Re: Permission to Mortgage of Residential Industrial unit no. A-19 admeasuring 77.23 sq. mtrs i.e 831.30 sq.
feet & A-119, admeasuring 69.79 sq mtrs i.e 751.22 sq. Feet in 'A', on the Ground and First floor of the
Building known as “Infinity Industrial Park”, Constructed on the land bearing Revenue Survey No. 533,
535, 536, 537, 548, 549 & 606, Ground Floor and First Floor bearing in the city of Vapi, Dist. Valsad, being
constructed by us.

• This is to confirm that we have sold Mortgage of Residential Industrial unit no. A-19 admeasuring
77.23 sq. mtrs i.e 831.30 sq. feet & A-119, admeasuring 69.79 sq mtrs i.e 751.22 sq. Feet in 'A', on
the Ground and First floor of the Building known as “Infinity Industrial Park”, Constructed on the
land bearing Revenue Survey No. 533, 535, 536, 537, 548, 549 & 606, Ground Floor and First Floor
bearing in the city of Vapi, Dist. Valsad to Mr. Indermal Chhaganlal Purohit for a total consideration of
Rs.62,30,000/- (Rupees Sixty Two Lakh Thirty Thousand only) under an agreement for sale dated
03.08.2023.

• We confirm that we have obtained necessary permission / approvals / sanctions for construction of the
said flat from all the concerned competent authorities and the same are in force. The construction of the
flat is in accordance with the approved plans. We assure that the said flat as well as the said building
and the Land appurtenant thereto are not subject to the entire property is free from encumbrances and
is marketable. We have a clear legal and marketable title to the said property and every part thereof.

• Mr. Indermal Chhaganlal Purohit have paid an amount of Rs .62,30,000/- (Rupees Sixty Two Lakh Thirty
Thousand Only) towards the cost of the said flat.

• Possession of the said flat will be given to Mr. Indermal Chhaganlal Purohit as on payment of total
consideration.

• We are informed by the said flat and that they have sold all their rights, title and interest in respect of the
said flat to Mr. Indermal Chhaganlal Purohit under an agreement for sale dated 03.08.2023 and we
hereby accept as the transferee in respect of the said flat and the benefits under the Agreement dated
03.08.2023.

• We hereby confirm that we have No Objection to your giving finance to Mr. Indermal Chhaganlal Purohit
and their mortgaging the said flat to your Bank by way of security for repayment of such finance.
Notwithstanding anything to the contrary contained in the said agreement, we hereby register the Bank’s
charge in our books in respect of the said flat and to Mr. Indermal Chhaganlal Purohit will not be
permitted to assign, sell off or in any other way/manner deal with the said flat/gala prejudicial to the
interest of the Bank, without the prior written consent of your Bank.

• We undertake to form a Co-operative Society of the said flat holders of the aforesaid building under the
Gujarat Co-operative Societies Act. We also agree to inform and give proper notice to the Co-operative
Society as and when formed, about the said flat/gala being so mortgaged to your Bank.

• We are aware that relying on what is stated herein above, you have agreed to give finance to Mr.
Indermal Chhaganlal Purohit.
