is
responsible for liaising with the House Lighting and Blinds Contractors to
ensure appropriate RS232/ Network protocols and programming
communication are available.
6. For Larger Events Spaces Basic/Advanced User modes and Technical user
modes shall be available at the same time on separate Touch Panels. In
this scenario the Technical Users panel shall be able to follow the Basic
User. Any changes made on one panel will be replicated on the other. The
Technical user shall have a lock function to ensure accidental button
presses are avoided whilst in use “Follow Me Monitoring”.
8. Lighting, Blinds, Volume and Home buttons should be easy to locate at all
times.
9. Graphical feedback for the state of all functions shall be present including
volume state.
11. For Event Spaces with partitions, different orientations and different
Screens the first selection on the User interface shall be Room Setup.
12. Visual Floorplans can be utilised to help the user locate the appropriate AV
niche/ Floor Box. When selected the system shall do all control and
switching of associated AV equipment without further user input. The User
interface shall flip to the appropriate device control page or display
instructions such as “AV Niche ‘XX’ HDMI input has been selected, connect
AV device and control locally”.
13. In Event Spaces furnished with Wireless Microphones, Control over Mute
and volume should be easily available at all times.
C. Training shall also be provided for fire service personnel: supervisors FCC
attendants.
D. Training manuals and technology training for all systems shall be in English
unless otherwise requested in the Main Contract.
G. Prior to the training sessions, the IAVS Contractor shall provide preliminary
copies of The System’s Operating Instructions as instructional aids.
