Fit Out Procedure for Leased Units

A. Procedure

1. Paying Fit Out Charges (AED 1000/- per Unit) & Security Deposit (Undated Cheque of AED 25,000/- per Unit in favor of
“Deyaar Development PJSC” - To be paid by Tenant).

2. Submit 1 full set of A3 size Fit Out drawings and required documents as mentioned in Item B & Item C to Deyaar
Engineering Dept. for review.

3. Upon approval Deyaar will issue the NOC for TECOM/DM & DEWA submissions.

4. After obtaining Deyaar NOCs – Submit to TECOM/DM to obtain Fit Out Permit & DEWA for Electrical Meter & Connection.
(Civil Defence Approval is must for TECOM/DM)

5. Upon receiving Fit Out Permit – Co-ordinate with FM Staff on site to start the works.

6. TECHEM Chill Water Security Deposite of AED 3,000/- to be paid before starting works on site – Co-ordinate with Deyaar
Customer Relation Dept.

7. On Completion – Co-ordinate with Deyaar Customer Relation Dept. for the refund of Security Deposit Cheque.

B. Required Drawings

1 set of Full Fit Out Drawings in A3 size (Stamped by Consultant/Contractor) including,

Key plan.
Proposed Architectural Layout including typical section/detail showing how the floor is raised.
Proposed MEP Layouts for all the services
Proposed Electrical Load Schedule.

Note: Arrange the drawings in the order as Existing As Built & Proposed.

Tenancy Contract

Copy of Fit Out Consultant’s / Contractor’s Appointment by the Owner / Tenant
Copy of Fit Out Consultant’s / Contractor’s Acceptance Letter

Copy of Contractors All Risk Insurance (C.A.R.)
Copy of Fit Out Consultant’s / Contractor’s Valid Professional License.

Copy of Tenant’s valid Trade License (Issued by relevant Authority)
Undertaking Letter with Structural calculation for Proposed Flooring by the Consultant / Contractor
Duly signed & stamped Deyaar Guidelines (Please find the attached)
