Contractor/Second Party, as per specification laid by the Architect and
approved by the Client.

SPECIFICATIONS
.
A. CIVIL WORK: -

1. Anchore fastener fixing with Hilti Rebaring chemical


2. Fixing 12mm thk 12”x12” ms plate

B. Structure

All work would be as per Foundation design and specification. Some key points highlighted below:

 100x50mm pipe will use for trusses- 16 Gauge.

 40x40mm pipe will be use for purlins- 16 Gauge

 Roof on top will be galvanized iron sheet. With MS structure- as per


design& specification.

 Ceiling height will be the existing beams.

 Proper slope will be provided for the roof.

C. Wall Material Specification.


1. Thickness of Wall overall 75 mm approx.

2. Rockwool insulation 75mm thickness 48kg density

3. Wall shell 8mm outer and 8mm inner wall FCB vishaka brand.
4. Exterior wall Fibre cement board will be use for exterior elevation.

5. Interior ceiling finish will be PVC Louvers Paneling.

Pre-fab Square Cottage style Construction Includes.

• Interior and exterior wall finishing
• Cottage interior.
C. Flooring.

Fully Laminated Wooden Flooring will be provided for flooring - as per choice of owner - as per
details mentioned in "material" section. Ground level . Wall skirting - 0'-4" height - will be provided
or vitrified tiles as per choice of owner as per the rates mentioned in "material" section.

D. Bathroom.
• Anti-skid floor tiles in bathroom 12”x18”
• Wall tiles up to full length of wall
• Bathroom Sanitary Fittings will be provided by the client free of cost.
• One commode with flushing cistern in bathroom – will be provided by the client free of
cost.
• Flush/Hot-cold Taps/Inlet Valve labour only.
• Flush door of good quality.

• Water pipe supreme or astral CPVC - cold water CPVC - hot water.
• PVC Pipe Supreme.

E. Electrical.

• Heavy duty PVC pipe - ISI mark.


• Electrical wire - ISI Mark (Polycab) - 1mm, 1.5mm, 2.5mm for power points diameter
• (normal load) - 4mm for AC unit diameter heavy load multi strand copper wire.

• Anchor ROMA switches and electrical fitting .


• ISI mark distribution box - MCB for each circuit - Siemens.
• ELCB on mains (circuit breaker)
• Inverter connection facilities & wiring - lights & Fans

• LED Tube Light in each room as per design


• Geyser points - all bathrooms
• Laying of pipe for DTH TV connection

F. Doors & Windows will not in our scope


G.Roofing.
• Galvanized Tin Shade by JWS.
• Ceiling Will be PVC Louvers

H. Anti rust Red oxide Primer and Anti Termite treatment will be PCI
recommended brand

Other Conditions and terms


1.This work will be completed within 45 days from the day of start. Weather condition delay
will not be considered as project delay by company.
2. Any extra work shall be carried out only on prior approval of the owner/contractor company.
3. Step by step progress report to be submitted to Owner.
4.Payment by the owner to contract company shall be made as per the schedule of payment
attached to this estimate of Annexure-A.

SCHEDULE OF PAYMENTS.

A: 25% ADVANCE WITH WORK ORDER

b: 30% AFTER STRUCTURE WORK FINISHED

c: 20 % AFTER WALL INSTALLATION AND ELECTRICAL AND PLUMBING INTERNAL FITTINGS

d: 15% AFTER ROOF AND DOOR AND WINDOWS

e: 10 % BEFORE FINAL HANDOVER

NOTE:-
 Total work to be done in accordance with the drawings or the verbal instructions issued by
the
architect’s office.
 In the interest of integrity of construction, architect has full right to change the specifications
of the drawing and same should be acceptable by the client (with due prior Dulation), and
contractor.
 Architect to be informed (at least 2 days prior) before concreting.
 Any deviations from drawings or oral instruction given by the Architect’s office should be
brought to the notice of the Architect and the Client.
 All drawings & specifications to be collected from the Architect’s office.
 All samples of flooring, paint and other finishing materials to be approved by the
Architect/Client and jointly concurred/approved.

GST 18% Extra applicable on any banking transfer mode of payment.

Stage by stage work completion report submitted by Construction Company shall be


signed and verified by client (owner)

Terms and Condition

1. The schedule rates are based on the basic steel, cement, wood and other related
rates, and any escalation in these basic rates corresponding downward or upward,
adjustments shall be made to the contracted amount/values. Calculated as on file
date. Valid 7 days only.
2. Delay in terms of payment by client, will not be considered as project delay by
company.
3. Before any change in material or design the client needs to inform in advance, after
final work if any change or reconstruction work happened, will be charged extra as
per material and labor cost.
4. Water and electricity will be provided by client.
5. Construction approval/sanction letter from the Govt body (if any) to be provided by
the client.
6. Company Staff (supervisor and up level) accommodation will provide by client
during project.
7. Safety norms: during site visit safety equipment’s need to be used by client or
visitors. Any accident or untoward incident at work site, without using safety
equipment’s will not be the responsibility of the company.
8. Legal agreement needs to be made by both the party’s, client and construction
company on 100 Rs. Stamp paper.
9. Each stage of construction work completed by construction company need to be
verified by the client.
10. Force Majeure: neither party shall bear responsibility for the complete or partial
nonperformance of any of its obligations if the non-performance results from such
force Majeure circumstances as flood fire, lockdown, earthquake and other acts of
God, as well as WAR, Military operations, blockage, acts or actions of state
authorities or any other circumstances beyond the control of the parties that might
arise after the conclusion of the contract.
11. The construction company shall be responsible for all the welfare amounts of labor
as per labor law.
12. All disputes shall be covered under legal jurisdiction of INDIA.
