PART 1 GENERAL

1.1 SECTION INCLUDES

A. This Section includes the technical requirements of the Integrated Audio Visual
System (IAVS) to be installed within the following locations at the Four
Seasons Hotel – Jeddah Corniche:

1. Ballroom & Pre-Function

2. Audio Visual Control & Equipment Rooms

3. Meeting Rooms 1 – 8 and associated Breakout Spaces

4. Male Fitness and Spa Facilities

5. Female Fitness and Spa Facilities

6. Kids Club

7. Cigar Bar

8. BoH Training Room

9. BoH Boardroom

10. Residences Lounge

11. Ladies Lounge

12. Guest Suite AV Systems in 2 Bedroom, Presidential and Royal Suites only

1.2 DEFINITIONS:

A. Technology Consultant: The designated project ICT, Audio Visual, Technology


and Security Consultant.

B. IAVS: Integrated Audio Visual System – The System

C. AV: Audio Visual

D. IAVS Contractor or AV Contractor: The IAVS Contractor or AV Contractor and


all appointed sub-Contractors who shall provide the IAVS.

E. BGM: Background Music System.

F. Furnish or Provide: purchase, deliver, install, commission test and warrant.

G. Component: any individual item of equipment, software or material, which is


an element of the IAVS.

H. FoH: Front of House

1.3 SUBMITTALS

A. Pre-approval Submittals:

1. Before proceeding with any manufacturing or ordering the IAVS


Contractor shall submit shop drawings for approval indexed by
specification number to the Client in accordance with the Main
Contractor’s Program of Works. A description of all items submitted shall
be included. Manufacturer's specification or data sheets shall be clearly
marked to delineate the options or styles to be furnished.

2. Provide Manufacturer’s catalogue information showing dimensions,


colours, and configurations. Product samples shall be provided when
requested. Submittals shall include Manufacturer’s cut sheets which
indicate compliance to the specifications. This shall include but not be
limited to all items called for in PART 2 – PRODUCTS of this document
including:

a. All IAVS Music Loudspeaker types.


b. All IAVS processing, routing, distribution and control equipment
hardware.
c. All cables, connectors and interconnects.

3. The IAVS Contractor must submit the following calculations as a


minimum:

a. Amplifier sizing calculations.


b. Projection distance and Lens ratio calculations
c. Loudspeaker speaker circuit arrangements and wattage tapping
settings.
d. Acoustic modelling (Ease or Modeler) Verification, SPL calculations
distribution at locations when requested.

4. Complete IAVS instruction manuals, service manuals, parts lists, and


current list of local Manufacturer-approved Service Centers.

5. Plans and elevations of the IAVS Equipment Racks quantifying all


equipment to be mounted therein.

6. Mechanical and electrical notes and construction details for each IAVS
device.

7. IAVS Schematic Diagrams detailing each device and all interconnect wiring
between devices. All wiring must include a unique cable identification.
Block diagrams involving cross-referencing to catalogue specification
sheets will not be acceptable.

8. All IAVS diagrams should be detailed, not just a schematic representation


defining the interconnection of all inputs and outputs for all equipment.
Diagrams shall indicate exact equipment counts numbering and
identification of cables.

9. Itemised list of all IAVS equipment and materials to be used in The


System.

10. Graphical representation of the User Interfaces including descriptive


functionality shall be issued to the Technology Consultant for approval.
The Document shall contain all pages of the user interface and include
functionality descriptions for all buttons.

11. IAVS drawings of all items such as floor Box AV plates, that are to be
custom fabricated or modified. Drawings shall be of scale suitable for use
in fabrication. IAVS shall show materials, finishes and panel/control
markings.

12. All listed drawings shall be produced on CAD or another computer


graphics workstation, by a professional Draftsperson. Photocopies or other
reproductions of the specifications or drawings are not acceptable.

13. IAVS Contractor shall provide all additional information or demonstrations


required by the Owner and Technology Consultants to demonstrate
conformance with the specifications herein.

B. Contract Closeout Submittals

1. The IAVS Contractor will provide the following Contract closeout


submittals as a minimum but not exclusive to any further requirements as
required by the main Contract package documents, submittals and design
requirements.

2. Project record drawings: prepare and submit two copies of manuals


containing:

a. Warranties, guarantees, and Manufacturer’s directions on equipment


and material provided. Replacement parts lists of major items of
equipment. Equipment brochures, wiring diagrams, control diagrams
and control programming including cable numbers and signal levels.
Approved Shop Drawings including details of fabricated items.
b. Operation instructions and description of The System components and
their relationship to the System function (bound separately).
c. All “As Built” drawings to be provided both in electronic form (ACAD
most current at the time of completion, DWG unless otherwise
stipulated under the Main Contract conditions) and hard copies as
stipulated under the Main Contract package documents.

3. The IAVS Contractor shall disclose and detail in soft and hard copy all the
programming information, passwords & codes. The IAVS Programs are to
be complete with source codes and non-encrypted including all application
files and all configuration files with user interface touch panels layouts for
the Head End equipment, servers, DSP, monitoring routing control and
user interfaces.

4. The following documentation shall be issued to the Technology Consultant


for approval prior to handover and shall include but not be limited to the
following:

a. System Operation, Installation and Maintenance Manuals.


b. Written documentation for all logic modules as programmed for
System operation with a matrix showing interaction of all input signals
with output commands.
c. System program showing System functions controls and labelling of
equipment and devices.
d. All test reports.
e. As Built drawings including block diagrams, frame and cable labelling,
cable termination points, Equipment Room layouts and frame
installation details. Including all field changes made up to construction
completion.

1.4 SYSTEM DESCRIPTION

A. General system description relevant to all areas:

1. All AV equipped facilities as listed within section 1.1A shall be provided


with permanently installed systems. The IAVS Contractor must review all
design drawings, schematic single line diagrams and bills of materials
issued in order to obtain a complete understanding of the system
operation within each of the buildings and associated areas.

2. Where possible, common equipment items shall be used across the


different areas of the Development in order to simplify maintenance
procedures and to provide the end user with a consistent user interface
method of operation and maintenance.

3. All IP enabled AV equipment shall be connected to the Hotel converged


network so as to provide central control, and status monitoring of devices,
where available.

4. The IAVS Contractor shall be responsible for providing coordination


between the Structured Cabling Contractor and the Data Network
Contractor to ensure data outlets are made available in the required
locations, and that a suitable VLAN is created for the Audio Visual
Equipment and Systems.

5. The IAVS Contractor shall be responsible for providing coordination with


the Interior Designer and Architect to ensure the correct interface and fit
between the Audio Visual System equipment and finished details or
custom housings that will be provided by others.

6. The Audio Visual System equipment Head End for the general and public
areas of the Hotel shall be located in the Audio Visual Control and
Equipment Room

7. All floor boxes shall be provided by the electrical Contractor as part of the
electrical installation; however, plates within the floor box for connection
to AV devices shall be provided by the AV Contractor.

8. The IAVS Contractor will be responsible to ensure that there are no


synchronisation issues evident between the Video and Audio content, the
resultant performed actions are seamless to the end user.

9. It shall be the IAVS Contractor’s responsibility to liaise with the Lighting


Contractor to ensure The Control System shall control any integrated
lights or blinds within the room.

10. IAVS wiring shall be carried out using Plenum NFPA 90A compliant cable
where code requires.

1.5 SCOPE OF WORKS

A. The following section details the basic scope of works, this is to be read in
conjunction with all other sections.

1. The IAVS Contractor shall be responsible to provide attendance and


coordination with the Hotel Operator, Technology Consultant, Architect
and Interior Designer as required in order to develop a complete and
coordinated final design through the Construction, Handover and Defects
Liability Period.

2. The IAVS Contractor is responsible for the supply and install of all
equipment as detailed in the design drawings and Bills of Materials for The
System. The IAVS Contractor must obtain in writing explicit approval from
the Technology Consultant for any changes or substitutions to the
specification or quantity of items listed within.

3. The IAVS Contractor is responsible to coordinate all final connections to


the Network with the Active Network Specialist. The IAVS Contractor will
be responsible for all final connection of the active edge switches and
IAVS devices.

4. The IAVS Contractor shall provide a detailed excel spreadsheet clearly


outlining (but not limited to) all network information relating to the IAVS
Contractor devices. The Active Network Contractor will complete the
VLAN, Subnet Gateway and VLAN Fields and return to the IAVS Contractor
for Configuration and Commissioning.

B. The IAVS Contractor is responsible for the supply of any IAVS Equipment
Racks not provided under the Structured Cabling Contractor’s Scope of Works.

C. The IAVS Contractor shall supply and install Category 6 and fibre Optic cabling
required to support Audio Visual device that is not supported by the Structured
Cabling System infrastructure, within the Ballroom, Meeting Rooms, Audio
Visual Control and Equipment Room

D. The IAVS Contractor shall be responsible to make inclusions for a minimum


2.5% attic stock of all common equipments used as part of the IAVS, which
will be reviewed and finalised by the Technology Consultant prior to final
nomination and award.

E. The IAVS Contractor is responsible to provide the following services, but not
limited to:

1. Furnish Shop Drawings and receive approval prior to fabrication and


installation.

2. Furnish/provide calibrated test reports for complete Systems.

3. Perform initial adjustments and verification tests. Submit verification test


report.

4. Participate in acceptance tests and perform final adjustments.

5. Provide all documentation including copies of all relevant equipment


manuals.

6. Maintenance and warranty services shall commence after Systems


acceptance.

7. Guarantee all equipment and components from the date of acceptance.

F. The IAVS Contractor is responsible for all coordination with the Electrical
Contractor as required to ensure the correct services are provided in the
correct locations:

1. Containment and conduit.

2. Floor Box locations

3. Back box locations.

4. Power circuit locations.

G. The IAVS Contractor shall provide training on all aspects of the Integrated
Audio Visual System and will provide as part of the Tender submission, a
detailed training program.

H. IAVS wiring shall be carried out using Low Smoke Zero Halogen LSZH /
Plenum NFPA 90A compliant cable where code requires.

1.6 QUALITY ASSURANCE

A. Standards

1. Codes, rules, regulations, and ordinances governing the work, are as fully
part of the specifications as if herein repeated or attached. If the IAVS
Contractor should note items in the drawings or the specifications,
construction of which would be code violations, promptly call them to the
attention of the Technology Consultant in writing.

2. Where the requirements of other sections of the specifications are more


stringent than the applicable codes, rules, regulations, and ordinances,
the specifications shall apply.

3. In addition to the standards listed in this section, all applicable local


building code, safety, environmental and other requirements shall be met.

4. The IAVS Contractor shall comply with the following:

a. AVIXA (Infocomm): All Standards and Design Guidelines

c. CEDIA: All Standards and Design Guidelines
d. NFPA 72: “National Fire Alarm and Signaling Code”

B. General Requirements

1. The IAVS Contractor shall seek explicit approval from the Technology
Consultant’s responsible for this project. Work on site or procurement may
not start without this approval. The final design presented by the IAVS

Contractor must conform to the design intent described in this


specification and on the Tender drawings.

2. The IAVS Contractor shall furnish all materials, labour and any
engineering services to provide complete and professionally installed IAVS
in working order as described herein. The IAVS Contractor shall ensure
System professional services will only be carried out by suitable trained
and experienced personnel and accomplished in a best workmanship
manner, according to approved and accepted trade practices.

3. The IAVS Contractor shall provide all supporting Manufacturer’s


accreditations and certification; these are to be current and validated. The
IAVS Contractor shall include Manufacturer’s documented submissions as
part of the handover documents stating the Manufacturer is satisfied that
the IAVS has been installed, configured and commissioned in line with
their Operational Standards, recommendations, guidelines and industry
best practices, and that The Systems are ready to be handed over to the
Client.

4. The IAVS System Contractor shall be regularly engaged in the design and
installation of large Integrated Audio Visual Systems of the type, size and
characteristics detailed for this project. The IAVS Contractor must have
been active within the industry for not less than five (5) years in the
Kingdom of Saudi Arabia (KSA) and be certified to ISO-9001 or equivalent.

C. Delivery, Storage and Handling

1. The System components must be handled with care to prevent damage,


breaking and scoring. Do not install damaged equipment or components,
any damaged equipment or components are to be replaced with new.

2. The System Components and Cables are to be stored in clean dry place,
protected from weather, dirt, fumes, water, construction debris, and any
physical damage.

3. The IAVS Contractor shall at all times make available the required
personnel for any unscheduled inspection that can be requested at any
time by the Main Contractor.

1.7 WARRANTY

A. Complete documentation regarding the Manufacturer’s warranty shall be


submitted as part of the proposal. This shall include but is not limited to a
sample of the warranty that would be provided to the Customer when the
installation is complete, and documentation of the support procedure for
warranty issues.

B. Warranty shall be for 1 year as minimum. Where Manufacturers have offered


in excess of a year warranty the greater will be disclosed by the IAVS
Contractor.

C. The IAVS will include for a 1-year Service/Maintenance Contract which is over
and above the 12-month warranty. The IAVS Contractor will be expected to

provide an example of the Service/Maintenance Contract to the Technology


Consultant when requested. The Service/Maintenance Contract must not be a
generic document and must be specific to the Four Seasons Hotel – Jeddah
Corniche.

1.8 SPARE PARTS

A. The IAVS Contractor shall ensure sufficient spare parts availability for
emergency replacement of any faulty component, any time from project
implementation until the end of the defects liability period.

B. The IAVS Contractor shall provide to the Technology Consultant an inventory


of IAVS spare parts, materials, consumables, and any other system item in
order to meet the specified warranty maintenance requirements and keep the
IAVS in a continuous operational mode during the warranty period.

C. An Attic Stock/Spares allowance shall be specified in the Bill of Materials. 6


Months prior to completion the IAVS Contractor must request a list of Attic
stock/Spares. The Attic Stock/Spares are to be handed to the Operator prior to
completion and remain onsite. Any of the allowance not used must be credited
back to the Customer.

1.9 DESIGN RESPONSIBILITY

A. System components, design, operation, installation and workmanship shall


comply with the applicable local regulations and code requirements of
authorities having jurisdiction. These shall have precedence over other codes
and standards indicated, unless otherwise approved by the Technology
Consultant, in writing.

B. Specifications and drawings are detailed only to the extent necessary to show
design intent and signal flow. It is understood and agreed by the IAVS
Contractor that the work herein described shall be complete in every detail so
as to provide a complete and fully functional system even though every item
necessarily involved is not specifically mentioned.

PART 2 PRODUCTS

2.1 GENERAL REQUIREMENTS

A. Where possible, common equipment items shall be used across the different
areas of The Development in order to simplify maintenance procedures and to
provide the end user with a consistent user interface method of operation and
maintenance.

B. Wherever equipment is specified by Manufacturer and model number, it is for


the purposes of establishing a standard of quality, performance, construction
and function. Alternatives offered that provide/meet the base specification and
offer enhanced features, functionality and levels of integration will be
considered, alternatives offered that do not meet the base specification will
not be considered. Contractors must, in all cases, gain pre-approval for all

products prior to purchase, as described within the Pre-Approval Submittals


section within this document.

C. All materials and equipment shall be new and of the latest design or model
offered for sale by the Manufacturer.

D. Equipment models provided shall operate at the required AC line voltage and
frequency.

E. The IAVS Contractor must ensure that all equipment and systems are
designed and installed to provide electromagnetic compatibility within The
System and with any other systems installed in the same locations. Comply
with EMC directive 89/336/EEC.

F. Manufacturers must be ISO 9001, ISO 14001 and UL Certified.

G. All goods and services supplied under the contract shall have their origin in the
following countries: North & South America, Europe, GCC Region, ASIA Pacific,
Japan, Taiwan, Russian Federation, India, Taiwan and South Korea or in the
countries, with which the Kingdom of Saudi Arabia (KSA) has agreed trade
relations and no restriction of manufactured goods entry.

H. “Origin” is defined as the place where the goods are manufactured or


produced or from which the services are supplied. Goods are produced when,
through manufacturing, processing and substantial or major assembling of
components, a commercially recognised new product results that is
substantially different in basic characteristics or in purpose or utility from its
components. The origin of goods and services is distinct from the nationality of
the Supplier.

2.3 DISTRIBUTION EQUIPMENT

A. DSP Processors

1. Where DSP Processors are indicated in the design, the IAVS Contractor is
responsible to supply either a DSP Processor, modular I/O frames or fixed
I/O modules from the same Manufacturer. Where DSP’s show a large
quantity of Inputs/Outputs in the design the IAVS Contractor shall supply
multiple DSP Processors/Devices to meet the Input/Output requirement.
It is the IAVS Contractor’s responsibility to ensure the device chosen is fit
for purpose, this includes but is not limited to processor power, input and
output quantity, network availability, control requirements and system
compatibility. Where Input and Output Quantities are specified in the
Design and Bill of Materials this is only a guide to the minimum required.

2. Primary Network Audio Core

a. The IAVS Contractor, will be responsible to provide a design


Architecture based on a Core Processor to Core Processor Architecture
to serve as the Site Wide Distributed Audio Network.
b. Each Core will then be considered as a Local Distributed Audio
Network within the site wide network. The Local Core Audio Network
will then serve and furnish individual I/O frames, Power Amplifiers and
or Audio Network Enabled Amplifiers.
c. The Network Audio Core System shall operate across the Hotels
Converged Network (gigabit Layer 3 Ethernet) and shall follow
accepted IT networking protocols, including QoS, PTP, and UDP/IP.
d. The Network Audio Core shall have the capability to stream from 128 x
128 up to 256 × 256 high-quality 32-bit floating point Audio channels
across the network, with less than 2.5 ms latency from analogue input
to analogue output, as well as convey control data and listen-bus
monitoring signals.
e. The System’s main components shall comprise of a centralised
processor and control core units, while peripherals may comprise of
Input/Output frames configurable for interfacing common analogue
and digital signals, including microphone and line-level Audio, Dante,
as well as analogue outputs to power amplifiers.
f. Other allowable peripherals shall be network wall-mount touchscreen
controllers, and network power amplifiers with the ability to stream
32-bit floating point Audio to and from the centralised core processor.

g. Component capabilities or performance shall not be limited by location


on the network.
h. The System shall be capable of complete redundancy, including
redundant core processors, redundant LAN structures and also,
through the use of switchover accessories, redundant amplifier and
I/O frame configuration.
i. The System shall be controllable using a customisable user control
interface via one or more PC and/or iOS devices connected
simultaneously to the network.
j. The software shall allow the operating configuration to be designed on
a PC that may or may not be connected to the network, and it shall
allow configurations to be saved as files that can be stored, backed
up, transferred via e-mail or another media.

k. The specification of the Network Audio Cores shall be as follows:

3. Control Software Network Audio Cores

a. The control software program shall allow the creation and use of
customised computer control screens with the networked Digital Audio
Systems.
b. The software shall allow function and appearance of the graphic
control interface to be tailored to the exact needs of the user.
c. Individual or grouped sets of controls may be placed and assigned to
specific system functions, or component objects may be copied directly
from the networked Audio System design file into the control software,
resulting in completely pre-assigned control surfaces.
d. An array of drawing tools shall be provided for extensive graphic
manipulation of controls, backgrounds, and labelling.
e. Control screens may be created with the ability to easily navigate
between multiple pages of operation. Once created, a custom control
file may be downloaded into The System, where it can then be
accessed by multiple network computers which are running the control
software.
f. The control software shall not alter The System design itself, and
control access to The System shall be password protected. System
control may be provided using a combination of the control software,
hardware control panels, and third-party RS-232 simultaneously.
g. Minimum recommended System requirements shall be: Windows 10
(64-bit); 8GB RAM; 1280x1024 screen resolution.

4. I/0 Frames

a. The device shall provide versatile input/output capability to the


network Audio System. It shall have slot capacity for as many as four
“Type 2” Audio I/O Cards. It shall be able to accommodate up to 64

b. The device’s enclosure must be mountable in a standard 19-inch
Equipment Rack and shall be two rack units (3.5 inches) high. It shall
be 426 mm (16.13 inches) deep and shall have tabs at the rear
corners for attachment to rear rack rails.
c. On the front panel, the device shall have a 240 × 64-pixel
monochrome LCD display, eight tri-colour card status LED indicators,
32 tri-colour Audio signal LED indicators, a blue power indicator LED,
and a tri-colour LED to indicate device status. It shall also have three
momentary switches: a page-forward button, a device ID button, and
a recessed “clear settings” switch.
d. On the rear panel, the device shall have two RJ45 connectors: one for

H. Video Matrix Switchers

1. The Video Matrix Switcher shall be a fully modular and expandable Digital
matrix switcher offering ultra-fast bi-directional digital video and audio
switching and lossless HD signal distribution for all types of AV sources.

2. The Video Matrix must be compatible with a range of Transmitters and


Receivers in varying formats (wall mount, Floor box etc.) that work over
UTP, Fibre or Network. Transmitters and Receivers have not been
specified individually within this specification. Dependent on the cable
distance, the IAVS Contractor is responsible to ensure the appropriate
Transmitters and Receivers are installed for all AV Niches, Floor Boxes and
AV Equipment. Maximum cabling distances shall be: UTP - 295 feet (90

3. The quantity and type of input/output Cards and input/output


Transmitters/Receivers shall be the responsibility of the IAVS Contractor.
Where quantities have be shown in the Design documentation this shall
only be used as a guide.

4. The Video Matrix shall be capable of uncompressed Full HD 1080p, Ultra


HD, 2K, and 4K video signals with support for 3D, Deep Colour, and HDCP
2.2.[4] Audio capabilities include the simultaneous distribution of stereo
and multichannel surround sound signals, with support for high-bitrate 7.1
audio formats such as Dolby® TrueHD, Dolby Atmos®, and DTS-HD
Master Audio™ as well as uncompressed linear PCM. Audio shall be

2.5 CONTROL SYSTEM

A. AV Control Processor

1. Where AV Control Processor is mentioned within the Design it is to


describe an AV Control System as a whole and not an individual piece of
equipment. The Specification mentioned below is a minimum specification.
The IAVS Contractor shall include any external expansion modules
required to increase the I/O, RS232, IR and Relay port quantities to fully
control “The System”. Expansion module should run on the proprietary
BUS and be from the same Manufacturer as the main Control Processor.
The IAVS Contractor shall also ensure the system has the appropriate
processing power and memory to handle the programming, following all

switched, deliver mains power for intelligent fixtures, LED’s, projectors
and other non-dim loads

3. A user interface and backlit LCD screen shall provide simple convenient
set up for DMX patching, preheat, topset and dimmer curves

4. RCBOs shall provide over-current protection and earth fault current


protection for each individual channel ensuring faults only interrupt
individual circuits.

E. Structural Hanging Points

1. Fixed structural hanging points will be provided as an additional support


system above the suspended ceiling.

2. The structural support device shall be designed to hang heavy duty


theatrical lighting instruments by means of attaching motorised or manual
winch pulleys systems.

3. The devices shall be permanently installed and shall be located behind a


400-mm x 400 mm hinged access panel cover on the finished surface of
the ceiling.

4. The support device shall be constructed of heavy gauge steel. It shall


consist of two basic components: the top section which permanently
mounts to the structure of the building, and the sliding section which can
be raised and lowered. The top section shall have installation mounting
points for attachment to the building structure. The bottom section will
require an Eye type ring detail so that hooks can be affixed to suspend
motor/manual pulley systems.

5. Note: Primary supports to be provided by the Main Contractor, IAVS


Contractor to provide a design intent drawing.

6. The suspension device must be fixed permanently to the ceiling slab by


means of chemical fixings (Note: compression fixing types will not be
used) if this is not achievable it must be fastened to substantial supports
above the ceiling in which it is mounted.

7. It is rated to hold up to 250Kg. The overhead load bearing structure


should have a safety factor incorporated into its own structure of
minimum 5:1.

F. Integrated Lighting Suspension Units

1. Permanently installed performance lighting fixtures shall not be provided


in the Ballroom Halls but provision shall be made for a support system
above the suspended ceiling.

2. The lighting support device shall be designed to hang and power heavy
duty theatrical lighting instruments.

3. The devices shall have two positions. The upper (stored) position shall
have only a 120-mm x 120 mm cover plate exposed on the finished
surface of the ceiling. The lowered (working) position shall permit
installation of up to four theatrical lighting instruments.

4. The device shall be designed to be mounted above a finished ceiling so


that when the unit is not in use all that shows on the ceiling is a white
metal plate approximately 120mm square. However, operating a latch
located in the centre of this plate allows the unit to be pulled down
approximately one 300mm.

5. After pulling the unit down from the ceiling and inserting and securing a
cross pipe, one or more theatrical type lighting fixtures may be attached
to the 48.3mm O/D cross pipe via standard stage “C” clamps and safety
cables. The lighting fixtures may then be plugged into the electrical and or
control receptacles located in the device.

6. Alternately an aluminium truss may be suspended across a series


(minimum of 3) of individual suspension devices.

7. The support device shall be constructed of 12-gauge steel. It shall consist


of two basic components: the top section which permanently mounts to
the structure of the building, and the sliding section which can be raised
and lowered. The top section shall have installation mounting points for
attachment to the building structure.

8. Note: Primary supports to be provided by the Main Contractor, IAVS


Contractor to provide a design intent drawing.

9. The suspension device must be permanently fastened to substantial


supports within on above the ceiling in which it is mounted.

10. It is rated to hold up to 250kg of spotlights mounted to the cross pipe.

11. The Overhead load bearing structure should have a safety factor
incorporated into its own structure of minimum 5:1.

12. The sliding section shall contain 3 x 15-amp Edison type receptacles and a
hole for the steel pipe. A latching mechanism shall hold the sliding section
in place when in the upper position and a counter‐balance system shall
prevent rapid descent when the latch is released.

13. Note: A 48.3mm O/D 4’ aluminium pipe shall be provided for hanging
theatrical lighting instruments.

14. Note: The manufacturers Sling truss bracket shall also be supplied in
order to allow the suspension of Events and lighting truss

15. The aluminium pipe shall contain a positioning pin hole that lines up with
a mating pin hole to prevent the pipe from rotating.

16. The suspension device shall be provided with 2/3 x 15amp Edison style
electrical socket outlets, DMX signal connector and an RJ45 connector for
AV. Connectors shall be wired through a flexible conduit to a terminal box
on the upper section of the device.

17. The IAVS Contractor shall include high level DIN Rail Junction Boxes with
cabling from the Dimmer Racks via Socapex cabling, the power cables
shall be distributed to the Integrated Structural Hanging Points from this
location.

18. The device shall be manufactured and tested in accordance with BS EN


60439‐1 and CE marked under the Low Voltage Directive.

2.10 RACKS AND HARDWARE

A. AV Equipment Racks

1. The IAVS Contractor will be responsible to furnish the Equipment Racks


with all associated peripheral equipment that shall include, but not be
limited to power distribution, Cable Management System, blanking panel’s
ventilation panels, equipment shelves and cooling ventilation extraction
fans.

2. All Equipment Racks and Cabinets should comply with the latest revision
of “EIA-310-D” Industry Standard for 19-inch, Rack Cabinets.

3. The height of the Rack shall be chosen to have 25% spare space for
future expansion.

4. An Internal Mains Power Distribution System shall be provided. Each


termination shall be labelled with the equipment item served. All mains
terminals shall be shielded from inadvertent touch.

5. A Mains Power on/off switch indicator light shall be provided on a mains


panel at the bottom of the Rack.

6. Closed Racks will be used. All Racks through the building will be from the
same Manufacturer, the sizes will vary according to location.

7. Unless otherwise specified in the design the Racks shall be 24” x 24” x
42U (W x D x H)

8. The Racks shall have:

a. Standard front and rear adjustable rack rail.


b. Fully vented front and rear doors with key lock.
c. Reversible, screwless, lifts-off front and rear door hinges to allow
doors to open either way.
d. Fully closed side panels.
e. Grounding/bonding stud in base of enclosure.
f. Electrical knockouts on removable top, bottom and rear plates.
g. 4-way fan tray with 2no low noise fans.

j. Front mountable vertical cable ducts with hinged lids shall be provided
at the front left and right of each Rack.

m. Screened top cover with 3 x cable entry points.

B. Mains Distribution Units

1. The Specification of the Mains Distribution Unit Shall be as follows:

a. Rack mount.
b. Operating voltage should be based on local regulations for single
phase and three phase.
c. LED indicator lights for power and protection status.
d. LED indicator lights for reverse polarity and open outlet ground.
e. Circuit Breaker and Thermal Fusing: When protection is lost, circuit
opens and cannot be reset.
f. The circuit breaker should be low profile type and UL-489 listed.
g. Remote monitoring of total electrical load.
h. Embedded software & embedded web server accessed via web
browser.
i. Audible and email alerts.
j. Sufficient Power outlets for all devices within the Rack.
k. Each PDU should be provided with suitable detachable line cord.

2.11 PORTABLE EQUIPMENT

A. A Portable Equipment Allowance shall be specified in the Bill of Materials. 6


Months prior to completion the IAVS Contractor shall request a list of Portable
Equipment to be supplied. The Portable Equipment shall be handed to the
Operator prior to completion and remain onsite. Any of the allowance not used
must be credited back to the Customer.

2.12 CABLES

Cables shall be Low Smoke Zero Halogen LSZH/Plenum NFPA 90A compliant where
code requires.

A. Type 1. Mic/Line for fixed installation connection. AWG 22 stranded copper


wire twisted pair with 100% foil shield and drain wire, 3.51mm nominal overall
diameter.

B. Type 2. Audio Microphone, Portable, Handheld, High Flex. Star-quad type-high


flexibility, 4 x AWG 24 stranded copper conductors for equivalent AWG 21

numbers individually jacketed AWG 22 copper stranded twisted pair’s with
100%coverage foil shield and drain wire.

P. Type 12. 16 Pair Audio Snake Cable for portable applications. AWG 25
effective cross-sectional area per conductor, 16 pair star-quad twisted groups,
each group shielded with a braided shield, encased in a colour coded high flex
jacket, 47mm nominal overall diameter.

PART 3 EXECUTION

3.1 WIRING

A. Segregate IAVS wiring in raceway.

B. Cables and raceways used for IAVS circuits, and equipment control wiring
associated with the IAVS, may not contain any other wire or cable.

C. Wiring within enclosures: Separate power-limited and non-power-limited


conductors as recommended by the Manufacturer. Install conductors parallel
with or at right angles to sides and back of the enclosure. Bundle, lace, and
train conductors to terminal points with no excess. Connect conductors that
are terminated, spliced, or interrupted in any enclosure associated with the
Fire Alarm System to terminal blocks. Mark each terminal according to the
System's wiring diagrams. Make all connections with approved crimp-on
terminal spade lugs, pressure-type terminal blocks, or plug connectors.

D. Cable Taps: Use numbered terminal strips in junction, pull and outlet boxes,
Racks, or equipment enclosures where circuit connections are made.

E. Colour-Coding: Colour-code fire alarm conductors in red differently from the


normal building power wiring. Paint Fire Alarm System junction boxes and
covers red.

F. No joints are allowed in the IAVS Cabling.

G. The IAVS Contractor shall install all equipment items in accordance with
Contract Drawings, Manufacturer’s instructions and approved submittal data.

H. The IAVS installation and construction methods shall conform to the


requirements of the applicable International Standards.

I. The IAVS Contractor shall install all equipment items in accordance with the
Manufacturer's instructions, and adjustments required to deliver a complete
and operable System.

J. Earthing and Bonding shall be installed as necessary to preclude earth loops,


noise, and surges from adversely affecting System operation.

K. The IAVS Contractor shall obtain equipment through a single source


authorised by Manufacturer.

L. The IAVS Contractor shall coordinate layout and installation of System


components and the Suspension System with other construction that
penetrates ceilings or is supported by them including light fixtures, fire alarm,
HVAC equipment, Fire Suppression System, and partition assemblies.

M. The IAVS Contractor shall be responsible for coordination with various systems
under this Contract and the Contractors involved in The Project.

N. The IAVS Contractor shall be responsible to include and allow for all test
equipment, instruments, tools and labour required to conduct The System
tests.

O. Approved Cable Types must be used, unless otherwise called for in these
specifications and drawings.

P. Transmission of Video, Audio and control signals between the different


equipments of The System shall be done through a cable network of
appropriate characteristics. These cable networks should be in full conformity
with the requirements of the Manufacturers of the different equipments which
constitute The System.

Q. All Audio/Video wire & cables should be approved by The System


Manufacturer before ordering.

R. Cables, regardless of length, shall be marked with permanent wrap-around


number or letter cable markers at both ends. There shall be no unmarked
cables at any place in The System.

S. The Contractor shall ensure that all cables are labelled in accordance with the
method identified by the Client’s representative and the Contractor shall
provide a sample of the proposed labelling method for approval prior to
installation.

T. The Contractor shall ensure that cables are cut to the length dictated by the
run.

U. Cable joints are not allowed anywhere within the facility installation.

V. The Contractor shall ensure no splices are permitted in any pull boxes.

W. The Contractor shall ensure that no cable is installed with a bend radius less
than that recommended by the Cable Manufacturer.

3.2 FIELD EQUIPMENT INSTALLATION

A. All Field Equipment including but not limited to the following: Speakers,
Displays, Projection Screens, Projection Lifts shall be installed in the locations
specified and agreed in the design drawings. Where onsite conditions require a
move from these spaces, approval from the Technology Consultant and
Interior Designer must be obtained.

B. All IAVS Equipment must be installed level and flush with the surface they are
being mounted to.

C. All IAVS Equipment located either externally or in a wet space shall be fully IP
rated or installed within an appropriate IP rated enclosure.

D. Where requested by the Interior Designers, Speakers or Plates must be colour


coded to the RAL code specified. The spraying of this equipment should be
conducted off-site by a paint specialist.

E. Cleaning: Remove paint splatters and other spots, dirt, and debris. Touch up
scratches and marred finish to match original finish. Clean unit internally using
methods and materials recommended by Manufacturer.

F. Ground cable shields and equipment according to System Manufacturer's


written instructions to eliminate shock hazard and to minimise, to the greatest
extent possible, ground loops, common-mode returns, noise pickup, cross talk,
and other impairments.

3.3 RACK INSTALLATION

A. All processing equipment shall be mounted in standard 19-inch Racks.

B. Where specified in the contract drawings and documentation, the IAVS


Contractor must install equipment within ‘Split Racks’ shared with the Hotel
Converged Network. All cabling within these Racks must enter directly into the
dedicated IAVS compartment. No IAVS Equipment or Cabling shall be located
in the separated Hotels Converged Network compartment.

C. Contractor is responsible for providing fans, shelves, drawers, special power


wiring, earth connections, surge suppression, patch panels, patch cords,
cables, connectors and adapters of any kind necessary to accommodate The
System installation, operation, testing, or maintenance. Contractor shall
provide the appropriate factory or custom rack mount adapters for all
equipment installed in the Equipment Rack, whether specifically itemised or
not. Contractor shall cover unused slots using blank panels.

D. Install framed instructions and zone layout in a location visible within the
Audio Visual Control and Equipment Room and within each distributed IAVS
Rack.

E. IAVS numbering scheme shall be in alphanumeric representation reflecting the


Floor Number.

F. Ground all IAVS equipment and associated circuits; Install a ground wire from
main service ground to IAVS Racks. Ground cable shields and equipment
according to System Manufacturer's written instructions to eliminate shock
hazard and to minimise, to the greatest extent possible, ground loops,
common-mode returns, noise pickup, cross talk, and other impairments.

3.4 TESTING AND COMMISSIONING

A. Factory Acceptance Tests

1. The IAVS Contractor shall carry out any factory acceptances tests, in
Manufacturer's factory itself, before any site delivery, in order to make
sure that the system of both hardware and software and The System after
integration of various sub-systems is able to satisfy site technical
requirements of the equipment specifications.

B. Structural & Integrated Hang Points

It shall be the responsibility of the IAVS Contractor to have an


independent structural engineer certify the structural hanging points
loading and provide SWL tags at each point. It shall be rated to hold up to
250Kg. The overhead load bearing structure should have a safety factor
incorporated into its own structure of minimum 15:1.

C. Test Plan

1. All tests are to be carried out, according to the methodology presented in


the Test Plan which has been submitted by the IAVS Contractor and
approved by the Technology Consultant.

2. The tests are to cover every aspect related to the specifications of The
System and its operation; including, but not limited to, visual inspections,
measurements, and operation.

3. All factory acceptance test specifications shall be subject to configuration


management and change control by the IAVS Contractor at every level.

4. The results of the factory acceptance tests, together with any re-testing
because of failure, shall be recorded and signed by the authorised
personnel of the IAVS Contractor and approved by the Technology
Consultant.

D. Field Quality Control

1. The IAVS Contractor must use manufacturer authorised service


representative to inspect field-assembled components and connections
and to supervise installation, pre-testing, testing, and adjustment of The
System. Report results in writing.

2. The IAVS Contractor must provide Engineers who are familiar with The
System to assist the Technology Consultant during the acceptance testing
and equalisation for the duration of time it takes to complete the
adjustments. A minimum of four days shall be required to complete the
adjustments.

3. Pre-testing: After installation, align, adjust, and balance The System and
perform complete pre-testing. Determine, through pre-testing, the
compliance of The System with requirements of the drawings and
specifications. Correct deficiencies observed in pre-testing. Replace
malfunctioning or damaged items with new ones, and retest until
satisfactory performance and conditions are achieved. Prepare forms for
systematic recording of acceptance test results.

4. Provide a statement of completion certifying that The System is installed


and is ready for acceptance testing and equalisation to the Technology
Consultant.

5. Report of Pre-testing: After pre-testing is complete, provide a letter


certifying the installation is complete and fully operable, including the
names and titles of witnesses to preliminary tests.

6. Schedule a time for the Technology Consultant to perform System


acceptance testing and equalisation with at least 14 days advance notice.

7. Final Test Notice: Provide a minimum of 10 days' notice in writing when


The System is ready for final acceptance testing.

8. Minimum System Tests: Test The System according to procedures


outlined in performance specification and the required tests which are as
follows:

a. Verify the absence of unwanted voltages between circuit conductors


and ground.
b. Test all conductors for short circuits using an insulation-testing device.
c. With each circuit pair, short circuit at the far end of the circuit and
measure the circuit resistance with an ohmmeter. Record the circuit
resistance of each circuit on record (As Built) drawings.
d. Verify that the control unit is in the normal condition as detailed in the
Manufacturer's Operation and Maintenance Manual.
e. Test initiating and indicating circuits for proper signal transmission
under open circuit conditions. One connection each should be opened
at not less than 10 percent of initiating and indicating devices.
Observe proper signal transmission according to class of wiring used.
f. Test each initiating and indicating device for alarm operation and
proper response at the control unit.
g. Test The System for all specified functions according to the approved
Operation and Maintenance Manual. Systematically initiate specified
functional performance items at each station, including making all
possible alarm and monitoring initiations and using all communications
options. For each item, observe related performance at all devices
required to be affected by the item under all System sequences.
Observe indicating lights, displays, signal tones, and annunciator
indications. Observe all Voice Audio for routing, clarity, quality,
freedom from noise and distortion, and proper volume level.
h. Test both primary and secondary circuits: verify by test that the
Secondary Circuits System is capable of operating The System for the
period and in the manner specified.
i. The sound pressure level spectrum, from the program Speaker
System, in each octave band shall be ±3 db from 100 to 15 khz with
no greater than 2% acoustical total harmonic distortions at sound
levels of 90 db at four feet above finish floor level.
j. The sound pressure level spectrum, from the Speech Reinforcement
System, in each octave band shall be ±3 db from 100 to 10 khz with

no greater than 2% acoustical total harmonic distortions at sound


levels of 85 dbc at four feet above finish floor level.
k. Signal-to-noise ratio including cross talk: -52 db or better.
l. The standard Audio signal level for this facility is +4dbu 0dbu = 20
logv 0.7746.
m. An Audio tone of +4dbu should produce a 0 vu reading on all properly
calibrated balanced signal meters specified in this System. Equipment
with unbalanced inputs used in this System will display 0 vu with an
input of approximately -7bdu.
n. Set standard Audio line level for interface between equipment in this
System and to external systems to +4dbu.
o. Ensure that load input impedance is either higher than or matches
source equipment output impedance. Do not connect load to source
equipment where input impedance of the former is lower than the
output impedance of the latter. Report such instances.
p. Initially adjust all System gain controls for optimum signal-to-noise
ratio. After all adjustments required to meet specification requirements
are made, measure and report the resulting System electrical signal-
to-noise ratio at the amplifier outputs from 20-20 khz in 1/3 octave
bands referenced to the voltage required to achieve 85 db sound
pressure level at four feet above finish floor level.
q. Measure 70-volt loudspeaker/auto-transformer line impedance at the
Equipment Rack with all loudspeakers connected and the amplifiers
disconnected. Report the absolute value at 1 khz for each loudspeaker
zone.
r. Measure 8-ohm loudspeaker line impedance of the Equipment Rack
with the line connected at all loudspeakers and the amplifiers
disconnected. Report the dc line resistance for each loudspeaker.
s. System frequency response: measure the sound pressure level using a
calibrated type 1 precision sound level meter as defined by ansi s1.4.
Measure using the slow time constant. Report the "raw house curve"
with the equaliser controls set to "0." Adjust all gain controls and
equalisers to provide the 1/3 octave band sound levels specified.
t. Coverage uniformity: scan the areas served by The System and record
sound pressure level in 1/3 octave bands. Perform any necessary
adjustments to loudspeaker orientations as required to achieve the
specified uniformity.
u. Controls: adjust all controls to achieve the specified performance.
Provide shaft-locks or covers for all level controls, as appropriate to
prevent unauthorised gain changes.
v. Adjust speech reinforcement equaliser to minimise feedback for
microphones (i.e., maximise gain before feedback) and to provide a
flat acoustical spectrum from 400 hz to 6 khz. Roll off the low
frequencies at 12 db per octave and the high frequencies at 6 db per
octave.
w. Control functions: demonstrate that each of the controlled devices
may be controlled either at the individual device or through the use of
the Remote-Control Systems and that all individual devices and
combinations of devices may be utilised in the logical and common
formats and that all systems are in proper working order.

9. Re-testing: Correct deficiencies indicated by tests and completely retest


works affected by such deficiencies. Verify by The System test that the
total System meets specified requirements and complies with applicable
standards.

10. Report of Tests and Inspections: Provide a written record of inspections,


tests, and detailed test results in the form of a test log. Submit log on the
satisfactory completion of tests.

11. Tag all equipment, stations, and other components at which tests have
been satisfactorily completed.

12. IAVS Contractor shall be responsible to replace and make operational all
damaged equipment/accessories, if any, which are part of existing, while
connecting to existing system.

13. Experimental Period: as described under “WARRANTY” Article.


Demonstrate successful operation to confirm, to the satisfaction of the
Engineer, that The System is free of remarks and is ready for taking-over.

E. Occupancy Adjustments

1. When requested within 12 months of date of taking over, provide on-site


assistance in adjusting sound levels, controls, and sensitivities to suit
actual occupied conditions. Provide up to two visits to Project Site during
other than normal occupancy hours for this purpose. Visits for this
purpose shall be in addition to any required by warranty.

3.5 CONTROL SYSTEMS PROGRAMMING

A. AV Control Systems

1. The AV Control System shall be programmed and commissioned by


personnel who are certified by the Manufacturer and hold the highest
programmer certification available.

2. Graphical representation of the User Interfaces including descriptive


functionality shall be issued to the Technology Consultant for approval.
The Document shall contain all pages of the user interface and include
functionality descriptions for all buttons.

3. The User Interfaces shall have simple and logical operation of the
equipment within the Event/Meeting Space allow presenters to set up the
room and operate the system without the need of a specialist Audio Visual
technician.

4. All AV equipment within the Event and Meeting Space shall be controlled
along with the House Lighting and Blinds. The IAVS Contractor is
responsible for liaising with the House Lighting and Blinds Contractors to
ensure appropriate RS232/ Network protocols and programming
communication are available.

5. All Spaces will have multiple Users/Modes. For example:

a. Basic User: Providing simple control of the room


b. Advanced User: Deeper control of systems with additional
items such as microphone control etc.
c. Technical User: Full control over all systems including setup
and testing pages

6. For Larger Events Spaces Basic/Advanced User modes and Technical user
modes shall be available at the same time on separate Touch Panels. In
this scenario the Technical Users panel shall be able to follow the Basic
User. Any changes made on one panel will be replicated on the other. The
Technical user shall have a lock function to ensure accidental button
presses are avoided whilst in use “Follow Me Monitoring”.

7. Control over Meeting in Progress Lights will be available on all pages of


the appropriate event spaces. This will allow technical and Basic users to
illuminate the BoH signage remotely, onscreen feedback is required.

8. Lighting, Blinds, Volume and Home buttons should be easy to locate at all
times.

9. Graphical feedback for the state of all functions shall be present including
volume state.

10. Volume Limiting should be enabled as standard, for systems capable of


volumes above 96dB the Technical User must enable this prior to the
event.

11. For Event Spaces with partitions, different orientations and different
Screens the first selection on the User interface shall be Room Setup.

12. Visual Floorplans can be utilised to help the user locate the appropriate AV
niche/ Floor Box. When selected the system shall do all control and
switching of associated AV equipment without further user input. The User
interface shall flip to the appropriate device control page or display
instructions such as “AV Niche ‘XX’ HDMI input has been selected, connect
AV device and control locally”.

13. In Event Spaces furnished with Wireless Microphones, Control over Mute
and volume should be easily available at all times.

3.6 DEMONSTRATION AND TRAINING

A. Engage a factory-authorised and trained service representative to train the


Employer's Maintenance Personnel on procedures and schedules for operating,
adjusting, troubleshooting, and servicing The System.

B. Training shall be provided for a minimum of 3 levels of Maintenance Staff;


Engineer, Supervisor and Technician.

C. Training shall also be provided for fire service personnel: supervisors FCC
attendants.

D. Training manuals and technology training for all systems shall be in English
unless otherwise requested in the Main Contract.

E. Demonstrate full functionality of The System as specified to the acceptance of


the Engineer, Employer, and Authorities.

F. The Contractor shall provide a minimum of 10, two-hour formal training


sessions for all operating and supervisory personnel upon the completion of
the installation.

G. Prior to the training sessions, the IAVS Contractor shall provide preliminary
copies of The System’s Operating Instructions as instructional aids.

H. Provide one follow-up four-hour visit per system to clarify misunderstandings


on the part of The Systems' Supervisory or Operating Personnel regarding the
proper operation of The System.

I. The training must include at a minimum:

1. Preventive maintenance, service techniques and schedules.

2. Overall System concepts, capabilities and functions.

3. Explanation of all control functions.

4. Methods and means of troubleshooting and replacement of all distribution


and drop wiring and devices.

5. Manuals, drawings and technical documentation must be used in training


and shall be left with the Employer, or their designated representative at
the completion of training for Employer use in the future.
