DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS

This DEED OF ABSOLUTE SALE made and executed by and between FELIX T. MORENO,
of legal age, widower, Filipino and a resident of Barangay Daganas, Catarman, Northern Samar herein
after called as the SELLER; and EUFEMIA G. MANGADA, of legal age, Filipino, and resident of
Barangay Dalakit, Catarman, Northern Samar, herein after called as the BUYER.

WITNESSETH

WHEREAS, the seller is the lawful owner of a portion of a parcel of land located at Barangay
Daganas, Catarman, Northern Samar denominated as Lot No. 252-C, PSD-08-023016-D, which is a
portion of Lot 252, PLS. 857-D, Catarman Public Land Subdivision, issued in the name of Felix T.
Moreno, with an area of 4,546 square meters, more or less, with a Transfer Certificate of Title No. 116-
2023000289.

WHERAS, the SELLER agreed to sell a portion of the above-described property to the buyer
which if segregated will be more particularly described as follows to wit:

A parcel of land, LOT 252-C-4 of the SUBDIVISION plan LOT 252-C,

PSD-08-023016-D, situated in the Barangay of DAGANAS, Municipality
of CATARMAN, Province of NORTHERN SAMAR, Island of SAMAR.

A portion of parcel of land containing an area of TWO HUNDRED (200

SQ.M.) SQUARE METERS Bounded on the NW., along lines 1-2 by Lot
252-C-3, NE and by line 2-3 by Lot 252-B both of PSD-08-023016-D; on the
SE., along line3-4 by LOT 252-C REMAINING PORTION ; on the SW.,
along line 4-1 by Lot 251-A, PSD-08-22479-D.

NOW THEREFORE, for and in consideration of the amount of FIFTY FIVE THOUSAND
PESOS (Php 55,000.00), Philippine Currency, receipt of which in full is hereby acknowledged to the
entire and full satisfaction of the Seller from the above named buyer, EUFEMIA G. MANGADA, to
hereby SELL, CEDE, TRANSFER and CONVEY in a manner absolute unto the said Eufemia G.
Mangada, her heirs, executors and assigns, the above-described portion of land free from all liens and
encumbrances;

The Seller does hereby warrant peaceful possession and lawful ownership of the said property
appertaining to the vendee and will defend this conveyance against claim of any person whatsoever;
