Rent Payment Instructions:


1) BEST OPTION - Online payments via e-check can be made through your Fairlawn Resident Portal via AppFolio and
are FREE! Credit cards and debit cards can also be used but have convenience fees.
2) We DO NOT accept cash; however, you can pay in cash at CVS & Casey’s via an Electronic Cash Payment (ECP)
called PayNearMe. By paying with an ECP at a PayNearMe location, you can post a cash payment directly to your
account, just like paying online. You can access your personal ECP payment slip with your unique bar code through
your AppFolio Resident Portal.
3) Rent checks can be dropped off to the office at the rental dropbox located on the outside wall. Please make
checks payable to Townway Place.

Setting Up Utilities:
Resident responsible utilities will need to be transferred into your name prior to move-in. Please refer to your lease
within your AppFolio Resident Portal to confirm the utilities you are responsible for. A $50 processing fee in addition
to the bill amount will be added to your ledger for any bills that Fairlawn receives during your residency.

Maintenance Request Instructions:


It is the goal of Fairlawn Real Estate to provide our residents with the best and most responsive maintenance services
possible. Residents can submit maintenance requests online, via phone or text:

1) Online for Non-emergencies - Submit a “Maintenance Request” online through your AppFolio Resident Portal
2) Via Phone for Emergencies and Non-emergencies - Call the Maintenance Contact Center (MCC) at 317-899-9738
and speak with a representative

Fairlawn has on-call 24/7 Emergency Maintenance Technicians and Vendors who can be reached for emergency
maintenance needs. Emergencies are defined as situations that may cause immediate property damage or pose safety
concerns. Issues that do not meet these criteria will be addressed during normal business hours.

Lockouts:
If you are locked out of your home, a Fairlawn Representative can come to give you access. The minimum cost will be
$100 but could be more pending the actual bill amount. You will also have to present your ID to the technician when
they arrive.
