AGREEMENT OF CONTRACT TO SELL

Know All Men By These Presents :

This Contract to Sell is entered into by and between :

Emmanuel Bulangis Buhisan, of legal age, and a resident of Brgy. Cang Alwang, Siquijor, Siquijor.
hereinafter referred to as the VENDOR;

Mary Jean Paalisbo Roseler, of legal age and a resident of Brgy. Tongo, Siquijor, Siquijor. Hereinafter
referred to as the VENDEE.

WITNESSETH:

WHEREAS, the VENDOR is the registered owner of the parcel of land, situated in brgy. Cang Alwang,
Siquijor, Siquijor with Lot No. 209-B, PSD-07- Which is more particularly described.
“ a parcel of land designated as Lot No.209-B-2 of the subdivision plan, being portion of Lot No.209-B, PSD-07- of
the Cadastral survey of Siquijor, situated in the brgy. Cang Alwang, Siquijor, island of Siquijor, containing an area
632.00 square meters, more or less, coveredby Sketch Plan of Lot No.209-B, PSD-07- and registered in the name of
Heirs of Juana Paalisbo (See Attach Extra Judicial Settlements)

WHEREAS, the VENDEE has offered to buy the above – mentioned property and the VENDOR has agreed to sell the
same;

NOW THEREFORE, for and in consideration of the sum of one MILLION THREE HUNDRED THOUSAND PESOS (Php
1,300,000.00) Philippine currency, and of the covenants hereinafter set forth, the VENDOR agrees to sell and the
VENDEE agree to buy the above – described parcel of the land subject to the following terms and conditions:

1. That the VENDEE shall pay the VENDOR the sum of THREE HUNDRED THOUSAND PESOS (Php
300,000.00) upon the execution of this contract.
2. The remaining amount of ONE MILLION PESOS (Php 1,000,000.00) shall be paid by the VENDEE
to the VENDOR in the installments.
3. Ownership of the property shall retain with the VENDOR until such time that tha total
consideration is fully paid.

IN WITNESS WHEREOF, parties have hereunto set their hands this 10 day of July, 2023, in brgy. Tongo
Siquijor, Siquijor, Philippines.
