BEDSPACER RENTAL AGREEMENT

This contract of lease is made and executed at Cadahuan Talamban Cebu City on _________________ by
and between the following parties: Rebecca Jabillo, with a residential address at Lower Cadahuan Talamban,
Cebu City to be referred to as LESSOR hereinafter, and
_______________________________, ___ years of age, with postal and residential address at
- ____________________________________, to be referred to as LESSEE hereinafter;
WITNESSETH; That
WHEREAS, the LESSOR manages of the house located at Hermosa Compound Lower Cadahuan Talamban
Cebu City.
WHEREAS, the LESSOR agrees to lease-out that said house as bed space unit and the LESSEE is willing to
least the same;
NOW THEREFORE, for and in consideration of the foregoing premises, the LESSOR leases unto the LESSEE
and the LESSEE hereby accepts from the LESSOR the LEASED premises, subject to the following:

TERMS AND CONDITIONS


SECTION 1 – MOVE IN – The lease of a bed space shall start to run from _______________________ and
may thereafter be extended on a monthly basis.

SECTION 2 – RENTALS – The monthly rental fee is _______________________. The said fee is inclusive of
the monthly water, Wi-Fi, and electricity bills. The said amount must be paid every ____ of the month.
A grace period of five (2) days shall be given and any delayed payments thereafter shall be charged a daily
penalty of Php. 50.00 per day. The said payments shall be directly paid to the LESSOR or any of her
authorized representatives.

SECTION 3 – DEPOSITS and ADVANCES – The LESSEE shall deposit Php. ________
as one month advance and another Php. ________ as a deposit. Advance payment is REFUNDABLE.

SECTION 4 – RULES AND REGULATIONS – The LESSOR sets the following rules to be followed inside
premises covered by this contract:

A. SMOKING AND DRINKING ALCOHOL IS STRICTLY PROHIBITED INSIDE THE HOUSE.


B. The LESSEE shall be responsible to report any damage or any necessary repairs to the premises to the
LESSOR. Any damage caused to the said premises directly by or by the negligence to report the same
to the LESSOR shall be charged to the LESSEE;
C. Guests/Visitors shall be allowed but no visitors are allowed after 10 pm. STRICTLY SLEEPOVERS ARE
NOT ALLOWED. If there are uncontrollable circumstances that a family member needs to stay for a night then,
the LESSEE should ask permission first to the LESSOR before letting a family member stay.
D. The LESSEE shall be responsible for the cleanliness of the premises ( CR/ SINK/ ETC..) at all times
during her stay. CLEAN AS YOU LEAVE POLICY.
E. The LESSOR reserves the right to inspect the premises for any violations or for any needed repairs; THE
LESSEE on the other side has the right to suggest or request anything that needs to be fixed/repaired (like
water, electricity, wifi connection) during her stay.
F. The LESSEE is expected to RESPECT other borders by not making any loud noise or music after 10 pm.
G. Each LESSEE is responsible for her own garbage/trash. Collection of garbage is every Monday.

- Any LESSEE who shall violate this rule a couple of times might be forced not to stay in the house and shall forfeit the right to her advance payment -

.SECTION 7. – EXPIRATION OR CANCELLATION OF LEASE – At the expiration of the term of this lease or
cancellation thereof, as herein provided, when the LESSEE decides not to rent any longer, she has to ask
permission/ or make the LESSOR know 15 days prior to the date she will move out.

AMENDMENTS

- The Parties agree that any amendments made to this Agreement must be in writing, where they must be
signed by both Parties to this Agreement.

- As such, any amendments made by the Parties will be applied to this Agreement.
