TENANCY AGREEMENT

THIS AGREEMENT made the day and year state in Section 1 of the First Schedule
hereto between CEMPAKA OILFIELD SDN BHD of No 11-1-B,Jalan 7 A/3,Bandar Tasik
Puteri,48020 Rawang,Selangor (“the Landlord”) of the one part And the party identified in
Section 2 of the First Schedule (“the Tenant”) of the other part.

WITNESSETH as following:-

1. DEFINITIONS

1.1 Whenever used in this Agreement, unless repugnant to the context shall otherwise require,
the following expressions shall have the following meanings:-
(a) “Appropriate Authority” means any governmental semi or quasi governmental
and/or statutory departments, agencies or bodies having jurisdiction from time to
time and at any time over a relevant matter.
(b) “Commencement Date” means the date of the tenancy stipulated in Section 6 of
the First Schedule hereto.
(c) “Demised Premises” means the premises situated at Lot 4.02, 4.03 & 4.04, 4th
Floor, Wisma Central, Jalan Ampang, 50450, Kuala Lumpur which is more
particularly described in Section 3 of the First Schedule hereto.
(d) “Deposit” means the monies paid to and deposited with the Landlord under
Clause 4(1) as security deposit as described in Section 8 of the First Schedule
hereto.
(e) “Landlord” means Cempaka Oilfield Sdn Bhd and includes it personal
representatives and assigns.
(f) “Tenant” means the party/parties described in Section 2 of the First Schedule
hereto and includes (in the case of the natural person) his legal representatives and
permitted assigns and (in the case of a corporation or company) its successors-in-
title and permitted assigns.

1.2 Words importing the masculine gender shall include the feminine and neuter genders and
words importing the singular shall include the plural and vice versa.

1.3 The title headings to the Clauses in this Agreement are inserted for convenience of
reference only and shall not affect the construction or interpretation thereof.
IN WITNESS WHEREOF the parties hereto have hereunto set their hands or seals the day and
year stipulated in Section 1 of the First Schedule hereto.

THE FIRST SCHEDULE

3. Particulars of the Demised Lot 4.02, 4.03, 4.04, 4th Floor, Wisma Central,
Premises Jalan Ampang, 50450, Kuala Lumpur.

4. Period of Tenancy Two(2) years commencing on the 1st June 2012


and terminating on the 31st May 2014.

5. Rental Ringgit Malaysia RM 1,000.00 per month.


6. Commencement 1st June 2012

7. Utility Deposit Ringgit Malaysia RM 500.00


8. Rental Deposit Ringgit Malaysia RM 2,000.00 (2xRM1,000.00)

9. Renewal Period One Year To be negotiated upon by the parties hereto on the
prevailing market rate of a similar property in or
around the vicinity of Wisma Central.
